Under half a million dollars is the entry tier of the Cocoa Beach condominium market, and it is smaller than it used to be. Nine buildings sit at or near that line: six genuinely under it, three just above with individual units below.

Here is the part most buyers get wrong. At $425,000 the purchase price stops being the number that decides your monthly. A $700 fee and a $1,122 fee are $5,064 apart every year, and over a ten year hold that gap is larger than the price difference between most of the buildings on this page. So the fees are printed next to the prices below, not buried at the bottom.

These are older buildings, most from the 1970s and 1980s, and that is the honest reason the entry price is what it is. That does not make them a poor choice. It makes them a choice you make with the documents open.

At this price, the fee is the cost driver

Run the arithmetic before you tour anything. Sea Oats at a $410,000 median with a flat $700 fee costs $8,400 a year to belong to. Hacienda Del Mar at a $485,000 median can run $1,122 a month, which is $13,464 a year. That $5,064 annual difference, held for a decade, is roughly $50,000, more than the price spread between the two buildings.

What a fee funds is specific to each association's budget, and the only way to know is to read that budget rather than assume a range is normal. Two buildings a block apart with similar unit sizes can be running very different schedules. The Florida Division of Condominiums, Timeshares and Mobile Homes is the state agency that oversees this housing type, and before you close on any of these you want the reserve study, the milestone inspection report and the last twelve months of board minutes in hand.

Cocoa Beach condominium buildings under $500,000

Sea Oats

Sea Oats is the lowest median on this list at $410,000, an oceanfront 1979 building on Ocean Beach Boulevard with 1,125 to 1,320 square foot two and three bedrooms. The fee is a flat $700, the cheapest monthly on the beach at this price point, and the median tax is about $4,566. It also moves in two days at 97 percent of asking, the fastest turnover of any condominium in either beach city.

River Bend

River Bend is the strangest value in the city. Built in 2001 on Atlantic Avenue, every unit is a waterfront three bedroom of 2,050 to 2,450 square feet, and the median was $415,000. That works out to about $189 per square foot, the lowest of any building in Cocoa Beach or Cape Canaveral, roughly half what most beachside buildings command. The fee is a flat $860 and units take about 60 days at 90 percent of asking.

Cocoa Beach Club

Cocoa Beach Club is the least expensive way onto the Cocoa Beach oceanfront by median, $425,000 with prices starting at $390,000. It was built in 1972 on Ocean Beach Boulevard, the units are compact at 1,098 to 1,240 square feet, and the building is over fifty years old. That is the trade. Fees run $785 to $910 and it clears in about seventeen days.

Sandcastles

Sandcastles is the easiest building in this tier to shop, because every unit is the identical 1,286 square foot oceanfront two bedroom from 1985. You compare floor, view and condition, and nothing else. The median was $454,000 with prices to $555,000. Watch the fee spread, $830 to $1,090, wide for a building where every unit is the same size.

Hacienda Del Mar

Hacienda Del Mar is one of the few remaining ways to buy directly on the Cocoa Beach oceanfront under $500,000, and the market knows it: a 23 day median. Built in 1974 on Atlantic Avenue with 1,273 to 1,475 square foot two bedrooms, the median was $485,000 and prices started at $330,000. The fee runs $711 to $1,122.

Diamond Bay

Diamond Bay is on Pinellas Avenue, waterfront but not on the Atlantic, built in 1994, which makes it the newest building in this group after River Bend. Units run 1,511 to 2,505 square feet, the median was $465,000, and about $264 per square foot is among the lowest in the city. The fee of $705 to $745 is low for waterfront, and at 102 days and 89 percent of asking there is genuine room to negotiate.

Three that straddle the $500,000 line

Royale Towers

Royale Towers has a $501,250 median but prices ran from $402,000 to $1,225,000, so the low end is well inside this budget. Built across three phases in 1980 and 1981 on Atlantic Avenue, it holds everything from a 1,256 square foot two bedroom to a 3,049 square foot four bedroom. Fees of $780 to $835 are low for oceanfront.

Windward East

Windward East sits at a $505,000 median with prices from $475,000, a 1978 oceanfront building on North Atlantic Avenue. The pleasant surprise is tax: about $4,296 a year, roughly half what several comparable buildings carry. The offset is a $970 to $980 fee, high for units of 1,240 to 1,897 square feet.

2100 Towers

2100 Towers also shows a $505,000 median with prices from $469,000, in a 1975 oceanfront building whose two bedrooms run as large as 2,543 square feet. That size drives the price per foot down to about $315. Be careful here: fees range from $942 all the way to $1,598 depending on the unit, so two units at the same price are not the same purchase.

Cocoa Beach Club looks like the cheapest oceanfront entry at $425,000, but a $6,206 median tax bill adds about $517 a month on top of an $850 fee. Windward East costs more to buy at $505,000 and carries a $4,296 tax bill, roughly $358 a month. Sea Oats pairs a $700 fee with a $4,566 bill and lands near $1,081 all in.

Do not use the seller's current tax figure as your own. Long held assessments in Cocoa Beach can sit far below what a new purchase resets to.
