At the same purchase price, a Brevard County, Florida home on the Space Coast usually offers double or triple the square footage, a private yard or pool, and a coastal lifestyle that California buyers cannot replicate at the same number in San Diego, Orange County, or the Bay Area.
California relocation buyers are now a steady part of my business in Melbourne, Viera, Merritt Island, Cocoa Beach, and Satellite Beach. The math gets their attention. The lifestyle change is what makes them put a deposit down. This is what actually changes when a Californian buys on the Space Coast at the same price point they were spending out west.
How does same-price real estate compare between California and the Space Coast?
According to the Florida Realtors market reports and California county data from Florida Realtors market data, the same dollar gets dramatically different homes in the two states.

What does daily life feel like compared to coastal California?
The biggest lifestyle shifts I hear from California buyers after they close on a Space Coast home.
- The beach is free, public, and usually within 20 minutes. No paid parking lots and no two-hour commute.
- Yard space is real. A 0.25 to 0.5 acre lot is normal in many Brevard County neighborhoods. In coastal California that is luxury territory.
- Outdoor living is year-round. Screened lanais, pools, and outdoor kitchens are common standard features in Brevard County, Florida.
- The pace is slower. No multi-hour LA or Bay Area commutes. US-1 and I-95 traffic is real at peak times, but it does not compare.
What does the financial picture actually look like?
Two big swings.
- No Florida state income tax. California's top marginal rate is the highest in the country. According to the Tax Foundation, a California household earning $250,000 can save $15,000+ per year in state tax by relocating to Florida.
- Property tax reset on a California purchase. Proposition 13 protects long-time California owners, but a new California buyer pays at the current assessed value. A new Brevard County, Florida buyer is then protected long-term by the Save Our Homes 3 percent cap once homestead is filed.

What do California buyers usually give up?
I will not pretend the Space Coast is identical to coastal California. The honest tradeoffs.
- Mountains, hiking, and the dry climate are not replaced. Florida is flat and humid in summer.
- Wine country, Michelin-level dining density, and certain professional industries are not duplicated. The Space Coast has a strong aerospace and defense base but is not Silicon Valley.
- Earthquake risk is replaced by hurricane risk. Different planning. Newer construction in Brevard County is built to modern wind code.
- Homeowners insurance is higher in Florida than California for most homes.
Most California buyers tell me the tradeoffs are worth it for the price-to-lifestyle ratio.
Where do California buyers usually land in Brevard County?
From my five years on the Space Coast, the patterns I see most.
- Beach-focused California buyer: Satellite Beach, Indialantic, Cocoa Beach, Indian Harbour Beach
- Family relocating from inland CA: Viera or Suntree for newer construction and amenities
- Bay Area tech remote worker: Viera, Suntree, Merritt Island, sometimes a beachside condo as a primary
- Retiree from San Diego or LA: Viera (Del Webb), Indialantic, parts of Melbourne, Titusville for value

Is the Space Coast cheaper than San Diego?

What is the closest equivalent California town to the Space Coast?
Honestly, there is no perfect match. Carlsbad, Encinitas, and parts of Ventura County have a similar beach-town feel but at three to four times the price. The Space Coast in Brevard County offers the coastal feel without the California cost.
