If you’re thinking about moving to Viera and you have interest in a 55 plus community, Del Webb by Pulte Homes is definitely one you’re going to want to have on your list.

Nichole Barna, my partner and I have spent a lot of time walking through this community, and I will say this is easily one of the nicest 55 plus communities in this area. It just has a really fun, active feel to it, and you can tell right away it’s built around lifestyle, not just the homes.

There’s a lot going on here, and it continues to grow. The main amenity center, also known as the Catamaran Club, is a huge part of what makes this community stand out. It’s around 30,000 square feet and includes resort-style pools, fitness spaces, and areas for social events and classes.

They also have pickleball courts, tennis courts, walking trails, and a full calendar of activities. So if you’re someone who doesn’t just want to slow down, but actually wants to stay active and social, this is the kind of community that really fits that lifestyle.

What Makes Del Webb Different

Del Webb is known nationwide for doing 55 plus communities really well, and that definitely shows here.

They focus heavily on:

  • lifestyle
  • amenities
  • social connection
  • fitness and wellness

Something I always point out about this location is how convenient it is. You’re right in Viera, close to shopping, restaurants, and everyday things you need, and still about 15 minutes to the beach depending on where you’re going.

So you get that community feel without feeling like you’re tucked away from everything.

The Hallmark Floor Plan

The Hallmark is one of the more affordable single family options in Del Webb, and it’s around 1,600 square feet depending on how you build it out.

It can be:

  • 2 to 3 bedrooms
  • 2 bathrooms

This one is on a narrower lot, so just keep that in mind, but I will say it’s laid out really well.

When you walk in, it doesn’t feel tight. It opens up nicely into the kitchen, dining, and living space, and everything flows in a way that makes it feel bigger than it is.

Something I really like about this one is the kitchen layout. Even though it’s considered more of a standard kitchen, you still get a nice long island and good prep space.

The sliders going out to the lanai also help a lot. It just makes the space feel more open and connected.

Now the backyard you’ll see in model homes is upgraded, so just keep that in mind. But it does give you a really good idea of what you can do.

One thing I always like to explain, especially for people coming from out of state, is the water behind some of these homes. Those are retention ponds, and they’re actually designed to pull water away from your home, not toward it.

The primary suite is a really good size. You can comfortably fit a king bed, and you have:

  • double sinks
  • a walk-in shower with a bench
  • a large walk-in closet

The secondary rooms are flexible. You can use them as guest rooms, an office, or a third bedroom depending on what you need.

Guest Rules in a 55+ Community

This is something I get asked all the time.

If you’re worried about having grandchildren or family come visit, that is allowed.

In most 55 plus communities like this, only one person in the household needs to meet the 55+ requirement. There are guidelines for anyone living there full time, so you always want to confirm those details directly, but visiting is not an issue.

So that’s something you don’t really need to stress about.

The Mystique Floor Plan

The Mystique is one that I see people gravitate toward all the time.

It starts around 1,800 square feet and can go:

  • 2 to 4 bedrooms
  • 2 to 3 bathrooms

Right away, it feels wider than the Hallmark, and you can definitely tell the difference.

The layout just works really well. The kitchen opens into the living and dining space in a way that feels natural and comfortable.

You also have the option for a gourmet kitchen with a gas cooktop and separate oven, which a lot of people really like.

Something I personally like about this layout is how connected it feels to the outdoor space. You’ve got sliders leading out to the lanai, and it just makes it really easy to go in and out, especially if you like to entertain.

The primary bedroom is tucked away and has:

  • good natural light
  • plenty of space
  • a large walk-in shower
  • double vanity

And then the guest rooms are on the opposite side, so everyone has their own space.

There’s also a flex room that can be an office, hobby room, or extra bedroom. And if you choose the bay window option in one of the bedrooms, it brings in a ton of light, which a lot of people love.

The laundry room is a really nice size in this one too, and there is an option to extend the garage if you need more storage space.

Why Some People Choose This Over a Condo

A lot of people assume they need to go condo when they’re looking at 55 plus, but this is a really good alternative.

You still get:

  • low maintenance living
  • amenities
  • social environment
  • activities and fitness

But you also get your own single family home.

For a lot of people, that’s a big difference. You don’t have shared walls, and you still have your own space.

The Renown Floor Plan

The Renown is the larger option, starting around 2,800 square feet.

It has:

  • 3 bedrooms
  • 3.5 bathrooms
  • 3 car garage

And this one definitely has more of that wow factor when you walk in.

You have higher ceilings, a wider entry, and a much more open feel overall.

The kitchen is larger, with more cabinet space, a big island, and a walk-in pantry. It opens up into a really spacious living area that flows right out to the lanai.

One thing I always like to mention here is that Pulte does offer the option to build your pool with them, which not every builder does. That can make things a lot easier if you want everything done at once.

The primary suite is very large, and the closet is one of the biggest you’ll see in this community.

One of my favorite features in this floor plan is that the laundry room connects directly to the primary closet. It’s one of those things that just makes everyday living easier.

On the other side of the home, you have additional bedrooms, bathrooms, and flex spaces, which works really well if you have guests often or just want more room.

And the three car garage is huge, especially if you’re coming from somewhere with a basement. That extra space becomes your storage in Florida.

The Lifestyle in Del Webb Viera

At the end of the day, this community is really about lifestyle.

You’ve got:

  • walking trails
  • a dog park
  • fitness classes
  • social events
  • golf cart friendly living
  • resort style pools and recreation

And then outside of the community, you’re right in Viera, so everything is close by.

It’s a really easy lifestyle, but still very active if that’s what you’re looking for.

One Thing to Know Before You Visit

If you’re planning to check out Del Webb or any new construction community, just make sure you connect with your realtor before your first visit.

Builders do allow you to have representation, but they want you to identify your realtor upfront. If you don’t, it can limit your ability to have one later.
