If you're thinking about moving to Merritt Island, Florida, picking the right side of the island matters more than most people realize. Merritt Island isn't one neighborhood. It's a long strip of land running north to south between the Banana River and the Indian River, with three very different personalities depending on where you land. This map tour breaks it down so you can see which part of Merritt Island actually fits your lifestyle, your budget, and your boat (if you have one).

Where Merritt Island Is on the Map

Merritt Island sits in Brevard County, right in the middle of Florida's Space Coast. It's a true island, flanked by the Banana River on the east and the Indian River on the west, with the Atlantic Ocean just across the causeway. You get to Cocoa Beach and Cape Canaveral by crossing one of the causeways, and the Kennedy Space Center is at the north end.

Because of all that water access, Merritt Island has earned the nickname Boater's Capital of Brevard County. You'll see why as we work our way down the map.

Who Moves to Merritt Island

A lot of the buyers we work with on Merritt Island are relocating for work at Blue Origin, SpaceX, Kennedy Space Center, or one of the many aerospace contractors headquartered up here. Others are retirees, snowbirds who finally decided to make the move permanent, and families coming from the Midwest and Northeast who are done with cold winters. Between my partner Nichole Barna and me, we've helped more than 50 families relocate to Brevard County this year alone, and Merritt Island is one of the areas we get the most questions about.

North Merritt Island: Quiet, Nature-Heavy, and Close to Kennedy Space Center

North Merritt Island is where you go if you want quiet, space, and nature right outside your door. The very top of the island runs into the Merritt Island National Wildlife Refuge and the Canaveral National Seashore, which means miles of protected shoreline and no development up there. If you're commuting to Kennedy Space Center or working on Cape Canaveral Space Force Station, this is one of the most convenient places on the island to live.

North Merritt Island Neighborhoods

Neighborhoods up here tend to be newer than the central part of the island. You'll find homes from the 1980s, 1990s, and some early 2000s construction, which matters more than you'd think for insurance and plumbing (more on that below). Lot sizes are generally larger, and you get more privacy than you do farther south.

The Barge Canal and Boating Access

The Barge Canal cuts across North Merritt Island and connects the Banana River to the Indian River. If you want a boat and canal access, this is one of the key corridors to look at. The important thing to understand is bridge height. Not every canal and not every route out to open water will accommodate every boat. Before you fall in love with a canal-front home, you need an agent who actually knows which bridges you'll pass under and whether your boat will clear them. We do this check with every waterfront buyer we work with.

Central Merritt Island: The Classic Canal-Home Corridor

Central Merritt Island is the heart of the island and where you'll see the most classic Florida canal homes. This is also where a lot of buyers get excited about waterfront prices, because central Merritt Island has some of the most attainable canal-front living on the Space Coast compared to beachside Cocoa Beach or Satellite Beach.

Canal Homes and Waterfront Prices

Canal-front homes in central Merritt Island can start more affordably than oceanfront or direct-river properties, which is why so many boaters land here. But affordable waterfront comes with trade-offs you have to go in with your eyes open about. The homes are older, and the condition of the seawall, dock, and lift matters as much as the house itself.

Courtenay Parkway and North Tropical Trail

Courtenay Parkway is the main north-south artery through Merritt Island. North Tropical Trail runs parallel on the west side of the island along the Indian River and is one of the prettiest drives in Brevard. If you've been scrolling listings and seeing addresses on Tropical Trail, that's where they are.

Diana Shores

Diana Shores is one of the more recognizable central Merritt Island neighborhoods, especially for buyers who want a classic canal-home setup. It's the kind of neighborhood where people know each other, kids ride bikes, and the social scene revolves around the water.

Older Homes, Insurance, and the Cast Iron Pipe Problem

This is the single most important thing to understand before you buy in central Merritt Island. A lot of homes here were built in the 1950s, 1960s, and early 1970s. That era of Florida construction often means two things buyers need to know about: cast iron drain pipes and aluminum wiring.

Cast iron pipes corrode from the inside out. In a lot of these homes, the pipes are at or past their useful life, and replacement can be an expensive project. Insurance carriers in Florida pay close attention to piping and wiring. A home that's been fully re-plumbed and had its electrical brought up to date can get affordable insurance. A home that hasn't may still be insurable, but the premium can be significantly higher, or you may be limited on which carriers will even write the policy.

Can you still get homeowners insurance on an older Merritt Island home? Yes, absolutely. But what's inside and outside the home (roof age, plumbing, wiring, four-point inspection results) determines whether it's affordable insurance or expensive insurance. I've seen buyers close on homes without understanding what was behind the walls, and it's a conversation we have early with every client looking at a mid-century Florida home.

Parks, North Banana River Drive, and Everyday Life

Central Merritt Island has a solid mix of parks, boat ramps, and quick access to the Banana River. North Banana River Drive is a popular stretch for buyers who want direct river views without being on a canal. The commute to beachside is quick, and you're close to the Merritt Square Mall area for shopping and errands.

South Merritt Island: Deep Water, Dragon Point, and the Causeways to the Beach

The dividing line between central and south Merritt Island is State Road 520. North of 520, you're in central Merritt Island. South of 520, you're in south Merritt Island, which has its own distinct feel.

SR 520 vs SR 528

State Road 528, farther north, is the main highway to the Beachline and the way most people get to Orlando. SR 520 is a slower, more local road that takes you across to Cocoa Beach. If you're coming from the beachside or heading to the beachside, 520 is the one you'll use for everyday trips.

Newfound Harbor

Newfound Harbor is one of the standout areas in south Merritt Island. It's a well-known deep-water boating area that connects into the Banana River with some of the best boat-friendly geography on the island. Buyers who want to actually use a boat regularly, not just look at the water, often end up here.

Home Prices and Boating Hangouts in South Merritt

South Merritt Island draws a lot of serious boaters. There are popular on-the-water hangouts and sandbars within easy cruising range, which is a big part of the appeal. Pricing varies wildly depending on whether a home is on open water, on a canal, or interior, and whether it has a working dock and lift.

Causeways to the Beaches

From south Merritt Island, you have straight shots across the causeway to Cocoa Beach and the barrier island beach communities. That access to beachside life without paying beachside prices is a big reason buyers choose south Merritt.

Dragon Point

Dragon Point sits at the very southern tip of Merritt Island where the Banana River and Indian River come together. It's one of the most storied addresses in Brevard County and has a cult following among longtime locals. Properties here are rare and highly sought after.

How to Choose the Right Part of Merritt Island for You

Here's how I usually frame the decision for buyers:

If you want newer construction, more land, quiet, and proximity to Kennedy Space Center, look at north Merritt Island. If you want classic Florida canal-home living with the best variety of waterfront price points, central Merritt Island is going to give you the most options, with the important caveat that you need to understand older-home systems and insurance before you fall in love with a listing. If you want serious deep-water boating, quick access to the beach, and some of the most sought-after south-end addresses, look at south Merritt Island.

None of this is one-size-fits-all, which is exactly why we do map tours like this and in-person previews with every client. Pricing, insurance, flood zones, and bridge heights all shift the right answer, and that's where having a local agent who actually knows the island matters.
