Affordability is relative. Brevard County, Florida is more affordable than most of South Florida and almost all of the Northeast, but inside the Space Coast there is a real spread between cities. If you are watching the budget, three cities consistently come up: Titusville, Palm Bay, and Mims.

Titusville: North Brevard's affordability anchor
Titusville sits in North Brevard County, roughly 35 minutes north of Melbourne and adjacent to Kennedy Space Center and Cape Canaveral Space Force Station. The median home price typically runs $255,000 to $315,000 based on the major home search portals city-level data.

Mims sits at the very northern edge of Brevard County. It is rural-leaning, with larger lots, occasional acreage, and prices below Titusville on a per-square-foot basis.

- Build years range widely, from 1970s to recent custom builds on acreage

Mims is the right answer for buyers who want space and quiet inside Brevard County, but it is a longer drive to beaches and central Brevard employers.

What to watch for at the affordable end of the Space Coast
Affordable on paper does not always mean affordable monthly. On older Space Coast homes, three line items matter more than the sale price:
- Roof age: Florida insurers price by roof age. Many carriers will not write a policy on a roof over 15 years old, or they price it punitively. Verify roof age on every Space Coast home.
- Insurance: Even mainland Brevard County homes can have meaningful homeowners insurance costs. Always get a quote in your due diligence period.
- Flood zone: Some inland Brevard County homes are still in flood zones. Pull the FEMA flood map for the property.
