This is Part 2 of Rachel's three-part Merritt Island series — a driving tour through Central Merritt Island, covering Diana Shores, Courtenay Parkway, Sykes Creek, and Surfside Estates. Central Merritt Island: What You're Getting
Central Merritt Island sits between SR-528 (the Beachline) and SR-520. It's the most populated part of Merritt Island — lots are typically quarter-acre or less, and neighborhoods are more condensed than the north. It's also where you'll find the most canal-front inventory. Sykes Creek runs right through the middle. Rachel loves the area for its "old Florida charm" — eclectic, established, genuinely beautiful neighborhoods mixed with some newer builds.
You're 10 minutes from Cocoa Beach and 15 minutes from Cocoa Village (Rachel's personal favorite spot on the entire Space Coast). Everything you need day-to-day — Home Depot, Planet Fitness, Publix, Starbucks, restaurants, car washes — is right on Courtenay Parkway.
Diana Shores — Canal Front on a Budget
Diana Shores is one of the most popular canal-front neighborhoods in Central Merritt Island. Homes here are mostly 1960s–1970s but many have been well-maintained or updated. Recent sales: pool home (dry lot) around $435K; canal-front homes $650K–$750K. The voluntary HOA is nominal — just to maintain the front lawn area. No strict rules.
Canal details: the Diana Shores canals connect through Sykes Creek (a no-wake/manatee zone) and out to the river. Total boat ride to the Cape Canaveral Locks: about 45 minutes. No fixed bridge restrictions in Diana Shores — you can have a T-top or hard-top boat here. This is a big priority and a significant factor in canal home pricing.
Important for older home buyers: cast iron pipes are common in pre-1977 homes here. Rachel runs a pipe scope during inspection to assess condition. Some are fine for another 5 years; others need immediate replacement. She helps clients negotiate credits when needed and has had clients close on homes with cast iron and make replacement part of their move-in plan.
Courtenay Parkway — Everything You Need
The main commercial corridor. Burlington Coat Factory, Ulta, Planet Fitness, 5 Below, Home Depot, multiple Publix locations, Starbucks, TJ Maxx, car washes, restaurants, doctors, dentists — it's all here. Rachel notes there's no real "downtown" feel, but Cocoa Village (15–20 minutes by bridge) fills that gap beautifully — waterfront, live events, bars, restaurants, the historic charm she fell in love with when she first visited the area.
Hurricanes & Insurance — The Honest Reality
Rachel's own home: 1978 build, PVC piping, new roof (negotiated when they bought it after hail damage), impact windows. She pays $3,000/year homeowners + $800/year flood insurance. The flood insurance recommendation stands even without a flood zone requirement — regular insurance doesn't cover water intrusion unless the roof fails. At $800/year, it's peace of mind worth having.
The key insurance checklist for any Merritt Island home:
- Roof age — newer is better; under 15 years isale
- Window/door protection — impact windows, accordion shutters, or panels: $200–$300 per opening. Missing protection can cost $5,000–$6,000/year in insurance. Adding protection after close and getting reinspected saves significant money going forward.
- Roof reinforcements — straps, clips, or toenails add insurance credits
- Concrete block vs. wood frame — concrete preferred for lower rates
Central Merritt Island generally has lower insurance than beachside properties, even though it sits between two rivers. Good drainage and historically limited flooding make it a reasonable risk profile for most standard policies.
The SR-520 Corridor — Mall, Hospital & Essentials
SR-520 runs east-west and is your direct route to Cocoa Beach (about 10 minutes). Chipotle, WaWa, and a car wash are recent additions. The Merritt Island Square Mall is the famous 1960s-era mall — Macy's, Dillard's, a Chick-fil-A outside, and Rachel's favorite Mexican restaurant on the island (great margaritas, fresh ingredients). The new Cape Canaveral Hospital is currently under construction across from the mall. Behind the mall, the Veterans Memorial Center has a park, walking trail, and a new amphitheater being built — a future events venue.
Rachel's office is near this area. Condos exist in this corridor but she rarely sells them now — since Surfside regulations, HOAs and insurance have made them significantly more expensive than they were a few years ago.
Sykes Creek, Audubon Elementary & Parks
Sykes Creek runs alongside what Rachel calls one of her favorite drives in all of Merritt Island — a lush, green, scenic road she takes home almost every day. People fish here regularly. The Merritt Island Christmas Boat Parade goes through Diana Shores and along Sykes Creek. Lame Park is nearby with trails, a pretty bridge, and occasional dolphin sightings. Audubon Elementary School is in this area (most Merritt Island schools are clustered in central MI).
Note: Some canals in the central areas have fixed bridge restrictions — meaning your boat's T-top may not clear. Rachel has researched bridge clearances throughout and flags this for every waterfront buyer. She knows of agents who've gotten into legal trouble for not disclosing bridge restrictions. Working with someone who knows these waterways is essential.
Surfside Estates — Canal Access, Dry Lots, Parks
Surfside Estates is a 1960s–1970s neighborhood with both canal-front homes (with fixed bridge restrictions on this side) and dry lots. Homes here run 1,400–1,700 sq ft with 2-car garages. Kelly Park West (playground, soccer, tennis) and Kelly Park East (boat ramps) are right in this area. Easy on-ramp access to SR-528 from here — cruise port/beach one way, Orlando the other.
