For beaches, the Cocoa Beach Pier runs about 36 to 39 minutes, Playalinda Beach is 20 to 30 minutes, and downtown Melbourne comes in around 52 to 54 minutes down I-95. Those times can shift with traffic, tolls, and launch operations, but that is your day-to-day reality living up here.

Healthcare and Schools

Healthcare is served by Parrish Medical Center, a 208-bed acute care hospital that was named a high performing hospital for maternity care by U.S. News and World Report for 2026, the second year in a row it has earned that recognition. For veterans, the Viera VA clinic sits to the south and the Orlando VA Medical Center in Lake Nona is within a reasonable drive. Eastern Florida State College has a beautiful waterfront campus in town, and there is a mix of public, private, and charter schools to choose from.

The Aerospace Job Market Keeps Growing

Titusville continues to be one of the strongest spots on the Space Coast for anyone in or around the space industry. Lockheed Martin is building a new facility right here in Titusville, around 225,000 square feet, expected to add roughly 300 jobs. Boeing has a significant presence in town, and just across the river at Kennedy Space Center and Cape Canaveral, SpaceX, Blue Origin, and Amazon's Project Kuiper are all hiring.

Is It a Buyer's or Seller's Market in Titusville?

Titusville has shifted to a more buyer-friendly market in 2026. There is more inventory to choose from, homes are sitting a little longer, and buyers have more room to negotiate than they have had in the last few years. If you have been waiting, this is actually a good time to be looking up here.

North Titusville: Riverfront Living and Launch Views

North Titusville sits along the Indian River and delivers that classic Space Coast feel with easy access to parks, launch viewing, and the gateway to the wildlife refuge and the beach. Chain of Lakes Park covers 92 acres of lakes, boardwalks, and walking paths with a tall observation tower plus lighted softball and soccer fields. Parrish Park and Marina Park give you boat ramps, docks, a playground, and a dog park. Sand Point Park hugs the water near downtown with paved trails, picnic shelters, and a splash area that shines on launch days. At the base of the Max Brewer Bridge, the Veterans Memorial Fishing Pier gives you a front-row view of the river and the launch pads beyond.

Bioluminescence and Playalinda Beach

If you have never seen bioluminescence, summer nights in the Indian River Lagoon are magical, and guided kayak tours will get you out there safely. This is one of only a handful of places in the entire country where you can see it. Cross the Max Brewer Bridge and you are at the Merritt Island National Wildlife Refuge, a massive sanctuary bordering Kennedy Space Center famous for birding, wildlife drives, hiking, and paddling. Keep going and you reach Playalinda Beach at Canaveral National Seashore, miles of undeveloped Atlantic shoreline and one of the most beautiful beaches on the Space Coast.

Playalinda Beach Access Updates for 2026

Playalinda access is becoming less predictable. In early 2026, the beach had closures and reduced hours during the Artemis 2 launch campaign, which is standard when NASA has an active vehicle on the pad. The bigger factor is that the FAA has a draft plan tied to SpaceX launching Starship from Pad 39A, and if that gets approved at the volume they are asking for, Playalinda could end up closed the equivalent of around 60 days a year. If living near Playalinda is a big reason you are choosing North Titusville, know that access will come and go with launch operations more than it used to.

North Titusville Dining, Shopping, and Home Prices

Two go-to local spots are Pier 220, right on the river for stunning views and great seafood, and Dixie Crossroads on Garden Street for rock shrimp, a true Titusville staple. Shopping and daily needs run along Garden Street, and you are just minutes from Titus Landing and Target over on Columbia. Housing up here is a mix of established suburban streets, some pockets with larger lots, and a handful of riverfront condo buildings that are among the best places in the country to watch a rocket launch from your own balcony. The current median sale price in North Titusville for single-family homes is around $276,000. Riverfront condos push significantly higher depending on floor and view.

West of I-95: Convenience, Newer Construction, and Easy Commutes

If you want convenience, larger floor plans, and easy highway access, the west side is for you. Hopping on and off I-95 is a breeze for getting around town, up and down the coast, or heading toward Orlando and the airport. You will find a blend of established neighborhoods and newer construction, and in certain pockets you can still find larger lots compared to in-town.

Lifestyle and New Construction West of I-95

You are minutes from Target on Columbia and Titus Landing, so shops, dining, and the Epic Theatre are a straight shot. For date nights, west-side folks head east toward the riverfront for dinner or south to Playalinda Brewing Bricks Project for wood-fired bites and a great tap list. On weekends, Chain of Lakes Park is right there with lake views, trails, the observation tower, pickleball, and ball fields. The current median sale price west of I-95 is around $419,000, higher than the north side, and commuters love this area because it can shave a few minutes off Orlando and airport trips while keeping you close to in-town amenities.

