What Country River Estates actually is

Country River Estates In Merritt Island, Florida

North Merritt Island is unincorporated Brevard County, which means county code, county permitting and sheriff patrol, with no city hall in the loop. It also feels different from the island south of the Canaveral Barge Canal. Once you cross the Christa McAuliffe Bridge on Courtenay Parkway, State Road 3, the lot sizes grow, the street grid thins out, and roads like North Tropical Trail run between old grove land and the Indian River shoreline.

The plat is small and it is finished. Meadow Lark Lane leaves North Tropical Trail near Hall Road and ends, which together with the Tropical Trail frontage is the entire street inventory. The listings block is wired to a single recorded plat, Country River Estates Unit No 1, so what you see here is the whole community rather than one phase of something larger still being built out.

These are custom houses, not production stock. Brick and block, one story, built between 1975 and 1983, running 1,987 to 3,005 square feet with three and four bedrooms and three baths. Expect arched openings between formal living and dining and the family room, split owner suites with cultured marble and walk in closets, oversized three car garages, central vacuum, and screened porches deep enough to function as rooms. Homes have traded between $635,000 and $860,000.

The water is what separates this plat from the acreage streets around it. A deep water canal reaches part of the community with a seawall and a dock carrying power and water, and it runs out to the Indian River and the Intracoastal. One property here includes a waterfront garage and workshop with its own boat ramp. If you keep a boat, you walk out the back door to it instead of towing across the island every weekend.

No association exists on this plat, so nothing is shared and nothing is enforced. That fits the lot sizes, the RV and boat parking and the workshops, and it means the diligence falls to you. Seawall age and condition, dock permitting, well and septic versus county service, roof age on houses now forty to fifty years old, and how recently the canal has been dredged all belong on your list before you write.

What defines Country River Estates

Country River Estates Details

One Plat, One Lane

Meadow Lark Lane and the Tropical Trail frontage are the whole community, recorded as Unit No 1 and never extended. That keeps traffic to the people who live here and it keeps supply genuinely scarce, which is why so little turns over.

Deep Water To The Indian River

A canal with a seawall and a dock, power and water at the dock, and open access out to the Indian River and the Intracoastal. On a peninsula where most water frontage is shallow, deep water is the feature that holds value.

Brick Custom Houses Of The Seventies

One story, solid brick and block, built individually between 1975 and 1983. Arched openings, formal rooms, oversized garages, deep screened porches. Nothing here came off a production line, and no two floor plans repeat.

Three Quarters Of An Acre And Up

Lots run from 0.68 acre to over an acre, with wooded backdrops on the interior parcels. There is room for the workshop, the RV, the boat trailer and the garden, and there is enough separation that you do not hear your neighbor.

No Association

Nothing here is governed. No architectural review, no dues, no shared budget. That freedom is why the workshops and the boat ramp exist, and it is also why you inspect the seawall and the roof yourself rather than trusting a reserve study.

North Of The Barge Canal

Once you cross the Christa McAuliffe Bridge the island changes character. Courtenay Parkway carries you north to the Kennedy Space Center gate and the aerospace employers clustered around it, and the traffic thins as you go.

Straight answers

Country River Estates Frequently Asked Questions

Is Country River Estates in a city?

No. Merritt Island is unincorporated Brevard County, so county code governs setbacks, docks and permits, and the Brevard County Sheriff's Office patrols. There is no city hall, and utilities and services follow county arrangements.

How many streets are in the community?

Essentially one, Meadow Lark Lane, off North Tropical Trail near Hall Road, plus the Tropical Trail frontage itself. It is recorded as Country River Estates Unit No 1 and was never carried further.

Is the canal navigable to open water?

The canal here is described as deep water with access out to the Indian River and the Intracoastal Waterway. Confirm controlling depth and any bridge or overhead clearance for the boat you actually own before you buy on the water.

Is there a homeowners association?

No. The records show no association on this plat. No dues are collected and nothing is commonly maintained. Ask whether any private canal, dock or drainage agreement runs with the parcel you are considering.

What are the houses like?

Custom one story brick and block homes built between 1975 and 1983, from just under 2,000 to just over 3,000 square feet, three and four bedrooms, three baths, oversized garages and deep screened porches. Each one was built individually, so plans do not repeat.

What should I check on a waterfront parcel here?

Seawall age and condition first, then the dock structure, its power and water service, and whether it was permitted. After that, dredge history on the canal, flood zone and elevation, and roof age on a house that may be close to fifty years old.

How far is the Kennedy Space Center?

Courtenay Parkway, State Road 3, runs north from here and terminates at the Kennedy Space Center. It is one of the shortest commutes on the coast to the space center and the aerospace employers around it, which is a large part of why north Merritt Island prices the way it does.

What is nearby day to day?

Merritt Island shopping is south on Courtenay Parkway across the barge canal. The Beachline, State Road 528, connects west toward Orlando and east to Port Canaveral and the beaches. North Tropical Trail itself is a quiet river road rather than a commercial corridor.

Where Country River Estates sits

Meadow Lark Lane, Merritt Island 32953

The community sits on the Indian River side of north Merritt Island, west of Courtenay Parkway and off North Tropical Trail near Hall Road. Tropical Trail runs the length of the island on the Indian River side, and along this stretch it is a two lane road between old grove parcels, large lots and the water. Grant Road and Hall Road are the connectors east to Courtenay Parkway, State Road 3, which is the island's north south spine.

Courtenay Parkway carries you north to the Kennedy Space Center and south across the Canaveral Barge Canal on the Christa McAuliffe Bridge toward Merritt Island shopping, the Beachline and State Road 520. Port Canaveral, Cocoa Beach and Cocoa Village are all short drives, and Orlando and its airport are roughly forty five minutes to an hour west on the Beachline.
