Farallon Fields in Viera, Florida is moving fast — and if you've been watching this community but haven't checked in recently, there's a lot to catch up on. New collections have been released, new lots are available, and the Behind-the-Gate section is finally taking shape. Here's the full update.

The Calvin Collection: 45-ft Lots, Mid-Century Modern

The Calvin Collection sits on 45-foot lots and represents the community's entry-level price point. It features two standout floor plans: the Chase (with a bonus room option) and the Claire (a two-story home with an upstairs family loft — perfect for families who want separation between kid and adult spaces).

What sets this collection apart visually is the mid-century modern exterior elevation — a clean, contemporary street presence that looks significantly better in person than on a spec sheet. These homes are further along in construction, so if you visit you'll start to get a real feel for the streetscape.

The Asher Collection: 65-ft Lots, 3-Car Garages

The Asher Collection on 65-foot lots was recently released and is already drawing strong interest — primarily because these are the same floor plans that were extremely popular in the Pangea neighborhood of Viera. The wider lots support predominantly 3-car garages, which is the biggest draw for buyers who need storage space in lieu of Florida's lack of basements.

Most Asher floor plans include at least 3 bedrooms plus a flex space, with options for 4 bedrooms, bonus rooms, and up to a 5th bedroom. The standout: the Audrey floor plan (formerly called the Highland in Pangea) — everyone wanted it in Pangea, and it's back here. The Audrey is currently walkable as a model.

The Asher lots are positioned predominantly with water views — a function of what this land was before development: Duda family ranch land with cattle grazing and significant open water. All sod in the community is sourced from Duda family farms, which is a genuine local touch.

Behind-the-Gate: The Random Collection (60–75 ft Lots)

The most exclusive section of Farallon Fields is now the Behind-the-Gate "Random Collection" — a gated area of 60, 65, and 75-foot wide lots. This is a brand new collection that Viera Builders has never built before, and it's positioned between the 65-foot Asher homes and the luxury Laurasia neighborhood in terms of quality and finish.

What you get in the Random Collection that you upgrade to elsewhere:

  • Tile throughout the main living area (standard)
  • Higher baseboards (standard)
  • Larger walk-in closets and pantries
  • Exposed beam ceiling options on select plans
  • 3-car garages on all homes
  • 2,700–3,900+ sq ft floor plans on Stadium Drive

Note: tall doors are available as an upgrade (standard in Laurasia, upgrade here). Currently the 60-foot lots are released. The 75-foot lots are coming.

Since this is a never-before-built collection, most lots are currently being purchased "off paper" or in concrete block stage. Viera Builders is releasing spec homes specifically so buyers can walk the layouts under construction — not furnished, but walkable.

Lot Types: Water Views vs. Berm Lots

Within Farallon Fields, you have two primary lot backing options:

  • Water view lots — spectacular views of the large lakes and fountains, carry a significant lot premium but deliver every morning
  • Berm lots — backed up to a landscaped hillside rather than another home or water. Very private, significantly lower lot premium, and quieter than you might expect given proximity to Pineda Causeway

If budget is a consideration, berm lots are worth serious consideration. Many buyers don't realize how livable and private they feel until they stand on the lot.

Before You Visit: Call Rachel First

This bears repeating: if you're planning to drive through Farallon Fields or walk any model homes, please reach out before you go. Once you walk through a builder's sales office without being registered with an agent, the builder may refuse to allow you to use one — and you lose representation on what is likely a $600K–$900K+ purchase decision. The builder pays agent commissions through their marketing budget. You lose nothing by working with Rachel. You risk everything by not having her registered before your first visit.
