The city question matters here more than usual. Descriptions of this neighborhood have called it West Melbourne, and the ZIP is 32904, which almost everyone in the area associates with West Melbourne. The parcels are not. Magenta Isles Drive and Vermillion Dunes Lane both fall inside the city of Melbourne, while Cypress Landings a short distance away is West Melbourne. Two adjoining plats, two city halls, two police departments, two permit counters.
The homes were built by Express Homes, the entry level brand D.R. Horton launched in 2014 to put volume product on the ground at an accessible price. The community is complete and sold out. That tells you what to expect walking in: a short menu of plans repeated down the streets, block construction on slab, standard finish packages, and houses that are broadly the same from one address to the next.
Sizes run 1,676 to 2,055 square feet on lots between 0.13 and 0.17 acre, with three and four bedrooms, two baths and a two car garage. The plans are single story and open, with a center island kitchen, a walk in pantry, split bedrooms and a covered lanai off the back. Owners have added the usual improvements since: extended screened porches, paver patios, fenced yards, and at one address an electric vehicle charging station.
An association governs the community and membership applies. The records name it Southampton Lakes HOA, and Southampton Lakes Homeowners Association, Inc. has been registered with the Florida Division of Corporations since 2018. Shared amenities include a playground, a dog park, a gazebo and sidewalks, along with the retention lakes that give the name its second half and put water behind a handful of lots. Ask what the assessment covers, how reserves are funded and what the leasing rules say.
The honest tradeoff is time. Houses here have taken anywhere from under a week to most of a year to find a buyer, with something close to four months in the middle, which is slower than a plat this new usually needs. Prices have run between $335,000 and $490,000. Small lots, near identical plans and a fixed number of addresses mean your resale competes head to head with its own twin two streets over.

Southampton Lakes sits west of Dairy Road on Snicole Avenue, in the band of newer plats filling the ground between Palm Bay Road and New Haven Avenue. This is one of the last stretches of the Melbourne and West Melbourne line where the two cities interlock parcel by parcel, and Southampton Lakes landed on the Melbourne side of it. Dairy Road is the spine, and it runs north to New Haven Avenue and south to Palm Bay Road.
From the entrance, Interstate 95 is a few minutes west by way of either Palm Bay Road or New Haven Avenue, which makes Orlando about an hour. Melbourne Orlando International Airport and the aerospace and defense corridor around it are a short drive north. Shopping and services on New Haven Avenue and Palm Bay Road are the closest daily errands, and the barrier island beaches are roughly half an hour east across the causeways.
