If you have been watching the Melbourne market from an out-of-state Zillow tab, here is the honest read heading into September 2026: prices have flattened, buyers finally have room to negotiate again, and homes are still selling, just at a normal pace instead of a frantic one.
We work this market every week, and the number one question we get right now is some version of "did I miss it, or am I early?" Here is what the data actually says.
Melbourne, FL Market Snapshot
Based on Redfin's tracking of MLS and public record data for the three months ending June 2026, here is where Melbourne sits:
- Median sale price: $309,332, down about 1.8% year over year
- Median price per square foot: $208, down 2.3%
- Median days on market: 57 days, essentially flat versus last year
- Homes sold: 373 in June, up 11.3% from June 2025
- Sale-to-list ratio: 96.2%
- Homes selling above list: 8.5%, down nearly 5 points
- Homes with a price drop: 35.1%
Read those last three numbers together, because that is the whole story. Sellers are averaging about 4% under asking. Fewer than one in ten homes clears list price. And roughly a third of listings cut their price before they sell.
What This Actually Means If You Are Buying
You have negotiating room you did not have in 2022
A 96.2% sale-to-list ratio is not a crash. It is a market where a reasonable offer gets a reasonable response. On a $325,000 list price, that spread is roughly $12,000, real money that stayed in the buyer's pocket.
More importantly, you can ask for things again. Repairs after inspection. A closing cost credit. A rate buydown paid by the seller, which on today's pricing often does more for your monthly payment than shaving $10,000 off the sale price.
Watch days on market before you write
Fifty-seven days is the median, so a home sitting at 70, 80, or 100+ days is telling you something. Usually it is one of three things: it was priced off comparable sales from a year ago, it has a condition issue the photos hide, or it has an insurance or roof problem that scared off earlier buyers. All three are negotiable if you know which one you are working with.
Don't skip the insurance quote
This is the step that derails Melbourne transactions more than any other. Get a homeowners insurance quote during your inspection period, not after. Roof age, the year the home was built, and whether it has hurricane-rated openings will swing your premium by thousands. A home that pencils out at list price can stop working entirely once the insurance number lands.
What This Means If You Are Selling
Price it to today, not to your neighbor's 2022 closing
That 35% price-drop figure is the most expensive number on this page. Most of those sellers listed high, sat through the busiest weeks of their listing window with no traffic, then reduced to where they should have started, and by then the listing had gone stale. The first two weeks on market bring the most qualified showings you will ever get. Wasting them on an aspirational price costs more than the reduction would have.
Condition is doing more work than it used to
When 373 homes sell in a month and buyers have choices, the clean, updated, move-in-ready listing wins and the deferred-maintenance listing negotiates. Fresh paint, a deep clean, decluttered closets, and a pre-listing look at the roof and HVAC will do more for your net than another week on the market.
Expect to contribute something
Plan for a seller concession in your net sheet from day one. Buyers are asking, and in this market they are usually getting. Better to budget for it than to be surprised by it after inspection.
Who Is Actually Moving to Melbourne
Redfin's migration data for the first quarter of 2026 shows the top out-of-metro origins for people searching Melbourne homes were Orlando, Miami, Washington D.C., New York, and Boston. That tracks with what we see at the closing table, a mix of Florida buyers moving up the coast for more house per dollar, and Northeast buyers who have been planning the move for years.
The aerospace and defense employers along the Melbourne corridor keep a steady floor under demand here, which is a meaningful difference from Florida markets that run purely on retirees and second homes. Jobs bring buyers who need to close on a timeline.
So Is Now a Good Time?
Depends entirely on what you are doing.
If you are buying and plan to stay five or more years: this is a materially better market for you than 2021 through 2023. You have inventory, time to inspect properly, and leverage in negotiation. Waiting for prices to fall further is a bet, and if rates move down before prices do, competition returns fast and you lose the leverage you have today.
If you are selling and moving locally: the softness cuts both ways. You may net less than you hoped, but you are buying into the same conditions on the other side. That trade is usually fine.
If you are selling and cashing out entirely: price sharply, prep the home properly, and go to market ready. This is not a market that rewards testing a number.
A Note on the Numbers
Every source measures slightly differently. Redfin, Zillow, and the local REALTOR association reports each use different date ranges, property type mixes, and geographic boundaries, which is why you will see Melbourne quoted anywhere from the high $290s to the low $320s depending on where you look. City-wide medians are also a blunt instrument. Melbourne covers everything from 32901 near downtown to 32940 out toward Suntree, and those submarkets do not move together. Before you make a decision, get numbers pulled for your actual neighborhood and your actual price band.
