Commute Times From Titusville
Before we get into individual neighborhoods, here is the quick commute snapshot from the riverfront:
- Downtown Orlando: about 50 minutes
- Orlando International Airport (MCO): about 40 to 47 minutes via 528
- Kennedy Space Center: about 20 to 25 minutes via the NASA Causeway
- Cocoa Beach Pier: about 36 to 39 minutes
- Playalinda Beach: about 20 to 30 minutes
- Downtown Melbourne: about 52 to 54 minutes down I-95
The NASA Causeway Bridge project is now fully complete in both directions, which makes launch days and workday trips far more predictable than they used to be. Times still shift with traffic, tolls, and launch operations, but that is your day-to-day reality living up here.
Healthcare, Schools, and the Job Market
Healthcare is served by Parrish Medical Center, a 208-bed acute care hospital that was named a high-performing hospital for maternity care by US News and World Report for 2026, the second year in a row. Veterans have the Viera VA Clinic to the south and the Orlando VA Medical Center in Lake Nona, both within a reasonable drive.
For education, Eastern Florida State College has a beautiful waterfront campus right in town, plus a mix of public, private, and charter schools throughout the area.
The 2026 job market up here keeps growing, and it is really anchored by aerospace. Lockheed Martin is building a new facility in Titusville around 225,000 square feet, expected to add roughly 300 jobs. Boeing has a big presence in town as well. And just across the river at Kennedy Space Center and the Cape, SpaceX, Blue Origin, and Amazon's Project Kuiper are all actively hiring. Titusville continues to be a really strong spot for anyone in or around the space industry.
The Titusville Real Estate Market in 2026
Titusville has shifted to more of a buyer-friendly market in 2026. There is more inventory to choose from, homes are sitting a little bit longer, and buyers have more room to negotiate than they have had in the last few years. If you have been waiting to make a move, this is actually a really good time to be looking up here.
North Titusville: Riverfront, Launch Views, and Nature
North Titusville runs along the Indian River and gives you that classic Space Coast feel with easy access to parks, launch viewing, and the gateway to the wildlife refuge and the beach.
Parks and Outdoor Life in North Titusville
Chain of Lakes Park covers 92 acres of lakes, boardwalks, and walking paths with a tall observation tower, plus lighted softball and soccer fields. Parrish Park and Marina Park give you boat ramps, docks, a playground, and a dog park, which makes them perfect spots for watching launches. Sand Point Park hugs the water near downtown with paved trails, picnic shelters, and a splash area that is great on launch days. And at the base of the Max Brewer Bridge, the Veterans Memorial Fishing Pier gives you a front row view of the river and the launch pads beyond.
If you have never seen bioluminescence, summer nights in the Indian River Lagoon are absolutely magical. There are guided kayak tours right here so you can experience the glow safely, and it is worth doing because there are only a handful of places in the country where you can see it.
Playalinda Beach and the Wildlife Refuge
Cross the Max Brewer Bridge and you are at the Merritt Island National Wildlife Refuge, a massive sanctuary bordering Kennedy Space Center known for birding, wildlife drives, hiking, and paddling. Keep going and you are out to Playalinda Beach at Canaveral National Seashore, which is miles of undeveloped Atlantic shoreline and one of the most beloved beaches on the Space Coast.
Here is a real 2026 update if you are choosing this area to be near that beach. Playalinda access is becoming a lot less predictable. In early 2026, the beach had closures and reduced hours during the Artemis 2 launch campaign, which is pretty standard when NASA has an active vehicle on the pad. The bigger thing is that the FAA has a draft plan tied to SpaceX launching Starship from pad 39A. If that gets approved at the volume they are asking for, Playalinda could end up closed the equivalent of up to around 60 days a year. If living near Playalinda is a big reason you are choosing North Titusville, know that access is going to come and go with launch operations a lot more than it used to.
Local Favorites and Home Prices in North Titusville
Two go-to local spots up here are Pier 220, which sits right on the river for stunning views and great seafood, and Dixie Crossroads on Garden Street for rock shrimp. The current median sale price in North Titusville is around $276,000, and those riverfront condos can push significantly higher depending on the floor and the view.
West of I-95: Convenience, New Construction, and Easy Highway Access
If you want convenience, larger floor plans, and really easy highway access, the west side is for you. Hopping on and off I-95 is a breeze for getting around town, up and down the coast, or heading toward Orlando and the airport. You will find a blend of established neighborhoods and newer construction, and in certain pockets you can still find larger lots compared to in town.
