Oak Grove at West Melbourne is three recorded phases off Hollywood Boulevard, and the four street names read like a page torn out of a national forest atlas: Whitman, Sumter, Payette, Bryce. The houses went up between 2003 and 2005, a good share of the lots back onto retention water, and a few back onto preserve with nothing behind them.
The recorded plat names say Oak Grove At W Melbourne, and that is not an abbreviation of convenience. These parcels sit inside the City of West Melbourne, a separate municipality from Melbourne with its own council, its own police department and its own permitting counter. A Melbourne mailing address turns up on plenty of paperwork for houses here, which is why the two cities get confused, but your permits and your code questions go to West Melbourne.
The community was recorded in three phases and built out quickly, from 2003 through 2005. Four streets carry the whole thing: Whitman Drive is the entrance off Hollywood Boulevard, and Sumter, Payette and Bryce branch from it. If you have spent time out west those names will register, and it makes the neighborhood easy to describe to anyone who has not been here. The layout is a set of loops, not a grid, so there is no cut through traffic.
The houses are early 2000s Florida production construction at its most livable: nine foot ceilings, split three and four bedroom plans, tile and vinyl plank underfoot, screened porches on the back, and a few larger two story plans pushing past 3,000 square feet. Sizes run about 1,754 to 3,622 square feet on lots between roughly 0.19 and 0.32 acre, with two and three car garages. Homes here have been trading between $365,000 and $660,000.
The rear lot line is the thing that separates one address from another here. Roughly four in ten of these homes back onto water, meaning the community retention lakes rather than a natural lake, and lots along one edge back onto conservation land, with no possibility of anything being built behind them. Interior lots have neighbors on all sides. More than half the houses have a private pool, most of them screened, which is a high ratio at this size.
Oak Grove Homeowners Association of Brevard, Inc. has been registered with the Florida Division of Corporations since 2001 and is active, administered through an outside management company rather than by a self managed board. Dues apply. Rental rules are the item to verify rather than assume, because they have been described loosely in the past and covenant amendments happen. Get the current documents, the budget and the rental language in writing before your inspection period ends.

Whitman, Sumter, Payette and Bryce. Four streets, four places out west, one theme carried straight through three phases of platting. It is a small thing, but it makes this neighborhood immediately recognizable in a corridor full of interchangeable subdivision names.
Homes along the boundary back onto conservation land. No construction can go in behind them, the songbirds are loud in the morning, and those parcels command a premium when they list. If that is what you want, say so up front, because they are a small share of the neighborhood.
A high proportion of these homes back onto community retention lakes. These are engineered ponds rather than natural lakes, so treat them as view and buffer instead of recreation. They still change what the back yard feels like and what the house is worth.
Everything went up between 2003 and 2005, which means the whole neighborhood hit the same twenty year maintenance wall at the same time. Roofs, air handlers and water heaters have largely been replaced, often between 2017 and 2024. Ask for the dates in writing on every one.
The association has been active with the state since 2001 and is administered through an outside management firm. That usually means faster estoppel turnaround and consistent enforcement, and it also means you should read the current rules rather than rely on what a listing says about them.
Hollywood Boulevard connects north to US 192 and south to Palm Bay Road, which puts Interstate 95, the airport and the aerospace and defense campuses around it inside a short drive. For people working at the large engineering employers on the south Melbourne side, this is one of the practical addresses.
Whatever is currently listed across the three Oak Grove phases appears below. Houses here move in about a month on average, so the preserve lots and the water lots deserve a same week showing.
West Melbourne. It is a separate incorporated city with its own council, police department and building department, and the recorded plats say Oak Grove At W Melbourne. Mailing addresses in the 32904 ZIP often read Melbourne, which is the usual source of the mixup.
Three recorded phases and four streets. Whitman Drive is the entrance off Hollywood Boulevard, with Sumter, Payette and Bryce branching off it. The layout is a set of connected loops rather than a grid.

That is a covenant question and it has been described inconsistently in listing copy over the years. Do not take a listing remark as the answer. Ask the management company for the current recorded restrictions and any amendments before you commit, especially if the purchase depends on rental income.
Roughly four in ten of the homes back onto the community retention lakes. They are engineered stormwater ponds rather than natural lakes, so think of them as a view and a buffer. Your agent can identify which addresses are on them before you tour.
There is a conservation area along part of the boundary and the homes on that edge cannot have anything built behind them. Those lots are quiet, shaded and popular, and they are a small fraction of the community.
The community was built 2003 to 2005, so original roofs are past their useful life. Most owners have already replaced them, with dates commonly falling between 2017 and 2024, along with air handlers and water heaters. Insurance underwriting will ask, so get the dates before you write an offer.
Hollywood Boulevard runs between US 192 and Palm Bay Road, both of which carry the West Melbourne retail corridor. Interstate 95 is a few minutes west, Melbourne Orlando International Airport and the large aerospace and defense employers near it are a short drive northeast, and the beach crossings are about twenty five minutes east.
Oak Grove sits on the east side of Hollywood Boulevard between US 192, which is New Haven Avenue through here, and Palm Bay Road. Coming from 192 you turn south on Hollywood and the entrance at Whitman Drive is on your left. Coming up from Palm Bay Road you head north on Hollywood and it is on your right. Hollywood is a connector rather than an arterial, so the entrance is calm even at rush hour.
From here Interstate 95 is a few minutes west at either the US 192 or the Palm Bay Road interchange, which makes Viera about twenty minutes north and Orlando near an hour. Melbourne Orlando International Airport and the engineering and defense campuses clustered around it are a short run northeast. The Indialantic and Melbourne Beach crossings are roughly twenty five minutes east across the causeways.
