That has changed. Not dramatically, and not in a way that should scare anyone, but enough that the strategy you used in 2023 will not work here in the fall of 2026. Here is what the data actually shows, and what it means depending on which side of the closing table you are sitting on.

Why the Median Fell 11% but Home Values Only Fell 0.8%
This trips people up constantly, so it is worth slowing down on.
The median sale price is simply the middle number of whatever closed that month. In a city with only 60 or so sales in a typical month, the mix of what sold moves that number far more than the underlying value of anyone's house. If a few oceanfront properties on South Patrick Drive closed last summer and did not this summer, the median drops hard without a single homeowner losing 11% of their equity.
The typical home value index is a different animal. It tracks the same properties over time. That figure is down less than one percent in Satellite Beach over the past year, which is essentially flat.
The honest read: Satellite Beach values have stopped climbing, and the upper end of the market has cooled more than the middle. That is very different from a decline.

Days to pending measures the winners
The 26-day figure reflects how fast the properly priced homes go under contract.
Put together, they tell you the Satellite Beach market has split in two. Homes priced at the market go pending in under a month. Homes priced at 2024 expectations sit for a season. There is very little in between.

You have leverage you did not have eighteen months ago, and you should use it carefully.
