Not every Space Coast buyer wants a master-planned community with a clubhouse and layered fees. Some of you want a longer driveway. A workshop. A boat parked next to the house without an architectural review board letter. Maybe a few chickens. The good news: Brevard County still has real pockets where that lifestyle is possible, and you do not have to drive an hour inland to find them.

This guide walks through where to look on the Space Coast for no-HOA living and meaningful lot size, what those properties trade for, and what to verify before you assume you can do whatever you want with the land.

What "no HOA" actually means in Brevard County

No HOA does not mean no rules. You still have:

  • County or city zoning that dictates land use, setbacks, and what kind of structures you can build
  • Deed restrictions that can be recorded on a parcel even without an active HOA
  • Septic and well rules if you are off public utilities
  • Flood zone and wetland rules that can heavily restrict where you can build

It does mean no monthly or annual association dues, no architectural committee, and typically more freedom on things like RV parking, boat storage, fencing, and outbuildings. The Brevard County Planning and Development office is the source of truth for what is actually allowed on a specific parcel.

Mims: north Brevard acreage country

Mims sits just north of Titusville and is one of the most consistent no-HOA acreage markets on the Space Coast. You can find half-acre and one-acre homesites with established homes, plus larger ranchettes on three to ten acres. The zoning is mostly low-density residential and agricultural, which means horse properties are realistic here in a way they are not in most of Brevard.

Price ranges vary widely by lot size, road frontage, and structure age. Smaller half-acre Mims homes start in the low to mid $300s. Larger acreage homes with workshops and outbuildings can run from the $500s into seven figures depending on land and improvements.

Grant-Valkaria: south Brevard's acreage answer

Grant-Valkaria is the south Brevard County mirror to Mims. Larger lots, agricultural zoning in places, fewer streetlights, and access to the Indian River and Sebastian Inlet for boating. You can find one-acre to twenty-acre parcels with a wide range of structures, from older Florida ranches to newer custom builds.

Grant-Valkaria is one of the only Space Coast areas where you can realistically combine acreage, no HOA, and Indian River waterfront in the same property. That trifecta is rare and priced accordingly.

Palm Bay: pockets of no HOA and bigger lots

Palm Bay is huge in land area, and large sections of the city were platted in the General Development Corporation era with quarter-acre and larger lots, no HOA, and individual septic and well. Northeast Palm Bay and southwest Palm Bay both have streets where the typical lot is a quarter acre or larger with no association dues.

This is where buyers find the most affordable no-HOA entry into the Space Coast. Older 1970s and 1980s homes on quarter-acre lots can still be found in the $200s and $300s in parts of Palm Bay. Merritt Island acreage

Merritt Island has pockets of acreage, especially in the central and northern part of the island where some properties still sit on one to five acres with no HOA. Tropical Trail and the streets off it have some of the largest legacy lots on the island. These properties are rare, get snapped up quickly, and often trade at meaningful premiums because the land is irreplaceable.

North Merritt Island near the wildlife refuge is another pocket where larger lots and acreage are realistic, with the bonus of proximity to the Indian River and Banana River.

Titusville and north Brevard

Parts of west Titusville and the surrounding unincorporated area have larger lots and no HOA, similar in character to Mims but closer to city services. Titusville itself has been seeing increased buyer activity as people priced out of Viera and West Melbourne look for value north of the Pineda.

  • Are there deed restrictions even without an HOA? Title search will surface these. Read them.
  • What is the flood zone designation? Some acreage parcels include wetlands that limit buildable area.
  • What does the access road look like? Private easements and unpaved roads have ongoing maintenance and insurance implications.

Brevard County reached 663,982 residents as of July 2025 per the US Census Bureau, and the no-HOA acreage inventory has been shrinking as growth continues. The land that exists today will not always be there.
