Quail Haven In Mims, Florida

Quail Haven Section 1 and Section 2 are the recorded plats, and together they make one of the smallest identifiable neighborhoods in north Brevard. You turn west off US 1 onto E R Smyth Drive a few minutes north of the State Road 46 intersection, and within a couple of hundred yards you are in it. Wood Duck Drive is the other street name. One of the lots sits on a cul de sac.

The lots are unusually consistent for Mims. Everything falls between one acre and 1.35 acres, which means you are not comparing a half acre against a ten acre tract the way you are a mile north in Indian River Park. What you gain from that consistency is a real sense of what a house here should be worth. What you give up is the option to buy serious acreage.

The houses are the story. Build years run 1984 to 2023 with 1997 typical, and the newer ones are custom rather than production: a 2,799 square foot home with twenty foot ceilings in the formal rooms and twelve foot ceilings elsewhere, and a 2023 build with hurricane impact windows, spray foam insulation and upgraded roof decking. One property carries a tile roof, which barely exists in this part of the county.

There is no homeowner association here, no assessment and no architectural committee, so what has been built reflects individual owners rather than a design code. Three of the four properties are on a private well, all are on septic, and street lights are recorded on part of the neighborhood, which is not typical for rural north Brevard. No property here has a pool or water frontage.

Price per square foot runs near $273, above the surrounding one acre neighborhoods, with a typical price around $515,000 and a range from $430,000 to $684,000. That premium is not location, since Indian River Plantation is a few minutes away at a lower number. It is construction quality and the fact that the homes here are one offs on generous, cleared, mostly level lots.

Quail Haven sits just west of US 1 in unincorporated Brevard County, a few minutes north of the State Road 46 intersection that anchors Mims. E R Smyth Drive runs west off the highway and the neighborhood begins almost immediately, backing into pine and oak. Indian River Plantation and the larger Indian River Park plats are a short drive north, and the Indian River Lagoon is just east across US 1.

The everyday geography is simple: US 1 south takes you into Titusville in about fifteen minutes for groceries, hardware and services, and I-95 exit 223 at State Road 46 is a similar distance for anything farther. Orlando is roughly an hour west, Daytona a comparable run north. Mims is inland north Brevard, so the beach at Playalinda means driving through Titusville and out to the seashore entrance.
