Magnolia Springs is a three phase village inside a larger community called The Springs of Suntree. Shaw Drive and Shaw Circle carry most of the addresses, with Wekiva Drive close behind and Rock Springs at the far end on a cul de sac. Homes went up between 1998 and 2002, single story and two story, 1,310 to 2,405 square feet, three to five bedrooms, two car garages, on lots between about an eighth and a quarter acre.
The name situation here needs saying out loud. The association is The Springs of Suntree Property Owners Association, the mail says Melbourne, and the ZIP is 32940. None of those is the jurisdiction. The ground itself is in Viera, unincorporated Brevard County, which a boundary check against Census incorporated place data confirms. There is no city government over this neighborhood at all, no matter what the envelope says.
Unincorporated means Brevard County code rather than city code, county permitting for a pool cage or a fence, the county sheriff for law enforcement, and county rather than municipal utility administration. It also means you are not paying into a city while you live here. Buyers moving in from out of state find this confusing, because a Melbourne mailing address, a Suntree association name and a Viera location all describe the same house.
Water is the defining physical feature. Roughly two thirds of the homes back to a lake or a stormwater pond, spread through all three phases rather than reserved for one premium row. About a third have a screened pool, and lanais here run deep, in one case forty feet of covered and screened space. Homes have traded between $280,000 and $580,000, with roughly $435,000 in the middle, and a water lot does not carry the premium you would expect.

This is not a subdivision with a premium lake row and everybody else looking at a fence. The lakes and ponds are distributed through the plat, so a water lot here is the normal case rather than the exception, and it does not carry the price jump you would expect.
An Amenity Center You Share Five Ways
The village is small; the association behind it is not. The Springs of Suntree covers Coral Springs, Hidden Springs, Holiday Springs, Magnolia Springs and Palm Springs, and the shared center on Holiday Springs Road carries two pools, a hall, a fitness room and courts.
Three Names, One Location
The association says Suntree, the mail says Melbourne, and the ground is Viera. All three are in use and only one describes the jurisdiction. Knowing that saves you an argument with an insurance quote or a permit clerk later.
Unincorporated, With What That Means
No city government sits over this neighborhood. Brevard County code governs the pool cage, the fence and the addition, the sheriff answers the call, and there is no municipal utility department. It is a normal way to live in this part of the county and worth understanding up front.

Wekiva and Rock Springs are named for Central Florida springs, and the village names inside the community carry the theme through. It is a small thing, but it makes the place legible: if a street here says Springs, you are in this community.
Turn And Corridor Access
Holiday Springs Road connects to Viera Boulevard on one end and reaches Wickham Road by way of Pinehurst on the other, so you have two ways out. That puts I-95, the Viera commercial corridor and the Wickham Road spine all within a few minutes.

Shaw Drive is the main run through the village, Wekiva Drive branches from it, and Rock Springs ends in a cul de sac. You can come in from Viera Boulevard by turning onto Holiday Springs, or from Wickham Road by way of Pinehurst Drive, which gives the village two independent ways out.
This is Viera, unincorporated Brevard County, north of Suntree and south of the Viera East golf and commercial area. I-95 is a few minutes west by way of Viera Boulevard, which makes Rockledge and Cocoa quick to the north and Melbourne quick to the south. The Avenue Viera and the Viera medical and commercial corridor are close, the Eau Gallie and Pineda causeways reach the beaches, and Orlando is roughly an hour out.
