If you're thinking about selling your home in Merritt Island, Florida, the most important question you can ask is simple: what is the market actually doing right now? Not what you heard at a dinner party. Not what major online listing platforms says. What the real numbers show.
We pulled the data directly from the MLS — every single-family home that closed in Merritt Island between March 1 and April 14, 2026. Here's what it tells us.
The Big Picture: 83 Homes Sold
In roughly six weeks, 83 single-family homes closed in Merritt Island — a healthy volume that signals continued buyer demand on the Space Coast. Total sales volume came in at $46,747,918, with homes ranging from $180,000 to $2,000,000.
The typical home that sold looked like this:
- Median sold price: $520,000
- Median size: 3 bed / 2 bath / 2,000 sq ft
- Median price per sq ft: $253
- Median days on market: 35 days
What Sellers Actually Netted vs. What They Asked
Here's where things get interesting — and where sellers need to pay close attention.
The average original list price was $599,345. The average final sold price was $563,227. That's an average reduction of $36,454 — or -6.03% from the original asking price.
At the median level, sellers took a $20,050 reduction (-5.01%) from their original list price to get to the closing table.
What does this mean? Overpricing costs sellers money. The gap between what sellers originally asked and what buyers actually paid is significant. Homes that were priced correctly from the start closed closer to their original asking price. Homes that started too high had to reduce — and reductions invite lower offers and longer waits.
The Sold-to-List Price Ratio: 97%
The average sold-to-list price ratio (comparing the final sold price to the price at time of offer) was 96.98%. That means buyers paid about 97 cents for every dollar sellers were asking when they went under contract.
The median ratio was even stronger at 97.82% — meaning a well-priced home in Merritt Island is still commanding close to full asking price once it's under contract. Buyers are not getting steep discounts here. They are, however, making sellers come down before they make an offer.
Speed Matters: The Days on Market Story
One of the most telling pieces of data in this report is what happens to your price depending on how long your home sits on the market.
| Time on Market | # of Homes | % of Sales | Avg Sold/List Ratio | Avg Sold/Original List Ratio |
|---|---|---|---|---|
| 0–30 days | 37 | 44.58% | 97.77% | 97.38% |
| 31–60 days | 12 | 14.46% | 97.52% | 93.96% |
| 61–90 days | 11 | 13.25% | 92.85% | 90.06% |
| 91–120 days | 9 | 10.84% | 97.68% | 95.14% |
| 121+ days | 12 | 14.46% | 97.31% | 89.49% |
The takeaway is clear: homes that sold in the first 30 days got the best price — 97.77% of list and 97.38% of the original asking price. Nearly 45% of all sales fell in this window, meaning almost half of Merritt Island's homes are still selling quickly when priced right.
The danger zone is the 61–90 day range, where the sold-to-list ratio drops to 92.85% and the sold-to-original-list ratio falls below 90%. Homes that sit get picked apart. Buyers assume something is wrong, and they negotiate harder.
What This Means If You're Thinking About Selling
Here are the practical takeaways from this data for Merritt Island sellers:
1. Price It Right From Day One
The data is unambiguous: homes priced correctly sell faster and for more money. The sellers who originally listed at $599,000 and had to drop to $563,000 didn't "test the market" — they paid for the privilege with a $36,000 haircut. A precise, data-backed pricing strategy from the start is your single biggest lever.
2. The Market Is Balanced — Not Dead
83 closings in six weeks is a healthy, active market. Buyer demand in Merritt Island remains strong. The issue isn't buyers — it's pricing. There are buyers out there right now. They're just not overpaying.
3. At $253/Sq Ft, Know Where Your Home Stands
The median sold price per square foot is $253, with an average of $268. If your home has water access, recent updates, or premium lot positioning, you should be above that median. If it needs work or is in a less desirable location, pricing below it makes sense. Knowing where your home sits relative to that benchmark is critical.
4. The First 30 Days Are Everything
Almost half of all sales closed within 30 days. That window is your best opportunity. Once you pass 60 days, your negotiating position erodes. Come out strong — with great photos, smart pricing, and a home that shows well — and you're positioned to be in that top tier.
5. Median Days on Market Is 35 — Not 3
This is a realistic market, not a frenzy. The median home took 35 days to go under contract. Set your expectations accordingly, and don't panic if you don't have an offer in week one — as long as you're getting showings and priced correctly.
