If you want a house in Cape Canaveral rather than a unit, understand what you are walking into. Twenty-nine single-family homes closed here in the last year against 88 condominiums. Houses are 22 percent of this market. They also closed at a $707,500 median, which is more than $200,000 above the citywide number, because scarcity does what scarcity does.

Avon By The Sea Is Where Almost All Of It Happens

Thirteen of the 29 houses that sold in Cape Canaveral last year were in Avon by the Sea, the old ocean-block plat that straddles the city line and continues into Cocoa Beach. It is also the widest range in the city, from $400,000 to $1,750,000, because the plat contains original 1960s cottages a block from the sand and fully rebuilt homes on the same streets. The median house here was 1,492 square feet and built in 1962. Four of the thirteen had a private pool.

The practical point about Avon by the Sea: the address exists in both cities, and the Cape Canaveral side has historically closed lower than the Cocoa Beach side. Same plat name, different city, different price. If you are searching by subdivision you will pull both, and it is worth knowing which side of the line a listing is actually on.

Harbor Heights Is The Other Real Option

Four houses closed in Harbor Heights at a $656,000 median, none of them with an association. Built around 1973 at roughly 1,776 square feet. Sellers there closed at 88.6 percent of original list, which is one of the softer ratios in the city and suggests there was room to work.

The Top End Is Two Neighborhoods Deep

Discovery Bay produced the two highest single-family closings in Cape Canaveral at $750,000 and $1,737,500, both mid-2000s construction near 3,000 square feet with pools. Cape Canaveral Beach Gardens closed at $830,000 with no association and similar size. Between them that is four houses in a year, so if this is the tier you want, you are waiting for listings rather than choosing among them.

What Scarcity Means For How You Shop

Twenty-nine sales across an entire year is roughly one house every twelve days, spread over six neighborhoods. There were 19 single-family listings sitting active in the export I pulled, so inventory exists, but it is thin and it does not stay. Waiting for the perfect one in Cape Canaveral is a strategy that costs you a year. The buyers who get houses here have their financing settled, know which three streets they will accept, and can see a property within a day of it listing.

The Alternative Worth Considering

Puerto Del Rio, Bayside and Solana on the River all closed condominiums with median units between 2,000 and 2,434 square feet at $216 to $249 per square foot. That is more interior space than the typical Cape Canaveral house for less money, in a building built forty years later. You give up the yard and take on a monthly fee. For some buyers chasing a house here purely for the square footage, that trade is worth running the numbers on before you spend a year on a waiting game.
