Eighty-two properties closed here between $550,000 and $650,000 in the last year, spread across 33 different neighborhoods. Here is what that money actually bought.
The Three Versions Of $600,000
Every sale in that band fell into one of three shapes.

The tradeoff is clean. The condo gets you a newer building and often an ocean view, and costs you roughly $11,400 a year in fees. The house gets you land, no fees, and a structure built in the Kennedy era that will need things. The townhouse splits the difference and there are not many of them.

Cocoa Isles is the answer most often. Six houses closed in this band in the largest canal neighborhood in the city, at a $628,000 median, three bedrooms being typical. Understand what that buys inside Cocoa Isles: it is the bottom of that neighborhood, where the median for the whole plat was $825,000, so you are looking at the smaller lots and the houses that have not been redone. Venetian Way at $607,500 is the other realistic single-family target.

Seven buildings had three or more closings in the band, which is the useful signal: those are the places where $600,000 is a normal price rather than an outlier. Spanish Main is the one I point at first because its median monthly fee was $665, the lowest of any oceanfront building in either city. Stonewood Towers at $635,000 is the top of this band and closed eleven units overall, so there is consistent turnover.
What $600,000 Does Not Buy
It does not buy canal-front with a dock. The cheapest canal closing in the city last year was $626,000 in Cocoa Isles and the canal median across the city was well north of $900,000. It does not buy anything in Snug Harbor Estates except the bottom two houses that sold. And it does not buy new construction, where The Surf closed at a $1,650,000 median and did not discount a dollar off list.
The Line Item Buyers Forget
Whatever the current owner pays in property taxes is not what you will pay. Florida caps annual assessment increases for homesteaded owners, and that cap resets when the property sells. On a house someone has held for fifteen years, the tax bill after closing can be substantially higher than the one on the listing sheet.
