About Catamaran Cove — Location & Community

Catamaran Cove sits in Rockledge, right on the Viera border. Golf cart access connects directly into Viera, including Viera Elementary, Viera High School, and all of Viera's retail and trail network. Rockledge Middle School is also accessible. I-95 is easily reached from the community's back side — helpful for commuters heading to Orlando or the airport.

Community fees vary by neighborhood. HOA is just $63/month. The homes back to actual lakes — not retention ponds — and non-motorized boats and kayaks can be used on the water. Some lakefront lots may accommodate docks.

The builder for the single-family homes is Ashton Woods, which Rachel describes as relatively new to the Space Coast market (they're primarily known in Orlando). She's heard strong things from agents and clients there. Impact windows are standard on all homes — a rare and significant feature at this price point.

The Piant — 50-ft Lot, Starting Around $510,000

The smaller of the two models toured. Key specs:

  • 2,200–2,900 sq ft
  • 3–5 bedrooms, 2.5–4 bathrooms
  • 2-car garage, 1 or 2 story
  • Starting at approximately $510,000 (not including lot premium or design upgrades)

Highlights: a charming front porch for morning coffee. Main floor has a small hall with bedrooms, a guest bath, and an office/flex room. The open living area features a modern gourmet kitchen (flat top range, oven/microwave combo, breakfast nook) with a beautiful lake view directly from the living space. Primary suite on the main floor with a walk-in shower, wet closet, and generous primary closet. Two-car garage connects through the laundry room.

The Duval — 50-ft Lot, Starting Around $665,000

This is the one that made Rachel's husband stop in his tracks. The largest floor plan in the Catamaran Cove single-family collection:

  • 3,500–4,000 sq ft
  • 5–6 bedrooms, 5.5 bathrooms
  • 2-car + tandem garage (effectively 3 cars)
  • Starting at approximately $665,000 before lot premium and design selections

Main floor: Formal dining room, stunning gourmet kitchen (flat top, double ovens, wine fridge, pantry, all impact-rated), a dedicated downstairs office/in-law suite with its own bathroom and closet, a lanai with pool-ready space, and a half bath. The lake view from the kitchen and living room is the showstopper — floor-to-ceiling windows framing the water with the Adelaide homes (multi-million dollar) visible across the lake.

Upstairs: Primary suite with a large walk-in closet (Rachel's comment: "probably the only room I want"), an oversized walk-in shower, and a wet closet. Multiple secondary bedrooms with walk-in closets — several with their own en suite bathrooms. Kids' loft/hangout area. Laundry room upstairs. Lake views from multiple rooms.

40-ft Lot Options — Starting at $400,000

For buyers seeking a more affordable entry into Catamaran Cove's single-family section:

  • Starting around 1,350 sq ft, base price ~$400,000
  • Builder is offering $40,000 flex cash incentive — effectively bringing entry price down to a similar level
  • Plans range up to 2,200 sq ft on 40-ft lots

A new model home called the Sun and Peace is coming soon to the 40-ft section — Rachel will cover it when it opens.

  • Starting: ~1,900 sq ft, base ~$475–$520K

Before You Visit — Call Rachel First

As with any new construction, walk into the builder's sales office with an agent already registered on your behalf. Going directly without identifying your agent first may mean losing the ability to use one — even if you decide later you want representation.
