Why the Space Coast Is One of the Best VA Loan Markets in Florida
Brevard County stretches 72 miles along the Atlantic and includes 14 distinct cities, from Titusville in the north down to Micco in the south. For active duty stationed at Patrick SFB, retired military, Space Force families, and defense contractors, the math just works. No state income tax. Beach access in under 15 minutes from most mainland neighborhoods. A median home price that still sits below much of coastal Florida. And a lender pool that knows VA loans inside and out because they write them every single week.
That last point matters more than people realize. A VA loan in a market where lenders only see one or two a year is a different experience than a VA loan in Melbourne or Merritt Island, where it's routine. Local lenders here know how to handle the appraisal, the Termite Inspection Report (NPMA-33) that VA requires in Florida, and the funding fee conversation. That speed is real money saved.
VA Loan Basics for 2026 Space Coast Buyers
Zero Down Payment Is Still the Headline Benefit
The VA loan still allows 100 percent financing with no down payment for eligible buyers under the conforming loan limit. As of 2026, that conforming limit in Brevard County is $806,500. With full entitlement you can borrow above that, but you'll need a down payment on the portion that exceeds the limit. For most Space Coast neighborhoods, 100 percent financing is fully in play.
No Monthly PMI
Unlike FHA or conventional loans with less than 20 percent down, VA loans carry no monthly mortgage insurance. On a $450,000 Viera or Rockledge home, that's roughly $200 to $350 a month back in your pocket compared to a comparable FHA loan.
The Funding Fee
Most VA borrowers pay a one-time funding fee, currently 2.15 percent for first-time use with zero down and 3.3 percent for subsequent use. It can be rolled into the loan. Disabled veterans with a service-connected rating, surviving spouses, and Purple Heart recipients are exempt. We see a meaningful share of our military clients qualify for that exemption, so always confirm with your lender before assuming you owe it.
VA Limits Closing Cost Categories
VA buyers cannot pay certain fees on their closing statement, including most attorney fees and brokerage compliance fees. Sellers can pay up to 4 percent of the loan amount toward concessions, plus all customary closing costs. In a balanced or buyer-leaning market like the one Brevard is in heading into summer 2026, that seller-paid concession is a legitimate negotiation lever.
Where VA Buyers Are Shopping on the Space Coast Right Now
Satellite Beach and Indian Harbour Beach
The obvious pick for anyone stationed at Patrick SFB. Satellite Beach has the shortest commute to base, walkable beach access, and a tight inventory of mid-century ranches and newer townhomes. Expect to see entry pricing around $475,000 for an updated 3-bedroom and pushing past $800,000 for anything direct ocean. Indian Harbour Beach next door is similar in feel with a slightly more residential vibe.
Viera and Suntree
For defense industry families and retired officers who want master-planned living, top-rated schools, and a 25-minute drive to the beach, Viera is the workhorse. New construction is widely available from Pulte, Lennar, Dream Finders, and Viera Builders. New construction is VA-eligible as long as the builder meets the warranty and inspection requirements. Expect $450,000 to $750,000 for most single-family options.
Merritt Island and Rockledge
For buyers who want more land, mature trees, and waterfront potential, the central mainland strip is hard to beat. Merritt Island offers Indian River and Banana River frontage with VA-eligible homes starting around $400,000 inland and climbing fast for canal or direct water. Rockledge gives you historic charm, Cocoa Village walkability, and easy I-95 access.
Palm Bay and West Melbourne
The best entry-point pricing in Brevard. Palm Bay still has resale homes in the high $200,000s and new construction in the high $300,000s, which is rare anywhere in coastal Florida in 2026. West Melbourne sits a tier above with newer builds, strong schools, and a quick commute to L3Harris or Melbourne Orlando International Airport.
Three Things VA Buyers Get Wrong on the Space Coast
1. Skipping the VA-Required Termite Inspection Conversation Too Early
Florida is one of the states where VA requires a wood-destroying organism report. The seller traditionally pays for this. We always confirm that in writing on the offer. If you forget, it can become a closing day surprise.
2. Assuming All Condos Are VA-Approved
Many Cocoa Beach, Cape Canaveral, and Indialantic oceanfront condos are NOT on the VA-approved condo list. Always check before you fall in love with a unit. If it's not approved, the project can sometimes get approved during your contract period, but it adds time and is not guaranteed.
3. Underestimating Insurance
This is the cost we see derail more VA contracts than anything else. Wind and flood insurance on a beachside or close-to-beach home can be $4,000 to $9,000 a year in 2026, sometimes more.
