Every week I get some version of the same message from a family relocating to Florida's Space Coast: "We want to be in the best school district in Brevard County." It's a fair question with a slightly surprising answer, because Brevard County has exactly one public school district.

Brevard Public Schools covers the entire county, from Mims down to Micco, all seventy-plus miles of it. So when you're house hunting here, you are not choosing between districts. You're choosing an attendance zone inside one district. That changes how you shop, and it changes which addresses actually matter.

The Short Answer

Brevard Public Schools earned its third consecutive districtwide "A" rating from the State of Florida for the 2025-26 school year, and roughly 79% of its schools earned an A or B. Because the whole county sits in one A-rated district, the real work for a buyer is confirming the specific elementary, middle, and high school zone attached to the exact address you're considering, and then deciding whether a choice or magnet program changes the math for your family.

Brevard Public Schools: The 2026 Numbers

From the district's own release on the 2025-26 school grades:

  • Third straight districtwide A rating from the Florida Department of Education
  • Schools earning an A rose from 37 to 41; schools earning a B rose from 20 to 26
  • Schools earning a C dropped from 26 to 16
  • 79% of district schools earned an A or B
  • Seventeen schools improved their letter grade, including four that jumped from a C to an A in a single year: Croton Elementary, Port Malabar Elementary, Roy Allen Elementary, and Mims Elementary
  • Middle school acceleration reached 77%, the highest the district has recorded

The district also reported a record graduation rate of roughly 92.7%, above the Florida statewide figure.

That last set of numbers matters more to relocation buyers than most people realize. A lot of families move here from states where district quality swings hard from one town to the next, so they assume they need to buy in one specific municipality or they've made a mistake. Brevard doesn't work that way. Individual schools vary, but the countywide floor is higher than most out-of-state buyers expect.

How School Zoning Actually Works in Brevard County

Zones follow the address, not the city name

This trips up almost everyone. A Melbourne mailing address does not tell you which high school a home feeds. Melbourne addresses run to several different high schools. Same story in Rockledge, Merritt Island, and Palm Bay. Two houses on opposite sides of the same road can land in different zones.

Zones get redrawn

Brevard has been one of Florida's faster-growing counties, and the district adjusts boundaries as new construction fills in, particularly along the Viera and West Melbourne growth corridors. A zone that's accurate the day you close is not a permanent guarantee.

Choice and magnet programs sit on top of zoning

Brevard runs controlled open enrollment plus a set of magnet and choice programs. Two of the county's best-known academic programs, West Shore Jr./Sr. High in Melbourne and Edgewood Jr./Sr. High on Merritt Island, are application-based rather than zoned, and both reported 100% graduation rates. If your child gets a seat at one of those, your home's zoned high school matters a lot less. Seats are limited and applications run on the district's published calendar, so plan around it rather than hoping.

The Attendance Zones Buyers Ask About Most

These are the areas I get asked about weekly. Treat them as a starting point for your search, not as a zoning guarantee.

Viera and Suntree

The busiest school-driven search in the county. Viera High School reported a graduation rate above 98%, and Viera's newer neighborhoods were largely designed around family life: sidewalks, parks, ballfields, and a short drive to the Melbourne and Rockledge job centers. Expect to pay for it. Viera and Suntree consistently price above the Brevard County median.

Satellite Beach and Indian Harbour Beach

The beachside pocket in the middle of the county feeds Satellite High School, which also reported a graduation rate above 98%, along with DeLaura Middle School. Homes here skew older and smaller than Viera's, but you're a bike ride from the Atlantic and the school reputation has been a durable piece of the value.

Merritt Island

Merritt Island High School serves much of the island, and Edgewood Jr./Sr. High sits here as a choice school. Merritt Island tends to attract buyers who want water access and a straightforward commute to Kennedy Space Center or Port Canaveral.

Rockledge

Rockledge is one of the better value plays for families right now. John F. Kennedy Middle School has a strong local reputation, and Rockledge High School anchors the city. West Melbourne and Melbourne

West Melbourne is where a large share of the county's new construction has landed, which means newer homes and newer schools, and also means zoning here is the most likely in the county to shift as neighborhoods finish building out. Melbourne proper covers a wide range of housing stock and feeds several different high schools depending on the address.

Titusville and North Brevard

North Brevard is the most affordable end of the county, with Titusville High and Astronaut High serving the area. Mims Elementary was one of the four schools that jumped from a C to an A this year, which is exactly the kind of trend line worth watching if you're shopping north and thinking five years out.

How to Verify a Home's School Zone Before You Write an Offer

  1. Pull the exact address and parcel on the Brevard County Property Appraiser site so you're working from the legal address, not a listing description.
  2. Run that address through the school locator on the Brevard Public Schools site. Do not rely on the school data displayed on national listing portals; it is frequently out of date.
  3. Check current school grades on the Florida Department of Education site rather than third-party rating apps, which often publish grades a year or two behind.
  4. Call the school directly if capacity matters to you. Popular schools sometimes cap enrollment, which affects whether a choice transfer is realistic.
  5. If you're buying new construction in an area still being built out, ask the district what the current zoning is and what's projected.

Yes, but less dramatically than in a lot of metros, precisely because the entire county sits in one A-rated district. What you're really paying for in Viera or Satellite Beach is a bundle: the school zone plus newer or beachside housing stock, plus location, plus lifestyle. Rockledge, Titusville, and much of Palm Bay let you buy into the same district for meaningfully less money. Whether that trade makes sense comes down to your commute, your budget, and how much one specific school matters to your family.
