Choosing a Brevard County Realtor

Past Behavior Predicts Future Behavior

The agent who returned calls during your friend's transaction is the agent who will return your calls. Reviews tell you how an agent actually shows up.

Volume Plus Recency

Look for an agent with a steady stream of recent reviews, not just a handful from years ago. A practice that earns reviews every quarter is a practice that earns referrals every quarter.

Specifics Over Adjectives

The most useful reviews mention real details: the town, the timeline, the type of transaction. Generic praise is easy to write. Specific praise is earned.

Read The Middle Ratings First

Five star reviews tell you someone was happy. Three and four star reviews tell you what happened when something went wrong, which is the part you need to know. If a practice has none at all, you are looking at a small sample, not a perfect record.

One Complaint Is Noise, Three Is A Pattern

Any agent who has closed enough transactions has disappointed somebody. What matters is whether the criticism repeats. Three reviews describing the same lapse, slow responses or a missed contract deadline, is information you can act on. A single outlier usually is not.

Look At Who Wrote It

Click through on a reviewer name. An account with a history of reviews across restaurants, shops and services belongs to a real person with a real opinion. A profile created the same week carrying one review and nothing else deserves less weight, positive or negative.

What To Look For In A Brevard County Agent

Reviews are one input. Here is the rest of it. Brevard is not a single market. Palm Bay, the barrier island, Viera and north Brevard behave differently on price, on insurance, on flood exposure and on how long a house sits before going under contract. An agent who works one corner of this county well can be out of their depth fifteen miles up the road. Ask where their last several transactions were, not where the office is.

Ask who does the work, too. In some practices you meet one person and are handed to another the moment you sign. Find out who stands in the garage with the inspector, who writes the repair request, and who picks up the phone on a Sunday.

On this coast, insurance and elevation decide affordability as much as list price does. An agent who cannot walk you through a flood zone designation, or explain why two houses on the same street quote very differently for wind and flood coverage, will cost you money after closing.

Questions Worth Asking At A First Meeting

  • Which parts of Brevard do you work in most, and when were you last under contract there?
  • How do you arrive at a number, and what will you show me to support it?
  • How are you paid, and what does the written agreement say about ending it early?

What Working With Rachel And Nichole Looks Like

This is a two agent practice at Blue Marlin Real Estate. Rachel Langley founded Living In Florida's Space Coast and Nichole Barna is her partner. One grew up here and one made the move from out of state herself, which is why the relocation side is handled the way it is. Behind them, Gigi runs contracts, deadlines and title communication through closing, and Kayla handles listing presentation, photography and video.

If You Are Buying

It starts with budget, timeline and which towns actually fit, then a search feed built to those criteria rather than to whatever is being advertised. Then offer strategy, inspection and financing coordination, and a final walk through before you sign. If you are considering new construction, call before you visit a model. As the site puts it, "The agent sitting at the model home works for the builder, not for you."

If You Are Selling

A walk through of the house and your timeline first, then pricing, then prep. Marketing includes professional photography, walk through video, drone aerials on waterfront property, and distribution to the audience the team has built on YouTube and social. Then negotiation on price, terms and timing, and management of inspection, appraisal and title questions through to signing.

If You Are Buying From Out Of State

Video walk throughs and FaceTime stand in for showings you cannot attend, touring is concentrated into one trip, and contracts, inspections and signing are handled remotely.

The practice covers Brevard County end to end, from Palm Bay and West Melbourne north through Melbourne, Suntree, Viera, Rockledge, Cocoa and Merritt Island to Titusville, plus the barrier island towns: Indialantic, Melbourne Beach, Indian Harbour Beach, Satellite Beach, Cocoa Beach and Cape Canaveral.

The moves are the usual mix: first purchases, out of state moves to Brevard County, upsizing, downsizing near the water, second homes and investment purchases. Single family houses are the bulk of it, with beachside condos and riverfront property alongside.

Check The License Before You Sign Anything

Every real estate licensee in Florida is on the public record with the Department of Business and Professional Regulation. Go to myfloridalicense.com and use Verify a License. You can search by first name, last name or city, or by license number, and the results give you the licensee's name, profession, address and license status. If you would rather ask a person, the department's contact center is (850) 487-1395. Confirm three things: that the status reads current and active, that the name matches the person across from you, and that the brokerage matches too.

One honest limitation, worth knowing before you read too much into a clean result. The department treats complaints and investigation records as confidential and exempt from public records requests until ten days after probable cause is found to exist, or until the licensee waives that confidentiality. So a clean lookup tells you nothing has reached that stage. It is not proof that nobody ever complained. The department also publishes an Instant Public Records directory by profession, including the Florida Real Estate Commission.
