What Solerno actually is

The Villages Of Solerno In Viera, Florida

This is the one people get wrong most often. Solerno is not a subdivision you buy a house in. It is a district covering a chunk of Viera West, divided into North Solerno and South Solerno, and inside it sit several distinct communities with their own associations, their own product types and their own price points.

The gated Capron Trace enclave, built by Lennar, sits inside North Solerno. Stoneridge, the townhome and attached-villa community with its own clubhouse, sits in South Solerno. Other pockets sit under the district umbrella too. So when a listing says Solerno, the first useful question is always which part.

The shared piece is the Solerno District Association, which describes itself as a Central Viera association, and the amenity that makes the district worth knowing about: North Solerno Park. It is roughly twenty acres with a pool, tennis and basketball courts, picnic pavilions and play areas. Some sections also have access to the Stoneridge clubhouse with its pool and fitness room.

The practical implication for a buyer is that two homes both advertised as Solerno can carry very different monthly costs, because they sit under different sub-associations with different coverage. Comparing them on list price alone will mislead you.
