Merritt Island is the part of Brevard County that surprises people. It is not a beachside town and it is not a mainland suburb. It is a 35-mile-long barrier island sitting between the Indian River and the Banana River, with Kennedy Space Center at the north end and quiet 1970s waterfront neighborhoods at the south end. If you have been looking at Melbourne, Viera, or Cocoa Beach and nothing has clicked yet, Merritt Island is probably the place you have not driven yet.
Here is what you actually need to know before you move here in 2026.
Where Merritt Island Is (And Why the Geography Matters)
Merritt Island runs north to south between the mainland and the beaches. SR 520 (the Merritt Island Causeway) cuts across the middle and connects you to Cocoa on the west and Cocoa Beach on the east. SR 528, the Beachline, runs across the north end and is your straight shot to Orlando. Courtenay Parkway (SR 3) is the main north-south artery.
The practical version: you can be at the Atlantic in about 10 minutes, at Orlando International Airport in about an hour, and at the Kennedy Space Center gate in 15 to 25 minutes depending on where you land. That last one is the whole reason a lot of people buy here.
Sykes Creek splits the island lengthwise through the middle, which is why so many homes here have a dock in the backyard on a canal that is not technically on the river at all. That is a Merritt Island thing and it is worth understanding before you start shopping.
Merritt Island Home Prices in 2026
As of mid-2026, the median sale price in Merritt Island was around $431,000, down roughly 3.4% year over year, with a median of about $241 per square foot. Homes have been taking around 52 days to sell, compared to about 50 days the year before. Zillow's typical home value for the area sits closer to $450,000.
Translation for buyers: this is a normal market, not a frenzy. You have time to see a house twice. You can ask for repairs. Sellers who priced correctly are still moving in under two months, and sellers who overpriced are sitting.
Rough price tiers on the island right now:
- $300K to $400K — Older 3/2 concrete block homes, many built in the 1960s and 1970s, interior lots, some updated and some not. Condos and townhomes also live in this band.
- $400K to $550K — Updated interior homes, larger lots, pool homes, and canal-front properties that need work.
- $550K to $800K — Direct canal frontage with a dock and lift, renovated pool homes, and newer construction.
- $800K and up — Direct river frontage on the Indian or Banana River, deep-water access, gated communities, and the South Tropical Trail estates.
The Neighborhoods Worth Knowing
South Merritt Island
Follow South Tropical Trail or South Courtenay south and the island narrows to a ribbon. This is where the big river-front properties are, along with older established pockets like Diana Shores and Sea Pines. It is quiet, it is green, and it is the closest thing Brevard has to old Florida waterfront. Downside: you are further from the causeway, so every errand is a drive.
Central Merritt Island
The area around Merritt Square Mall and the SR 520 corridor is the practical heart of the island. This is where the grocery stores, the Publix runs, the restaurants, and the medical offices are. Neighborhoods here skew 1960s to 1980s block construction on generous lots, and the Sykes Creek canal neighborhoods are a big draw for boaters who do not need a $900K budget.
North Merritt Island
North of SR 528 the island opens up into larger parcels, some acreage, and homes that back up to conservation land. It is more rural than most people expect Brevard to be, and it borders the Merritt Island National Wildlife Refuge. If you want land, chickens, a workshop, and a 15-minute commute to KSC, this is the corner of the county to look at.
Gated and Newer Communities
Tortoise Island is the island's best-known gated waterfront community, with deep-water canals and a security gate. Other newer pockets have filled in along Courtenay and near the river, though Merritt Island has far less new construction than Viera or West Melbourne simply because there is less raw land left.
What Living Here Is Actually Like
Boating is the culture. More homes here have water access than almost anywhere else in Brevard. Between the Banana River, the Indian River, Sykes Creek, and the Barge Canal lock system, you can get to the Atlantic from a lot of backyards. If you are buying a canal home, confirm the bridge clearances between your dock and open water before you buy the boat.
The rocket launches are close. You are not watching from 40 miles away. North Merritt Island and the north end of the island give you some of the best non-ticketed launch views in the country. Residents keep launch schedules on their phones the way other people keep sports schedules.
Nature is right there. The Merritt Island National Wildlife Refuge covers a huge portion of the north end, with the Black Point Wildlife Drive, manatee viewing at the Haulover Canal, and some of Florida's best birding. Kelly Park East gives you kiteboarding and paddleboarding on the Banana River.
You will drive. There is no walkable downtown on Merritt Island. Groceries, restaurants, and services cluster along Courtenay and SR 520. Plan for a car-dependent life, which is true of most of Brevard.
Commutes From Merritt Island
- Kennedy Space Center: 15 to 25 minutes
- Cape Canaveral Space Force Station: about 20 minutes
- Cocoa Beach: 10 to 15 minutes
- Downtown Cocoa Village: about 10 minutes
- Patrick Space Force Base: 25 to 35 minutes
- Melbourne: 35 to 45 minutes
- Orlando International Airport: about 60 minutes
The Things Buyers Get Wrong About Merritt Island
Flood zones are not uniform. This is an island with a lot of water frontage, and flood zone designation varies block by block. Pull the flood zone and the elevation certificate before you write an offer, not after inspection. It changes your insurance number materially.
Seawalls and docks are a real line item. A canal home with a failing seawall is a different purchase than one with a seawall replaced five years ago. Ask for permits and dates. A seawall replacement is a five-figure project, sometimes six.
The housing stock is older. A large share of Merritt Island homes were built between 1955 and 1985. That means solid concrete block construction, but it also means you need to look hard at roof age, electrical panels, plumbing material, and whether the HVAC is original to the last renovation. Insurance carriers in Florida care a great deal about all four.
It is unincorporated. Merritt Island is not a city. It is unincorporated Brevard County, which means county services, county code enforcement, and no separate city millage. Your tax bill and your permitting both go through the county.
Should You Move to Merritt Island?
Merritt Island makes the most sense if you want water access without beachside prices, if you work at KSC or the Cape, if you want a bigger lot than the newer master-planned communities offer, and if you are comfortable with a home that has some age on it.
It makes less sense if you want brand-new construction, a walkable downtown, or a community with a clubhouse and organized social calendar. For those, Viera or West Melbourne will fit you better.
