Cape Canaveral

Cape Canaveral sits at the northern end of the barrier island, home to Port Canaveral — one of the world's busiest cruise ports. The vibe here is more casual and less expensive than Cocoa Beach while still offering Atlantic Ocean access and some of the best free beach parking on the Space Coast. Condo and single-family inventory ranges widely in price; older beachside condos and newer construction both exist. Short-term rentals are allowed with a 7-day minimum, making this a solid investment market.

Port Canaveral

The cruise port district within Cape Canaveral. Royal Caribbean, Disney, Norwegian, and MSC ships all depart from here — dozens per week. Restaurants, marina activities, and a constantly active energy. For residents, it means great dining and easy cruise access at no extra effort. The Bowen Aquarium is in development steps from Port Canaveral, which will add major tourism infrastructure when it opens.

Harbor Heights Neighborhood

A quieter residential pocket within Cape Canaveral — single-family homes, mostly older construction but many updated, on the more affordable end of the barrier island. Popular with locals and families who want beachside proximity without paying oceanfront prices.

Cocoa Beach

The most well-known beach town on the Space Coast. Home of Kelly Slater, world-class surf, the famous Cocoa Beach Pier, and a genuine surf culture that's been here since the 1960s. Nightly short-term rentals are allowed in Cocoa Beach — never had a minimum stay restriction and that can never change under Florida's 2011 law. This makes it the top STR investment market on the Space Coast. The city is dense with condos, a few single-family homes, and canal-front properties. Nightlife, restaurants, and bars are plentiful compared to the quieter towns to the south.

Cocoa Beach Pier Area

The Pier district is the most active section of Cocoa Beach — restaurants, bars, surf shops, and the iconic pier itself extending into the Atlantic. Condos here command a premium for proximity. Launch views are excellent in this area. Golf carts are everywhere.

Downtown Cocoa Beach

The core commercial corridor north of the Pier, with Ron Jon Surf Shop, restaurants, and the most walkable stretch of Cocoa Beach. Prices here are highest on the island; proximity to everything means demand stays strong. A mix of older single-family homes and condos in every size range.

Patrick Space Force Base Area

The base sits at the southern end of Cocoa Beach, bordering Satellite Beach. A major employer for the region — active duty, veterans, civilian contractors, and support staff all factor into housing demand in the surrounding neighborhoods. Many buyers specifically choose this stretch of the barrier island to minimize their commute to the base.

Satellite Beach

One of the most tightly-knit, family-oriented beach towns on the Space Coast. Very residential, very quiet, A-rated schools, and a strong sense of community. Mostly 1960s–1970s housing stock (many beautifully updated). Median home prices around $700,000. Satellite Beach proper (city jurisdiction) has a 6-month minimum rental restriction — making it less suitable for STR investors but ideal for owner-occupants who want stability.

Satellite Beach: City vs. County Jurisdiction

An important nuance: parts of the barrier island with a Satellite Beach address are actually under county jurisdiction rather than city rules. County jurisdiction generally means a 90-day minimum rental. Additionally, the area east of A1A has different zoning from the residential interior. Knowing the specific jurisdiction of a property is essential before purchasing for rental purposes — the rules can change from one side of a street to the other.

Indian Harbour Beach

Tucked between Satellite Beach and Indialantic, Indian Harbour Beach is small, quiet, and very residential. Notably, it never had a minimum rental stay restriction, making nightly rentals technically allowed. Median single-family prices around $546,000 (slightly more affordable than Satellite Beach). The Eau Gallie Bridge connects this area directly to Melbourne's arts district. Canova Beach Park — a rocky beach turned dog park with dog-themed bathrooms — is a community favorite. Lower city taxes than Satellite Beach.

Indialantic

One square mile of barrier island living. Indialantic is elegant, understated, and genuinely beautiful. No big commercial corridors — mostly residential, close to Melbourne Beach, and just 10 minutes from downtown Melbourne. The James Dance Park is one of the best-equipped beach parks on the Space Coast. Median single-family homes around $672,500. Mostly 1960s–1970s construction (many updated). Some areas technically fall under Melbourne jurisdiction (nightly rentals possible) or county jurisdiction (90-day minimum) — property-specific verification is critical.

Melbourne Beach

Melbourne Beach proper allows nightly short-term rentals. It's a long, narrow stretch of barrier island running south toward Sebastian Inlet — more relaxed than Cocoa Beach, quieter, and increasingly known for its surf. The Olympic gold medalist surfer is from Melbourne Beach. County jurisdiction areas within Melbourne Beach are subject to 90-day minimum rules — jurisdiction verification is key here too.

Sebastian Inlet Area

At the very southern tip of Brevard County, Sebastian Inlet is one of the best surf spots and fishing locations on Florida's east coast. No locks required to reach open ocean through the inlet — a significant advantage for boaters compared to the Cape Canaveral Locks approach from Merritt Island. The inlet's natural tidal flow makes for exceptional fishing. Properties near here have an Indian River County feel while still being within Brevard.
