Call us before you visit the model. The sales representative at this community works for the builder selling in Sonoma, not for you. Nearly every builder in Viera requires your agent to register you or walk in with you on your very first visit. Tour alone on Saturday and bring an agent Wednesday, and most builders will not honor the representation for that community. It costs you nothing to bring us. Builders pay buyer agent compensation out of a budget they have already set, and walking in unrepresented does not lower your price.

Sonoma At Viera, Florida

Sonoma is where Viera stops looking like Viera. The architecture here runs contemporary and mid-century modern, flat and low-pitched rooflines, larger glass, and a design language with more in common with new Orlando or Sarasota product than with the tile-roof Mediterranean look that dominates the rest of Brevard.

It also runs large. Homes currently on the market span roughly 2,200 to more than 5,000 square feet with four to five bedrooms and three to six baths. That is current inventory rather than an official community specification, so treat it as a picture of what is trading rather than a builder plan sheet.

The community was built out in sections, with Sonoma proper and Sonoma South as separate phases, and addresses fall on the Rockledge side of the Viera master plan. New construction has continued here recently, and some listings have advertised builder-paid association dues for the first few years as an incentive. Incentives like that are negotiable and they expire, so timing matters.

The buyer for Sonoma is usually someone relocating who has looked at the rest of Viera and found it a little uniform. If that is you, this is the neighborhood worth the drive.