Lifestyle on the West Side
Westside folks are minutes from Target on Columbia and Titus Landing, so shops, dining, and the Epic Theater are an easy straight shot. For date nights, a lot of west siders head east toward the riverfront for dinner or south to Playalinda Brewing's Bricks Project for wood-fired bites and a great tap list. On weekends, Chain of Lakes Park is right there with lake views, trails, the observation tower, pickleball, and lighted fields.
West Side Home Prices and Stanley Martin New Construction
The current median sale price west of I-95 is around $419,000, so more than the north side. Commuters really love this location because it can shave a few minutes off Orlando and airport trips while still keeping you close to in-town amenities.
For new construction, Stanley Martin has been a standout. You are getting modern layouts, three, four, and five-bedroom plans, and a location right off Garden Street and I-95 with pricing for the most part starting in the mid-$300s depending on the plan and the lot.
Here is something really important, and it goes for every new construction community mentioned in this guide. If you are even thinking about touring a builder community, reach out to us first before you ever walk into the model home. If you visit the builder on your own and register without an agent, they will not let you add us to your transaction later on, and we want to make sure you are represented and taken care of the whole way through.
Central Titusville: Downtown Energy and a $240 Million Redevelopment
Central Titusville is the heart of the city, packed with recreation, shopping, and culture. Along the river you have William J. Manzo Memorial Park, Rotary Riverfront Park, and just a bit south, Kennedy Point Park for fishing, boat launching, and perfect launch viewing.
Shopping, Dining, and Historic Downtown
Most of the action for shopping, groceries, and restaurants lines US-1. Titus Landing is a modern open-air center anchored by Epic Theater, Hobby Lobby, Ulta, Chipotle, and a mix of chains and local boutiques. Just north, historic downtown Titusville is honestly one of the best areas of the whole city. You have murals, coffee shops, dining, the Titusville Playhouse, and Playalinda Brewing's Hardware Store Taproom, a century-old building with a comfortable living room vibe. Pier 220 sits right on the river for breezy views and live music. And if you golf, La Cita Country Club is right here, now under new ownership and semi-private and open to the public.
The Titusville Resort and Destination Project
Here is the biggest 2026 update for Central Titusville. Remember that old rundown Searstown Mall site on US-1? It is being completely redeveloped into a project called the Titusville Resort and Destination, a $240 million mixed-use development. That includes 240 apartments, a Cambria Hotel, restaurants, an assisted living facility, and over 100,000 square feet of commercial, medical, and office space. Demolition of the rest of the old mall is underway, and the first phase with the apartments and the Cambria Hotel is rolling out now, with the rest of the project coming over the next few years. That whole stretch of the US-1 corridor near downtown is about to look completely different, and for the most part it is going to be a really big win for the area in terms of jobs, dining, and bringing that part of town back to life.
Central Titusville Home Prices
Housing in central Titusville has the widest mix of single-family homes and attached options. You will find everything from older homes near downtown to newer riverfront condos like River Palms, which have been a big draw for launch views and low-maintenance living. The current median sale price in central Titusville is around $290,000, with those newer riverfront condos staying well above that.
South Titusville: The Kennedy Space Center Commuter's Favorite
South Titusville is a favorite for Kennedy Space Center, SpaceX, and Blue Origin employees and commuters. A big reason for that is the NASA Causeway Bridge, which is now fully complete in both directions, giving you much more reliable and faster trips across the river, which is huge if you work over at the Cape.
South Side Lifestyle and Nature
For fun, you have riverfront parks like Sandy Point for launches and boat access, plus Marina Park with a boat ramp and a dog park. Do not miss Playalinda Brewing's Bricks Project for brunch and brews on the weekend patio, and Lloyd Have Mercy on South Washington for soul food and fried chicken that locals swear by. Nature lovers are minutes from the Enchanted Forest Sanctuary and other trail systems.
KB Home's Village of Verona
For newer construction in a master-planned community, KB Home's Village of Verona is a great option. They have really nice floor plans and a big amenity center, and the commute over to Kennedy Space Center is really easy, which is why we have helped families move into that area. Homes here have been starting in the low $300s and ranging up into the $400s depending on the plan and the lot.
The Shores at Tranquility: 2026 Luxury Waterfront Update
Here is the other big 2026 update for South Titusville. The Shores at Tranquility, which was just in the preliminary stages last year, is now actively building. It is a private gated 350-acre waterfront master-planned community right across from Kennedy Space Center, and they brought on some of the region's best custom home builders through the preferred builder program, including DePrima Custom Homes.
It works a little differently than a typical builder community. You buy a home site and then build a custom home with one of their preferred builders. These are modern coastal and Mediterranean homes at a luxury price point. The plans for the community are impressive: tennis and pickleball, a dog park, walking trails, a resort-style clubhouse and pool, and even a planned town center with a grocery store, restaurants, and boutiques, plus a planned observation pier and marina.
