In Viera, a lot of the homes are newer, which means updated roofs, hurricane-rated windows, and current building codes. Those wind mitigation features can meaningfully lower your annual premium and give you access to more carriers. If you're buying new construction, ask your builder for the wind mitigation report at closing.

In Suntree, homes tend to be older. A 1980s or 1990s roof and older windows can push premiums up, and some carriers may not quote until certain updates are done. A home in Suntree with a recent roof replacement, updated electrical, and hurricane shutters or impact windows can price close to a Viera home on insurance, but a home without those updates will feel it. Always order a four-point inspection and a wind mitigation inspection as part of your due diligence.

Viera weekends often look like this: farmers market at The Avenue Viera, a walk around the Ritch Grissom Memorial Wetlands (also known as Viera Wetlands) to spot alligators and birds, a Space Coast Stadium event, dinner at one of the newer restaurants along Stadium Parkway, and a Sunday morning bike ride on the community trails.
