The Original Cocoa Beach Plat

This is where Cocoa Beach started. The original plat and its second through eighth additions cover the downtown core in the 32931 zip code, on Atlantic Avenue, Orlando Avenue, Osceola, Brevard, Cedar, Woodland and the numbered streets.

It is the most varied housing stock in the city because it has been filling in for seventy five years. Recent sales ranged from a 1948 building to a 2020 build, from 1,212 to 4,920 square feet, and from $410,000 to $3,500,000. Nineteen of twenty four were single-family, four condominium and one townhome.

Twenty of the twenty four reported no association, which is the practical advantage of buying in the old part of town. The four that did were small condominium buildings running $400 to $995 a month.
