The Sanctuary off Christopher Drive is the value answer. It is gated, every one of the fourteen properties that came to market was single story, half had a pool, and three were waterfront on the community lakes.
Median sold price was $550,000 and annual dues run $150 to $450. A gated community with an annual assessment under $450 is unusual anywhere in Brevard County.
Country Club Estates
Country Club Estates is a gated pocket inside the La Cita golf community, and it holds the newest homes there, built 2020 to 2022. All seven recent sales were single story with twelve foot ceilings, between 2,383 and 2,452 square feet.
Median sold price was $530,000 in a very tight $510,000 to $550,000 range, with flat $900 annual dues. Country club membership is a separate decision from the association.
Plantation Oaks of Brevard
Plantation Oaks is the least expensive gated address in the city, and by a wide margin. Gated with a community pool, large two story homes of 2,252 to 3,310 square feet, at about $140 per square foot.
Median sold price was $418,250 with dues of $142 a month. If you want a gate, a pool and five bedrooms under $470,000, this is the only place in Titusville that does it.
Harbor Pointe
Harbor Pointe is a gated riverfront condominium with a private marina, community pool, clubhouse, tennis and pickleball, walking distance to downtown. Units run as large as 3,961 square feet.
Median sold price was $465,000, with the highest monthly fee in Titusville at $900 to $1,115. It is also the most patient market in the city, closing at about 89 percent of asking after a 126 day median.
Somerset Riverfront
Somerset Riverfront is gated with a private pool and a community dock on the Indian River. Every unit is a three bedroom between 2,415 and 3,023 square feet, facing the Kennedy Space Center pads across the water.
Median sold price was $745,000 with fees of $725 to $837 a month. Its closings landed at about 83 percent of the original asking price, the widest gap of any Titusville address, which favors a patient buyer.
The Shores at Tranquility
Tranquility is the newest and the most expensive, a gated waterfront community on the Indian River building custom estates in 2025 and 2026. The first closing came in at $2,486,000.
A marina, town center, clubhouse, resort style pool, fitness center and pickleball courts are planned. The important word is planned. In a community still under construction, an amenity you are paying for should have a delivery date attached, and that is what we get in writing.
What The Gate Actually Costs
The spread here is enormous. The Sanctuary charges as little as $150 a year. Harbor Pointe charges up to $13,380 a year. Both are gated communities in the same city.
What separates them is what else the fee funds. The Sanctuary gates a neighborhood of single-family homes and not much else. Harbor Pointe funds a marina, courts, a pool and waterfront building maintenance. Neither is wrong. They are answers to different questions, and the fee tells you which question is being answered.
