Sawgrass Lakes In West Melbourne, Florida

D.R. Horton assembled the land west of Minton Road in 2012 and started building in 2014, and what came out of it is the closest thing West Melbourne has to a small town inside a gate. You enter from Norfolk Parkway onto Shallow Creek Boulevard. From there the community fans out across thirteen recorded plats: Phase One, a Phase Two split into A, B, B2, C, D, E and F, Phase Three, Phase Four, and four named pods, The Landings, The Willows, The Sanctuary and The Preserve.

The street names are worth noticing because they tell you what was here first. Alligator Flag, Salt Marsh, Broomsedge, Musgrass, Watergrass, Wiregrass, Catgrass, Sedges, Horsemint, Fiddleleaf and Caladium are all marsh and wetland plants, and Rushing Waters rounds it out. Alligator Flag and Salt Marsh carry the most addresses, with Caladium close behind. Once you learn the plant names you can place almost any address in the community without a map.

The amenity package is the reason people pay what they pay. The Sawgrass Club sits on roughly nine and a half acres and carries a lagoon shaped resort pool, tennis, sand volleyball, tot lots, an outdoor movie area, a fire pit, a pier and walking paths. Behind it is an eight thousand square foot clubhouse with a fitness center, a yoga studio, meeting and multipurpose rooms and dining space. Very few private pools were built here, about one home in ten, because the club covers it.

The houses run 1,649 to 3,718 square feet, with the middle near 2,324, on lots from a tenth of an acre to about a third. Two story plans with a loft and four or five bedrooms are the volume product, and single story plans concentrate in the older phases and in the age restricted section. Water frontage is common rather than exceptional: close to a third of the community sits on a lake or a pond, and that view is the single biggest line item in the price spread from $355,000 to $720,000.

There is one more thing every buyer here needs to understand. Tucked inside Sawgrass Lakes is The Savannahs, a 55 and over neighborhood of 125 single story homes that D.R. Horton built between 2017 and 2020, with its own registered neighborhood association layered under the wider community association. Roughly one in six houses that change hands in Sawgrass Lakes is age restricted. Confirm which side of that line a specific address falls on before you get attached to it.

The Pods Are Not Interchangeable

The Landings, The Willows, The Sanctuary and The Preserve each recorded separately, and they differ in lot depth, plan series, water frontage and how far you walk to the club. The Landings comes off Shallow Creek onto Alligator Flag. Shop the pod, not just the floor plan, because two houses at the same price can live very differently.

A Club, Not A Pool Deck

Nine and a half acres of recreation with a lagoon pool, a waterslide, a splash area, tennis, sand volleyball, a pier, a fire pit and an outdoor movie lawn, plus an eight thousand square foot clubhouse with a fitness center and a yoga studio. This is the reason so few people here bothered building a pool of their own.

Water Frontage Is The Price Driver

Two big freshwater lakes plus a run of ponds mean close to a third of these homes look at water. On the same plan and the same year, a lake lot separates itself from an interior lot by a wide margin. Verify what is actually behind the house rather than trusting a listing photo taken at an angle.

The Savannahs Changes The Math

The 55 and over pod inside the gate is 125 single story homes built by D.R. Horton from 2017 to 2020, with lawn care handled and its own neighborhood association. It is a real advantage if you qualify and a hard stop if you do not. Establish the status of any address early.

Big Community, Real Competition

Sawgrass Lakes occupies a large block west of Minton Road in the City of West Melbourne, entered from Norfolk Parkway at Shallow Creek Boulevard. The clubhouse sits on Shallow Creek near the middle of the community, and the pods branch off from there: Fiddleleaf Circle and The Landings on Alligator Flag are among the first turns, with Salt Marsh, Caladium, Broomsedge and the rest of the marsh plant streets working outward toward the lakes and the perimeter preserve.

For everyday driving, Norfolk Parkway is the spine. Head east and you cross Minton Road toward Palm Bay Road and the Interstate 95 interchanges. US 192 and New Haven Avenue are a short run north for the mall, the medical corridor and the restaurants. Melbourne Orlando International Airport is about twenty minutes, the Atlantic beaches at Indialantic and Melbourne Beach are roughly eleven miles east, and Orlando is about an hour by Interstate 95 and State Road 528.
