Cocoa Beach is sending mixed signals right now, and if you only read one headline number you will get the wrong picture. Prices are down. Sales volume is way up. Price per square foot is climbing. All three of those things are true at the same time, and each one matters differently depending on whether you are buying or selling on this stretch of the barrier island.

According to Redfin market data for the three months ending May 2026:

- Median days on market: 77 days, compared to 86 days last year
- Homes sold in May: 121, up 37.4% from 88 a year ago
- Price per square foot: $353, up 14.6% year over year
Cocoa Beach rates as a somewhat competitive market right now. Homes are not flying off the shelf, but well-priced properties are still finding buyers, and more of them closed this May than last May by a wide margin.
Why Prices Are Down but Price Per Foot Is Up
A 7.5% drop in median price sounds dramatic next to a 14.6% jump in price per square foot, but the two numbers together tell a simpler story: the mix of what is selling has shifted. Cocoa Beach is a condo-heavy market, and when more smaller units and condos close in a given stretch, the median price drops even if values per foot are holding or rising. This is not a crash. It is a change in what buyers are choosing, with smaller, lower-maintenance properties doing a lot of the volume.
What This Means If You Are Buying in Cocoa Beach
This is the most buyer-friendly Cocoa Beach market we have seen in a while. You have real selection, time to think, and room to negotiate on price, repairs, and closing costs. Sellers who have been sitting for 60 or 90 days are listening to offers they would have laughed at two years ago.
Two things to keep on your radar. First, if you are shopping condos, review the association budget, reserves, and any milestone inspection reports before you fall in love with a unit. Second, get an insurance quote early in the process, especially on older buildings and homes with older roofs. Both items are manageable, but you want them priced into your offer, not discovered at the closing table.
What This Means If You Are Selling in Cocoa Beach
You can absolutely still sell in this market. 121 closings in a single month proves buyers are active. What has changed is the margin for error. Overpriced listings sit, and every week past the first three tends to cost you leverage.
Price to the current comps, not to what your neighbor got in 2022. Presentation matters more than it has in years: clean, bright, and move-in ready wins. And if your roof, water heater, or AC is near end of life, address it or expect the buyer to negotiate as if they will have to.

Redfin migration data from early 2026 shows Orlando is the top metro searching to move into Cocoa Beach, followed by Miami and Washington, DC. That tracks with what we see: mainland Florida buyers wanting a beach base within an hour of Orlando, and out-of-state buyers relocating to the Space Coast for the lifestyle and the growing aerospace job market in Brevard County.
