Croton River Estates In Merritt Island, Florida

Croton River Estates is one recorded plat with two street names in it, River Oaks Lane and Avocado Drive, tucked between North Tropical Trail and Crockett Boulevard on the Indian River side of the island. It is small enough that a listing here is an event rather than a routine occurrence, and old enough that some houses have only changed hands once in nearly fifty years.

The lots are the story. Parcels run 0.94 to 1.04 acres, most of them right at an acre, several of them corner lots, and the surrounding land is grove and hammock rather than subdivision. Owners have used the room the way you would expect: fruit trees, a lit sports court sized for basketball that could be restriped for pickleball or tennis, and in one case a separate twelve hundred square foot structure serving as a second home and workshop.

The houses were built between 1978 and 1985 and they were built substantial. Square footage runs 2,926 to 3,930, with four and five bedrooms and three to four baths, some with every bedroom carrying its own bath. Wood burning fireplaces, wood and tile floors on the main level, and multi level layouts are typical of the era here. Two of the three that have sold recently have a pool, and impact windows have gone in on at least one.

Now the part to be careful about. Records for this plat disagree on whether a mandatory association exists, and the corporate registration for a Croton River homeowners association is no longer active with the Florida Division of Corporations. What is consistent across every house is community access to the Indian River. Before you rely on either the access or the absence of dues, get it in writing: the recorded covenants, the access easement, and confirmation of what if anything is currently assessed.

Homes have moved between $625,000 and $775,000, with something near $738,000 typical. For an acre and 3,500 square feet with river access on Merritt Island, that is a reasonable place to be. What it does not include is a house that is finished to current taste. These are 1980s custom homes, and even the well kept ones will want kitchens, baths and systems attention. Price that in rather than around it.

What defines Croton River Estates

Croton River Estates Details

An Acre, On The Island

Full acre parcels on Merritt Island are not common, and they are less common on the Indian River side where the grove land was subdivided early. That is what you are buying here, and it is why the plat has held value through several cycles.

The River Without The River Price

No lot here fronts the Indian River directly. Instead the community carries shared access, which puts the water a short walk away without the insurance profile, the seawall obligation and the price of direct frontage. Verify the easement before you count on it.

Nineteen Eighties Custom, Built Big

These are 2,900 to 3,900 square foot houses from 1978 to 1985. Expect wood burning fireplaces, multi level layouts, formal rooms and generous bedrooms with their own baths. Expect also that kitchens and baths will read like their decade unless somebody has already changed them.

Room For What You Actually Do

A lit sports court, a twelve hundred square foot detached building, fruit trees, workshops. When each lot is an acre and the plat is old enough to predate strict review, owners build what they need. Walk the whole parcel, not just the house.

The Association Question Is Open

Some records show dues, others show none, and the state corporate registration is no longer active. That ambiguity is worth resolving during due diligence rather than after closing. Ask the title work to surface the recorded covenants for the parcel.

Between Two Ways In

You can reach the plat from North Tropical Trail through Avocado Drive, or from North Courtenay Parkway through Crockett Boulevard. Practically that means quick access to island shopping in one direction and the quiet river road in the other.

Straight answers

Croton River Estates Frequently Asked Questions

Is there a homeowners association in Croton River Estates?

The records are not consistent, and the corporate registration for a Croton River homeowners association is no longer active with the Florida Division of Corporations. Do not assume either way. Have the recorded covenants pulled during title work and get written confirmation of what, if anything, is assessed.

Do homes here have Indian River access?

Community access to the Indian River is a consistent feature of this plat. What matters is the paperwork behind it. Ask for the recorded easement or covenant that grants the access, and confirm it runs with the parcel you are buying.

Are any lots directly on the water?

No. The parcels here are inland acre lots, and the river reaches you through shared access rather than through your back yard. That keeps the price and the insurance profile below true riverfront on North Tropical Trail.

How large are the houses?

From 2,926 to 3,930 square feet, with roughly 3,557 typical. These are substantial early 1980s custom homes with four and five bedroom layouts, formal rooms and, in several cases, a private bath for each bedroom.

What condition should I expect?

Nineteen eighties construction that has been maintained rather than modernized, in most cases. Air conditioning has been replaced on some, impact windows added on at least one. Kitchens, baths, water heaters and electrical panels are the usual work items. Budget accordingly.

How do I get there?

From North Tropical Trail take Avocado Drive in, or from North Courtenay Parkway take Crockett Boulevard east. King Street connects the plat to US 1 across the river. Both approaches are short.

Is this North or Central Merritt Island?

It sits in the 32953 zip on the north half of the island, on the Indian River side, north of the Barge Canal. Merritt Island is unincorporated Brevard County, so county code and county permitting apply rather than a city's.

What is the honest tradeoff?

Age and ambiguity. You get an acre and a big house at a fair number, and you take on 1980s systems plus the work of confirming exactly what the community access and the association obligations are. Both are solvable with good diligence.

Where Croton River Estates sits

River Oaks Lane, Merritt Island 32953

Croton River Estates sits on the Indian River side of North Merritt Island, in the block bounded loosely by North Tropical Trail on the west and Crockett Boulevard on the east. You come in either from North Tropical Trail through Avocado Drive, or from North Courtenay Parkway heading east on Crockett Boulevard. North Tropical Trail is the old river road, two lanes with canopy, and it sets the tone for the whole area.

Merritt Island is unincorporated Brevard County, so county code governs. Everyday shopping on North Courtenay Parkway is a few minutes away. US 1 and Cocoa Village are across the river to the west, Cocoa Beach and Port Canaveral are east across the causeway, and Kennedy Space Center is north. SR 528 puts Orlando about an hour out.
