Location leverage. You are minutes from the Space Coast's northern beaches, about 45 minutes to Orlando via SR 528 or SR 50, and inside the Canaveral National Seashore and Merritt Island National Wildlife Refuge orbit. That combination of quiet, water, and access is rare.

Negotiate. Seriously. The market conditions support asking for things, and the worst outcome is a no.

Beyond price, focus your diligence on the items that actually cost money in north Brevard: roof age and whether your carrier will write it, HVAC age, flood zone and whether an elevation certificate exists, and the permit history on anything that looks recently added. Titusville has a lot of 1960s and 1970s housing stock, and that stock is either well maintained or expensively deferred. There is not much middle ground.

Get fully underwritten before you shop, not just prequalified. In a market where sellers are nervous, a clean, fast, well-documented offer beats a slightly higher shaky one more often than people expect.

Price to the last 90 days of closed sales in your immediate area, not to the active listings around you. Active listings tell you what your competition hopes to get. Closed sales tell you what buyers actually paid.
