What does $600,000 buy you in Viera, Merritt Island, or Satellite Beach, Florida?

At a $600,000 budget in Brevard County, Florida, you can typically expect a 4-bedroom newer-build home with garage and yard in Viera, a mid-century pool home or canal-adjacent property in Merritt Island, and a smaller older 3-bedroom home within walking distance to the ocean in Satellite Beach. Same money, three completely different lifestyles.

The Space Coast Is Not One Market

One of the first things relocation buyers learn shopping homes on Florida's Space Coast is that the Brevard County market is not a single market. Viera, Merritt Island, and Satellite Beach all sit within about 25 miles of each other, but the housing stock, the price per square foot, and the lifestyle in each city is meaningfully different.

To make the comparison concrete, I built three rough profiles of what $600,000 typically buys in each city, using public price-per-square-foot data from the major home search portals and the typical year-built and lot size you see in each area's housing stock.

$600K in Viera, Florida

Viera sits in central Brevard County, Florida and is the newest of the three communities. Most of Viera was built between 1995 and 2025, with a heavy concentration of new construction in Viera East, Viera West, and the master-planned villages of Addison Village, Trasona, and the Lake Andrew district.

According to Florida Realtors market data, the median list price per square foot in Viera in early 2025 ran approximately $240 to $270. At $600,000, that math gets you a home of roughly 2,200 to 2,500 finished square feet.

What that typically looks like in Viera:

  • 4 bedrooms, 2 to 3 baths, 2-car garage
  • Built 2005 to 2022
  • Tile roof or younger architectural shingle
  • Master-planned community with pool, gym, and walking trails
  • HOA fees typically $80 to $300 per month, depending on village
  • Some Viera homes carry additional assessments on top of HOA

Trade-off: Viera is inland (about 12 miles from the beach), and most homes are on smaller lots designed for low-maintenance Florida living. You get a newer house and resort-style community amenities. You give up direct beach access and yard space.

$600K in Merritt Island, Florida

Merritt Island is the largest island in Brevard County, sitting between the mainland and the barrier island that holds Cocoa Beach. The housing stock here ranges widely. You will find 1960s and 1970s mid-century homes (Merritt Island had a major build cycle during the Space Race), some 1980s and 1990s pool homes, and pockets of newer construction.

Florida Realtors market reports puts the early 2025 median price per square foot in Merritt Island in the range of approximately $280 to $330, with significant premium for canal-front and waterfront properties. At $600,000, you are typically looking at:

  • 3 bedrooms, 2 baths, often with pool
  • Built 1965 to 1990
  • Larger lot than you would find in Viera (commonly 0.25 to 0.5 acres)
  • Possible canal access or short walk to a community boat ramp
  • Often no HOA, or a low optional HOA
  • Roof age and insurance are real factors to budget for

Trade-off: Merritt Island, Florida gives you space, mature trees, and water access for a similar price point as a Viera new build. You give up newer construction. Insurance and roof condition matter much more in Merritt Island than they do on Viera new construction. Always check roof age before you fall for a Merritt Island pool home.

$600K in Satellite Beach, Florida

Satellite Beach is on the barrier island, between Patrick Space Force Base to the north and Indian Harbour Beach to the south. The whole city is east of A1A and within walking or biking distance to the Atlantic Ocean.

Beachside Brevard County is the highest price per square foot in the county. Florida Realtors market data from early 2025 put Satellite Beach in the $330 to $400 per square foot range. At $600,000, your math gets you roughly 1,500 to 1,800 finished square feet.

What that typically looks like in Satellite Beach:

  • 3 bedrooms, 2 baths, no pool
  • Built 1965 to 1985 (Satellite Beach is older housing stock)
  • Walkable to the ocean, riverside parks, and Patrick SFB gates
  • Smaller lots than Merritt Island
  • Insurance is the big budget item: older roofs, wind zone, occasional flood zone

Trade-off: Satellite Beach trades square footage for location. You are paying for the lifestyle of walking, biking, surfing, and short drives to Patrick SFB. The home itself is usually older and smaller than what the same money buys you 10 miles inland.

Same Budget, Three Different Decisions

City Typical $600K home Sq ft Era Distance to ocean
Viera 4-bed, newer build, low-maintenance 2,200 to 2,500 2005 to 2022 ~12 miles
Merritt Island 3-bed pool home, larger lot, possible canal 1,800 to 2,200 1965 to 1990 ~7 to 10 miles
Satellite Beach 3-bed older home, walk to ocean 1,500 to 1,800 1965 to 1985 0.5 to 1 mile

None of these is the right answer. The right answer depends on whether you want newer construction, water access, or beach lifestyle. That is the conversation we have on every Space Coast relocation call.

What About Insurance and HOA?

Two factors change the monthly payment for these three Brevard County, Florida cities:

  1. Insurance: Newer Viera construction commonly insures for $1,800 to $2,800 per year. Older Merritt Island and Satellite Beach homes with original roofs can run $3,500 to $6,500. Roof age is the single biggest variable.
  2. HOA and assessments: Viera homes commonly carry both. Merritt Island typically carries neither. Satellite Beach varies by neighborhood.

That means two homes with the same $600,000 list price can have monthly payments that differ by $300 to $500. We always run the actual monthly payment by city and by specific home before clients put in an offer.

Frequently Asked Questions

What is the median home price in Viera, Florida?

Per the major home search portals, the median list price in Viera in early 2025 ran approximately $525,000 to $575,000, with newer construction homes commanding the upper end of the range. Prices vary by village within Viera.
