These are two of the most common Brevard County areas people put head-to-head when they are relocating, and even though they are only about 20 minutes apart, the lifestyle in each one feels completely different.

I pulled real sales numbers from the last six months so you are getting the actual picture and not a guess. Below is a full breakdown of Merritt Island vs Viera for 2026: price, new construction vs older homes, lifestyle, commute, beach and Orlando access, HOA feel, and the one thing that quietly decides a lot of these for buyers, which is insurance.

Merritt Island vs Viera Home Prices in 2026

There is a common assumption that Viera is way more expensive than Merritt Island. When you look at the homes that have actually been selling over the last six months or so, it is a lot closer than that.

The median single family home in Merritt Island sold right around $550,000. The median single family home in Viera came in a little higher, right around $575,000. So Viera does tend to price a bit above Merritt Island at the median, but you are talking about roughly a $25,000 difference, which is a lot closer than most buyers expect.

On a price per square foot basis, they are also pretty comparable, with Merritt Island landing near $250 per square foot and Viera coming in slightly higher. Where you really start to feel the difference is in the age of the home you are buying.

New Construction vs Older Homes

The median Merritt Island home that sold was built around 1982. The median Viera home that sold was built around 2016. That is a pretty big age gap, and you tend to feel it in things like the floor plans, the ceiling heights, and the roofs.

Viera: The New Construction Play

Viera is a master-planned community and it is still actively being built out. If you want a brand new home, you have really strong options here. The main names you will run into in Viera are Viera Builders, Pulte Homes (including their Del Webb 55+ side if that is what you are after), and some custom builders. New construction is one of Viera's biggest draws.

Merritt Island: Established With Some Custom Coming

Merritt Island tells a different story. You are not going to find production builders putting up new subdivisions right now. What you do find is more custom and infill, someone building one home on one lot. There should be more new construction coming up in North Merritt Island soon, but for today the inventory is mostly established homes on established streets.

So if a brand new home is the dream, Viera is probably where that lives. If you want an established neighborhood with some history and some land, Merritt Island is really appealing.

Lifestyle: Old Florida vs Master-Planned

This is where these two feel the most different.

Merritt Island: Old Florida on the Water

Merritt Island is a peninsula, so water is just a part of life here. In the last six months, more than a third of the single family homes that sold on Merritt Island were waterfront. That means a lot of boats, a lot of fishing, and that laid back, quiet, spread out vibe. It is not flashy. It is not super built up. It is peaceful. And you are close to the beaches and to the space center. For someone who wants water and a slower pace, Merritt Island delivers.

Viera: Planned, Polished, and Convenient

Viera is a completely different energy. It is planned, polished, and convenient. You have the shopping at The Avenue Viera, tons of restaurants, the hospital right there, the stadium, golf, parks, and trails, all of it designed to be close together. Viera tends to attract people who want everything organized, easy, and a few minutes away.

Viera feels newer and more suburban. Merritt Island feels more natural and more spread out. Neither is better. They just attract different people.

Commute, Beach Access, and Orlando

Depending on your situation, this section might be the deciding factor.

Beach Access

Merritt Island has the edge here. From most of Merritt Island you are roughly 10 to 15 minutes from Cocoa Beach. If getting sand between your toes on a Tuesday afternoon matters to you, Merritt Island is tough to beat. From Viera, you are generally looking at more like 25 to 35 minutes to the beach depending on exactly where you live and which beach you are heading to. Still doable, just not as quick.

Orlando Access

For Orlando, it is closer to even, but Viera has a slight edge for a lot of people because it sits right on I-95. You can hop on the highway and head toward Orlando pretty easily. From both areas you are roughly an hour to the Orlando attractions, and the airport is about 45 minutes away depending on traffic. If you are commuting toward Orlando regularly, Viera's I-95 position simplifies that.

Space Coast Employers

If you are working at Kennedy Space Center, Port Canaveral, or one of the aerospace employers up north, Merritt Island is going to be the shorter drive for most of those. A lot of times the commute question comes down to where you specifically work.

HOA vs No HOA

Viera is a master-planned community, so you should expect HOA structure that keeps the look and feel of the neighborhoods consistent. That is part of the appeal for buyers who want to know exactly what their street will look like in five years.

Merritt Island gives you more room to find a home without an HOA. If you want to store a boat, a truck, or an RV on your property, or you just do not want to answer to a board about paint colors and landscaping, Merritt Island opens up more of those options.

Insurance: The Quiet Deal Breaker

This is the piece that catches a lot of Space Coast buyers off guard, and it is worth understanding early.

The biggest factors on your homeowners insurance premium tend to be the age of the roof, the age of the home, how it was built, and how close it is to the water. A newer Viera home built to the stronger Florida building code that came in after 2002, sitting more inland, will often come in lower on insurance. An older Merritt Island home closer to the water with an older roof can sometimes run higher.

Even in the same county, the insurance picture can look very different from home to home. That does not mean you should rule out older homes. With the right updates, an older Merritt Island home can absolutely come in with affordable insurance, sometimes in the range of $2,500 to $3,000 a year instead of $6,000 a year. The key items to look at are a newer roof, updated plumbing, updated electrical, and window protection. If those boxes are checked, or if the seller is negotiable on replacing the roof, you can keep insurance very reasonable.

My advice: before you get serious about a home, talk to a Realtor you trust and get a real insurance quote in hand. That way you are not shocked after you go under contract.

Who Should Choose Merritt Island vs Who Should Choose Viera?

Merritt Island Is Right for You If:

  • You want water access, a dock, or a boat as part of your everyday life
  • You love an old Florida, established neighborhood feel
  • You want the option to live without an HOA
  • You want to be 10 to 15 minutes from Cocoa Beach
  • You work at Kennedy Space Center, Port Canaveral, or in aerospace up north
  • You are okay updating an older home to keep insurance in check

Viera Is Right for You If:

  • You want brand new or newer construction
  • You want shopping, dining, medical, and daily amenities close together
  • You like the structure of a master-planned community with an HOA
  • Orlando access matters to you
  • You want the insurance profile that tends to come with a newer inland home

The Bottom Line

On price, Merritt Island and Viera are much closer than people assume. The real question is what you want your day-to-day to look like. Water and freedom and old Florida character, or new, convenient, and consistent? There is no wrong answer here.