For new construction, Stanley Martin has had a standout year. You are getting modern layouts with three, four, and five-bedroom plans, and a location right off Garden Street and I-95, with pricing starting in the mid-$300s depending on the plan and the lot.

Important note on new construction: If you are even thinking about touring one of these builder communities, reach out to us first before you ever walk into the model home. If you visit the builder on your own and register without an agent, they will not let you add us to your transaction later on, and we want to make sure you are represented and taken care of through the whole process.

Central Titusville: The Heart of the City

Central Titusville, also known as Titusville Gardens, is the heart of the city for recreation, shopping, and culture. Along the river you have William J. Manzo Memorial Park, Rotary Riverfront Park, and just a bit south, Kennedy Point Park for fishing, boat launching, and launch viewing. Most of the action for shopping, groceries, and restaurants lines US-1. Titus Landing is a modern open-air center with the Epic Theatre, Hobby Lobby, Ulta, Chipotle, and a mix of chains and local boutiques.

Historic Downtown Titusville

Just north, historic downtown Titusville is one of the most charming corners of the city. Murals, coffee shops, and dining anchored by the Titusville Playhouse and Playalinda Brewing Hardware Store Tap Room, a century-old building with a living-room-like vibe. Pier 220 sits right on the river for breezy views and live music. If you golf, La Cita Country Club is right here, now under new ownership as a semi-private club open to the public.

The Titusville Resort and Destination Redevelopment

The biggest update for Central Titusville is the old rundown Searstown Mall site on US-1, which is being completely redeveloped into a project called the Titusville Resort and Destination. This is a $240 million mixed-use development, including 240 apartments, a Cambria hotel, restaurants, an assisted living facility, and over 100,000 square feet of commercial, medical, and office space. Demolition of the rest of the old mall is underway and the first phase with the apartments and the Cambria hotel is rolling out now, with the rest of the project coming over the next few years. That entire stretch of the US-1 corridor near downtown is about to look completely different, and it is going to be a big win for the area in terms of jobs, dining, and bringing that part of town back to life.

Central Titusville Housing

Housing in Central Titusville is the most varied of the four areas, with the widest mix of single-family homes and attached options. Everything from older homes near downtown to newer riverfront condos like River Palms, which have been a big draw for launch views and low-maintenance living. The current median sale price in Central Titusville is around $290,000, with those newer riverfront condos staying well above that.

South Titusville: The Aerospace Commuter's Choice

South Titusville is a favorite for Kennedy Space Center, SpaceX, and Blue Origin employees, along with any commuters headed to the Cape. A big reason is the NASA Causeway Bridge, which is now fully complete in both directions, giving you much more reliable, faster trips across the river.

Parks, Dining, and Nature in South Titusville

You have riverfront parks including Sand Point Park for launches and boat access, plus Marina Park with a boat ramp and a dog park. Don't miss Playalinda Brewing Bricks Project for brunch and brews on the weekend patio, and Lloyd Have Mercy on South Washington for soul food and fried chicken that locals swear by. Nature lovers are minutes from the Enchanted Forest Sanctuary with its shaded trails and exhibits, and golfers can play the Great Outdoors Golf Club, an 18-hole course set in a unique RV and golf resort community.

South Titusville Housing and New Communities

South Titusville balances large-lot neighborhoods like Windover Farms, one of the best-established neighborhoods in Titusville, with newer master-planned options. The current median sale price down here is around $375,000.

For new builds, KB Home's Verona community, including Naples Village of Verona, is a great option. You get nice floor plans, a big amenity center, and an easy commute over to Kennedy Space Center, which is why so many aerospace families move there. Pricing typically starts in the low $300s and ranges into the $400s depending on the plan and the lot.

The Shores at Tranquility

The other big 2026 update for South Titusville is The Shores at Tranquility, which is now actively building. It is a private, gated 350-acre waterfront master-planned community right across from Kennedy Space Center. The developer brought on some of the region's best custom home builders through a preferred builder program, including Deprima Custom Homes. It works differently from a typical builder community: you buy a home site and then build a custom home with one of their preferred builders. These are modern seaside Mediterranean homes at a luxury price point. Community plans include tennis and pickleball, a dog park, walking trails, a resort-style clubhouse and pool, and a planned town center with a grocery store, restaurants, and boutiques, plus a planned observation pier and marina.

Titusville 2026: Which Area Is Right for You?

North Titusville is the pick for riverfront living, launch viewing, and nature access. West of I-95 wins on convenience, newer construction, and easy commuting.
