If you're thinking about moving to Merritt Island, Florida, you probably want to know what living here is actually like day to day. Not the tourist version. The real version, from someone who chose to call this place home. I'm Rachel Langley, a Florida REALTOR® based here on the Space Coast, and these are the 10 reasons I personally love living on Merritt Island.

1. Living Between the Banana River and the Indian River

Merritt Island sits between two of the most beautiful bodies of water on Florida's east coast: the Banana River and the Indian River. If you're a boater, or thinking about becoming one, this is a game changer. My family joined a boat club so we could enjoy the water without the maintenance headache, and on weekends we love running out to Bird Island, one of the popular sandbars where boaters raft up, wade in shallow water, and let the kids play. There are smaller sandbars scattered around too, plus incredible fishing, jet skiing, tubing, and water skiing right off your backyard.

2. Plenty of Non-HOA Neighborhoods

Merritt Island has a big chunk of non-HOA neighborhoods, which is rare in newer parts of Brevard County. If you want to park your boat in the driveway, keep an RV on the side of the house, or just live without a lot of rules, you have real options here. And the HOA neighborhoods that do exist tend to be laid back and reasonable, not the horror-story kind you read about online. Our first home on the island was in an HOA that cost around $100 a year, and the fee only covered the entrance sign and common grounds. It's a nice contrast to places like Viera where the community rules are much more restrictive.

3. The Beach Is 10 to 15 Minutes Away

From central Merritt Island you're about 10 to 15 minutes from Cocoa Beach. Unless you live far north on the island, you're never more than about 15 minutes from sand and surf. All you do is cross a bridge and you're at the ocean. Coming from Rhode Island, staying close to the water was non-negotiable for us, and Merritt Island absolutely delivers on that.

4. Rocket Launches and the Aerospace Community

Merritt Island is the hub of the Space Coast when it comes to the space industry. NASA's Kennedy Space Center is right here. Blue Origin has a presence on the island. SpaceX launches happen constantly. Sometimes an entire neighborhood will come out into the street to watch a rocket climb. Other times you'll be sitting on Cocoa Beach and suddenly a launch is going up right in front of you, with a panoramic view over the ocean. If you work in aerospace, or you're relocating for a job with NASA, Blue Origin, SpaceX, L3Harris, or a supporting contractor, living on Merritt Island puts you close to work. And if you're not in the industry, you get grandfathered into the coolest hobby in Florida just by living here.

5. Old Florida Charm You Can't Fake

Merritt Island has real Old Florida charm, which is genuinely hard to find in newer parts of the state. Mature oak trees, spread-out lots, eclectic architecture, and a sense that the island was built over decades rather than dropped in all at once. You'll see a 1960s ranch next door to a new build, and a mid-priced home in the $450,000 range across the street from a multi-million dollar riverfront estate. It's not cookie cutter, and for a lot of buyers coming from areas with tract neighborhoods, that variety is a huge draw.

6. Everyday Wildlife: Dolphins, Manatees, and More

Dolphins and manatees are part of daily life here. I'll be driving over a bridge and see fins in the water. If you live on a canal or directly on the river, they'll swim right up to your seawall. Manatees are easier to spot in cooler weather during winter when they gather in the warmer canals. If you're visiting Merritt Island for the first time on a scouting trip, I highly recommend booking a charter boat or a dolphin tour out of Cocoa Beach so you can experience the wildlife up close. It's one of those things that never gets old.

7. Homes With Real Character and History

A lot of Merritt Island's homes date back to the NASA era of the 1960s, and some go back even earlier. You'll find historic homes, Spanish-style architecture, and beautiful mid-century modern properties tucked into mature neighborhoods. Yes, some homes are older, and that's not for everyone. But if you love character, unique layouts, and that lived-in charm that new construction can't replicate, Merritt Island is one of the best places on the Space Coast to find it. And there are newer neighborhoods here too, if you'd rather have a modern home in a quieter mature-feeling area.

8. A Truly Laid-Back Lifestyle

Merritt Island is not Miami. It's not Orlando. You can go out to a nice restaurant in flip flops, shorts, and a t-shirt and nobody blinks. There's no dress code culture, no club scene where you need heels and a collared shirt, no pressure to perform. The vibe is surfer, casual, and relaxed. People are friendly and unhurried. If you're leaving a fast-paced city and looking for slower days by the water, this is exactly what that feels like.

9. Centrally Located on the Space Coast

Merritt Island is a long, narrow island, but if you live near the center, you can reach almost anywhere in Brevard County in about 30 minutes. Viera's shopping at The Avenue is a 30-minute drive. Cocoa Beach is 10 to 15. Titusville is a straight shot north. Melbourne is a comfortable drive south. Compared to trying to get anywhere in a dense Northeast metro, driving around the Space Coast feels effortless.

10. Port Canaveral and Easy Access to Cruises

Port Canaveral is one of the busiest cruise ports in the world, and it's minutes from home. We can hop on a cruise to the Bahamas for the weekend or fly a birthday trip out of the port without ever booking a plane ticket. People on our cruises are constantly telling us they flew in from Chicago, Dallas, Boston, or the Midwest just to reach the port we live next to. Living this close to Port Canaveral makes vacations cheaper, spontaneous, and dramatically easier to plan.

Is Merritt Island Right for You?

Merritt Island isn't the right fit for every relocation buyer. If you want brand new construction, a walkable downtown, or a heavily amenitized master-planned community, Viera, West Melbourne, or Palm Bay might make more sense. But if you want water on both sides of you, mature trees, laid-back neighbors, easy beach access, non-HOA freedom, rocket launches from your backyard, and cruises leaving from up the road, Merritt Island is one of the best places on the Space Coast to plant roots. It's the kind of place where the lifestyle sells itself once you spend a weekend here.
