If you're a veteran, active-duty service member, or surviving spouse looking at Florida's Space Coast, the VA home loan is one of the most powerful tools you have. We work with a lot of military buyers out here, especially near Patrick Space Force Base, Cape Canaveral Space Force Station, and the Kennedy Space Center corridor, and the VA loan is almost always the right move when buyers qualify for it.

This is the guide we wish every VA buyer had before they started touring homes in Brevard County.

Why the Space Coast Is a Fantastic Place to Use Your VA Loan

Florida's Space Coast is deeply connected to the military and aerospace community. Patrick Space Force Base sits right between Satellite Beach and Indian Harbour Beach. Cape Canaveral Space Force Station is a short drive north. Many homeowners here are veterans, Space Force members, defense contractors, and NASA employees, so sellers and lenders in Brevard County are already familiar with VA loans, which can speed up offers and closings.

You also get no state income tax, a property tax homestead exemption once you move in, and additional exemptions for qualifying disabled veterans. It adds up.

VA Home Loan Benefits, Plain and Simple

Here's what makes the VA loan different from conventional and FHA financing:

  • Zero down payment on loans up to the county's conforming limit (and often beyond with no cap for full-entitlement borrowers)
  • No private mortgage insurance (PMI), which can save buyers hundreds of dollars every month
  • Competitive interest rates, typically lower than conventional rates
  • Limits on closing costs, with some costs the seller is required to pay
  • No prepayment penalty if you pay the loan off early
  • Assumable loan, meaning a future buyer can potentially take over your low rate when you sell

That last benefit is becoming increasingly valuable in 2026 as rates stay elevated compared to the pandemic-era lows.

2026 VA Loan Limits in Brevard County

For most Space Coast buyers with full entitlement, there is no loan limit on your VA loan. You can purchase a home at whatever price a lender will approve you for, with zero down. If you have partial entitlement (from a previous VA loan), Brevard County follows the standard conforming loan limit, which in 2026 is $806,500 for a single-family home.

That limit covers most homes in Palm Bay, Titusville, West Melbourne, Rockledge, and much of Melbourne. Waterfront, beachside, and luxury homes on Merritt Island, Cocoa Beach, and Indialantic often go above that, but with full entitlement, you can still finance them with nothing down.

The VA Funding Fee (and When It's Waived)

Instead of PMI, the VA charges a one-time funding fee that's rolled into the loan. For first-time VA borrowers putting zero down, it's 2.15% of the loan amount for regular military and slightly higher for Reserves/Guard. It drops if you put money down and goes up on subsequent uses.

Important: the funding fee is waived entirely for veterans receiving VA disability compensation, Purple Heart recipients, and qualifying surviving spouses. On a $450,000 home, that's nearly $10,000 in savings. Always ask your lender to confirm your status.

Best Space Coast Neighborhoods for VA Buyers

Where you should look depends on what you want, but these are areas we steer a lot of military and veteran buyers toward:

Near Patrick Space Force Base

Satellite Beach, Indian Harbour Beach, and Indialantic are all within a short commute of Patrick. Satellite Beach gives you the best value per square foot on the beachside, with strong schools (Holland Elementary, DeLaura Middle, Satellite High) and a real small-town feel. Homes typically run $500K to $800K depending on proximity to the water.

Viera

Viera is a master-planned community in Melbourne that's popular with military families stationed at Patrick who want newer construction, great schools, parks, and a short 20 to 25 minute commute. Most homes qualify easily for VA financing, and builders in Viera work with VA loans regularly.

West Melbourne and Palm Bay

If your budget is tighter or you want more square footage, West Melbourne and Palm Bay deliver. You'll find solid three- and four-bedroom homes in the $350K to $475K range, many of them new construction. Palm Bay especially is a favorite for first-time VA buyers.

Rockledge

Rockledge is tucked between Cocoa and Viera, close to I-95, and a reasonable commute to both Patrick SFB and Kennedy Space Center. Great older neighborhoods, solid schools, and a real community feel.

Titusville

If you work near Kennedy Space Center or Cape Canaveral Space Force Station, Titusville is a no-brainer. You'll get the most home for your money in all of Brevard County up here.

Common VA Loan Pitfalls to Avoid

A few things trip up VA buyers on the Space Coast more than anywhere else:

  • Older roofs and wind mitigation. VA appraisers in Florida are strict about roof life. If a roof has less than 3 to 5 years of remaining life, it can flag the appraisal. Ask about the roof age early.
  • Condo approval. Not every condo building on the beachside is VA-approved. Before you fall in love with a Cocoa Beach or Cape Canaveral condo, have your agent confirm the building is on the VA-approved condo list.
  • Flood zones. Parts of Merritt Island, the barrier islands, and riverfront neighborhoods are in flood zones. VA doesn't ban these, but you'll need flood insurance, which affects affordability.
  • Weak offers in multiple-offer situations. VA loans can compete in today's market when written correctly. Work with an agent who has closed VA transactions and knows how to position your offer with listing agents who may be wary of VA financing.

How Much Home Can You Actually Afford?

With no down payment and no PMI, VA buyers can often afford about 10 to 15% more home than conventional buyers at the same monthly payment. In today's Brevard County market, that might mean the difference between a $400K home in Palm Bay and a $475K home in Viera, or the difference between a Satellite Beach fixer-upper and a move-in-ready home.

The best first step is to talk with a VA-experienced lender about what your actual monthly payment looks like here, including Brevard County property taxes (roughly 1% of value), homeowners insurance (Florida's biggest variable), and any HOA fees.
