Reeling Park is a courtyard-style community within Addison Village in Viera, built by Viera Builders under their Castillo Collection. The style is Spanish colonial — think stucco, tile roofs, warm earth tones, and garages that face the rear alley rather than the street. From the front, all you see is architecture and landscaping. No garage doors, no driveways cutting through the streetscape. People who've lived overseas — particularly military families — often say it reminds them of European neighborhood design, and they love it for that reason.
The Almeria II: Layout at a Glance
The Almeria II sits on a 45-foot wide lot, which is larger than some of the narrower courtyard options, and that extra width is what unlocks some of the best features of this floor plan — including the private courtyard pool. The home comes in three different exterior elevations, so even within the same neighborhood, your home has its own distinct look.
The Entry: A True Foyer
One thing buyers notice immediately: the Almeria II has a real foyer. Not just an open front door. An actual entry space where you can place a table, a mirror, a bench for taking off shoes. It's a small detail that makes a big difference in how guests experience your home — and it's increasingly rare in production-built floor plans.
The Kitchen: Center Stage
From the foyer, you move into the main living area, and the kitchen is literally center stage. While there's a formal dining room off the foyer, the layout is designed so that the cook is always part of the action. The buyers in this particular home upgraded to the Gourmet Kitchen option, selected beautiful wood floors, upgraded quartz countertops, and elevated cabinetry — all choices made during the design process. This is one of the biggest advantages of building: you customize every finish to suit your taste.
The Owner's Entry: Practical and Smart
Coming in from the garage, you enter through what the builder calls the owner's entry — a practical drop zone with the laundry room (with a sink, which is an upgrade worth getting), the Home Management Center (HMC) for keys and mail, and easy access to the kitchen and living areas. The workshop garage comes with an extended footprint and epoxy floors standard in this collection.
Two Bedrooms Downstairs
The Almeria II has two bedrooms on the ground floor, which is a standout feature. The downstairs guest suite has its own full bathroom — meaning visiting family or guests have complete privacy without going upstairs. The primary suite is also on the main level, positioned away from the guest areas, with a large walk-in shower (the "party shower" as clients call it), a freestanding tub option, a pocket door to save space, and a walk-in closet large enough that a custom closet company is almost always the next call after closing.
Upstairs: Loft, Two Bedrooms, Full Bath
Upstairs, the Almeria II has a flexible loft area — used as a home office, play space, or storage depending on the family — plus two secondary bedrooms sharing a full bath. One thing to know: upgrading the ceiling door heights upstairs is highly recommended and worth every dollar. The difference between standard and elevated ceiling height is dramatic, and Susie (Viera Builders' sales manager) says it's something she almost insists on with every client.
Crown molding is standard in the main living area. Taller baseboards are also worth requesting in the contract if they're not already included.
The Private Courtyard: Where It Gets Really Good
Here's what separates the Almeria II on the 45-foot lot from smaller options: you can add a private pool in the courtyard. The setback requirements for pools (5 feet from the home) are met on this lot size, something that isn't possible on every courtyard plan. The pool can be built by Viera Builders as part of the initial contract, or added after closing once you have deck access for equipment. One client had a small pool built specifically for their dog — who loves to swim. The courtyard also has a summer kitchen stub roughed in, ready for an outdoor cooking setup.
The Bonus Room Option
The Almeria II also offers a bonus room option that adds approximately 400 additional square feet — useful for a playroom, theater, gym, or whatever your household needs. If you're on the fence between this floor plan and something larger, the bonus room option often closes that gap.

Before you visit any builder's model home — including Reeling Park — make sure you have your real estate agent identified. Going directly to a builder's sales office without a registered agent means you may not be able to use one during the process, and you'll be navigating the contract alone. The builder has their representation. You deserve yours.
