Thinking about moving to Viera, Florida? Whether you just got a job offer that is bringing you to the Space Coast, or you have been quietly watching this area for months, picking the right side of Viera can shape your daily life. This full map tour walks you through every part of Viera, from the older east side to the newer west side where most of the master-planned growth is still happening today.
Where Viera Sits on the Space Coast
Viera is located right in the center of Brevard County, Florida. It is a true master-planned community that has consistently ranked in the top 20 to 25 master-planned communities in the nation over the past few years. Interstate 95 runs right through it, dividing it into Viera East and Viera West.
Here is one of the quirks that surprises a lot of relocation buyers: Viera is unincorporated. It is not its own city. That means lower property taxes compared to some of the incorporated cities nearby, but you do make up for it with HOA fees, a master HOA fee, and depending on your specific neighborhood, a stewardship district fee. Even though the map labels show Viera West and Viera East, the entire community is actually part of one single Viera stewardship. Interstate 95 is really just the dividing line.
Viera East Neighborhoods
Viera East is the older, more established side. You will see mature trees, settled streets, and homes that have had time to grow into the landscape. Pricing on this side tends to be more approachable than brand-new construction over on Viera West, which makes it a strong fit for buyers who want to be in Viera without paying a brand-new price.
You will find a mix of single-family homes, townhomes, and smaller neighborhood pockets throughout Viera East. If you want shade, trees, and the look of a neighborhood that is lived in, this is where to start.
Wickham Road Shopping
One of the daily perks of living on the east side is being close to the Wickham Road corridor. Grocery stores, restaurants, services, and most of what you need day to day are only a few minutes from your front door.
A Little Viera History
Viera was built intentionally. It was planned around roads and amenities from the start, not thrown together like some communities that get labeled master-planned but do not quite deliver on it. Here you can golf cart to the movies, golf cart around errands, and even golf cart to a lot of the amenity centers. The infrastructure was designed to work that way.
Viera West Neighborhoods
Cross over Interstate 95 and you are in Viera West, which is where most of the newer growth is happening. Pretty much all of Viera West dates from the early 2000s on up, with newer custom builds, luxury communities along the water, and brand-new construction still going in today.
Adelaide: Custom Luxury on the West Side
Adelaide is one of the luxury pockets on the west side, with homes typically starting at $1.5 million and up. There are still lots available there where you can build a custom luxury home from the ground up. If a true custom build is on your short list, Adelaide is one of the main places in Viera where that is still possible.
Stadium Parkway and Third-Party Builder Communities
Stadium Parkway runs right through Viera West, and along that corridor you will find a mix of communities built by third-party builders. Soma Lar is one that is a favorite with lots of buyers. These neighborhoods are especially friendly if you have dogs or kids, with the kind of layout and sidewalks you want for daily walks.
55+ Communities in Viera
Viera has a few strong 55+ options for buyers looking to downsize, slow down, or move south for an active-adult lifestyle.
Heritage Isle and Duran
Heritage Isle sits on the east side and gives you a true 55+ community feel with its own amenities and clubhouse. Duran is nearby and offers a similar vibe with golf course access right outside your door.
Del Webb at Viera
Del Webb is one of the newest 55+ options in Viera, located on the west side within the Farallon Fields area. It is brand-new construction with the Del Webb brand's full amenity package, including pools, pickleball courts, clubs, and a planned activity calendar.
The Avenue Viera and Lakeside
The Avenue Viera is the central shopping and dining district for the whole community. It is an open-air retail setup with restaurants, boutique shops, grocery options, services, and events through the year. The Lakeside addition expanded the core even more, adding more restaurants and more places to walk and gather.
Addison Village and the Amenity Centers
Addison Village is one of the newer-feeling pockets in Viera West and has its own amenity center with a pool, fitness space, and gathering areas. The amenity center setup across Viera is one of the reasons this community gets ranked so highly nationally. Residents actually use these spaces, and they are kept up well.
Newest Viera West Builder Communities
If you are drawn to Viera because you want brand-new construction, there is a lot happening on the west side right now. Here is what is coming online.
Pangea Park and Laurasia
Pangea Park is one of the newer builder communities you will see as you drive through Viera West. Laurasia is right alongside it with a similar builder lineup. Both are selling now with floor plans designed for Florida living, including open layouts, covered lanais, and larger garage options.
Aripeka
Aripeka is another one of the new communities coming on line on the west side, with floor plan options from the builders working in that part of Viera.
Atlin Cove and Restore at Viera
Atlin Cove is another newer pocket, and Restore at Viera is a brand-new option just south of the main Viera West footprint.
Farallon Fields
Farallon Fields is one of the newer master-planned pockets within Viera West, home to Del Webb's 55+ side as well as other builder sections.
Buying New Construction in Viera: Do This Before You Visit the Builder
This is the single most important thing to know if you are even thinking about new construction in Viera: reach out to your Realtor before you visit the builder's office for the first time.
All of the builders in Viera have Realtor representation built right into their budget. There is no extra fee to you for having an agent on your side. The common mistake we see over and over is this: a buyer sees a video, drives out to Viera to "just look around" without a Realtor, walks into a builder's office, fills out the information slip, and then calls us later. Once you fill out that slip without an agent listed, you can no longer add a Realtor to that transaction. The builder's sales team works for the builder, not for you.
Call us first, or at the very least write our name on the information slip the builder hands you at the door. That one step keeps you represented through the entire build.
Drive Times From Viera
One of Viera's biggest selling points is its location in the center of Brevard County. From most Viera addresses, you have a short drive to the beach, a short drive to the Space Coast's cruise port, and a very reasonable drive west to Orlando.
- The beach (Satellite Beach, Indialantic, Melbourne Beach) is a quick drive east on the Pineda Causeway or Eau Gallie Causeway.
- Port Canaveral, where the cruise ships leave from, is a short run north on Interstate 95.
- Orlando and Orlando International Airport are roughly an hour west, with the airport sitting right off the Beachline (SR 528).
Beach access, cruise port access, and theme park / airport access all from one central location is a big reason relocation buyers keep landing in Viera.
So Which Side of Viera Should You Pick?
Here is the short version:
- Established neighborhoods, mature trees, and more approachable resale pricing: look at Viera East.
- Brand-new construction, newer amenity centers, and the latest builder floor plans: look at Viera West.
- A 55+ community with full amenities: Heritage Isle on the east side, Del Webb on the west side, or Duran.
- Custom luxury starting in the $1.5M+ range: Adelaide on the west side.
Both sides are part of the same Viera stewardship and both share The Avenue Viera, Lakeside, and the main amenity centers. You are really choosing based on home style, age of the neighborhood, and whether you want new construction or resale.
