What Broad Acres actually is

Broad Acres In Merritt Island, Florida

Broad Acres is short, straight, then it curves, and that is the entire road. It hangs off East Crisafulli Road about a mile east of Courtenay Parkway, and the driveways are long enough that you often cannot see the house from the pavement. Lots run roughly 0.87 to 0.95 acre, which is a deliberate detail worth noticing: these are almost-acre parcels rather than the full acre parcels a mile away, and the difference occasionally matters when you go to add something.

The zoning that shows up on this street is RR-1, Brevard County's rural residential classification. RR-1 requires at least an acre with a minimum width and depth of 125 feet, sets a 1,200 square foot minimum floor area, and treats horses as a conditional use with hard setbacks, no barn within 100 feet of an existing residence in different ownership and 125 feet off the front line. Verify the classification on the parcel you are buying, because the answer decides what you can build.

This is unincorporated Brevard County with no city layered on top of it. County code, county permitting, county road maintenance, the Brevard County Sheriff's Office. There is no municipal utility department and no city inspector. On a street with no covenants that means the county land development code is the only limit on what your neighbor does, so read it before you assume a pole barn or an RV next door is off the table.

The houses are bigger and more individual than the lot count suggests, running about 1,706 to 3,344 square feet with three or four bedrooms and two to four baths. You will find two story plans with second floor balconies, oversized garages with 320 square foot workshops attached, stem wall foundations, 2x6 exterior wall framing, radiant barriers, propane tanks feeding gas appliances, and metal pole barns plumbed for water and wired for power. This is a street where people keep boats, RVs and projects.

What people actually buy here is the edge. These back yards face conservation ground, so the view behind the house is trees and open land rather than another roofline, and the launch corridor is unobstructed from the patio. Homes have been trading between $545,000 and $630,000, a narrow band that reflects how few parcels exist and how similar their land is, with the house condition doing most of the work inside that range.

What defines Broad Acres

Broad Acres Details

Backing Onto Ground Nobody Will Build

The single biggest thing this street sells is the view out the back. North Merritt Island holds thousands of acres of preserved land, and these yards face it. That is a permanent condition rather than a temporary one, and it is why a house here holds its position even when the interior needs work.

Almost An Acre, Not Quite

Lots run just under an acre, roughly 0.87 to 0.95. That is enough for a pole barn, a long driveway, an RV and a pool with room left over, and it is also just below the threshold some county rules use. Read the zoning and the parcel dimensions together before you plan an addition or an outbuilding.

A Street Built For Projects

Oversized garages with attached workshops, metal pole barns plumbed and wired, 50 amp service, propane tanks, boat and RV parking. The people who built these houses in the eighties wanted somewhere to work, and the current owners have kept that going. If you need a shop, this is the right kind of street.

Launches From The Back Patio

Kennedy Space Center and the Cape Canaveral pads are minutes north, and with preserve land behind the houses the sight line is genuinely unobstructed. Residents watch launches from the yard rather than driving to a causeway. The sound carries too, which most people here consider a feature.

No Covenants, County Rules Only

There is no association on this plat, so nothing governs paint, fences, vehicles or outbuildings except Brevard County code. That is why the pole barns exist. It is also why you should read the code and look at what is already parked on the street before you decide the quiet is guaranteed.

Very Few Parcels, Very Few Sales

This is one short street. Houses come available rarely, and when they do the pricing depends heavily on whether the roof, air conditioning and windows have already been replaced. Several here have had major renovations completed in the last few years, which makes the untouched ones easy to spot.

Straight answers

Broad Acres Frequently Asked Questions

How big are the lots on Broad Acres Street?

Roughly 0.87 to 0.95 acre, so just under a full acre rather than over it. That still leaves room for a pole barn, RV parking, a pool and a long driveway, but the distinction matters if you are planning something that county code sizes against acreage.

Is there a homeowners association?

No. Nothing is recorded for this plat, so there are no dues you must pay, no design committee to satisfy and nobody to enforce a covenant. Brevard County's land development code is the only rulebook here. If a seller mentions an informal neighborhood arrangement, get it described in writing before you rely on it.

What zoning applies here?

RR-1, Brevard County's rural residential classification, shows up on this street. It requires a minimum one acre parcel at 125 feet wide and deep, a 1,200 square foot minimum floor area, and permits horses only as a conditional use with substantial barn setbacks. Confirm the classification for your specific parcel with the county.

Can I put up a pole barn or park an RV?

Several parcels here already have both, including metal pole barns with water and power run to them. With no covenants, what governs you is county code on accessory structures and outdoor storage. Check the current requirements and the setbacks for your parcel before you buy on the assumption that you can.

Can you really see rocket launches?

Yes. The pads at Kennedy Space Center and Cape Canaveral are a short distance north, and with preserved land behind the houses there is nothing blocking the view. People here watch from the back yard. It is one of the genuine, non-negotiable advantages of living on this part of the island.

What city is Broad Acres in?

None. North Merritt Island is unincorporated Brevard County, so county code, county permitting and the Brevard County Sheriff's Office apply. The Merritt Island mailing address is postal, not municipal. There is no city building department to call and no city police force.

Are these homes on well and septic?

Do not assume. On almost-acre parcels of this era, verify the water source, whether the house is on sewer or septic, and whether a separate irrigation well exists. Some homes also run propane tanks for gas appliances, which is a separate service to confirm and inspect.

How far is everything from here?

Courtenay Parkway is about a mile west, and it runs south over the Canaveral Barge Canal to Merritt Island shopping in roughly ten minutes or north to Kennedy Space Center in about the same. SR 528 puts Port Canaveral and the beaches fifteen minutes east and Orlando about forty five minutes west.

Where Broad Acres sits

Broad Acres Street, Merritt Island 32953

Coming from the mainland you take SR 528 to Courtenay Parkway, State Road 3, and head north over the Canaveral Barge Canal. About four miles up you turn east onto Crisafulli Road, and roughly a mile in Broad Acres Street drops south. The transition is abrupt: commercial frontage on Courtenay, then citrus land and preserve, then a street of long driveways and almost-acre lots.

Kennedy Space Center is minutes north on Courtenay and the Cape Canaveral launch complexes are just past it, which is why so many people on this street work in aerospace. Going the other way, SR 528 reaches Port Canaveral and the cruise terminals in about fifteen minutes and Orlando International Airport in roughly forty five. Cocoa Beach is a twenty minute run southeast, and Interstate 95 is a straight shot west across the causeway.
