It does not show up on most listing sites, but it is one of the most important things to know about a Space Coast property before you write an offer.

Brevard County, Florida runs from Mims and Titusville in the north all the way down to Grant-Valkaria in the south, with a long stretch of Atlantic barrier islands on the east side. That geography means storm risk is not the same everywhere. Brevard County uses zones A, B, C, D, and E, with A being the most vulnerable to storm surge and E being the most inland. The system mirrors the statewide "Know Your Zone" framework Florida uses for hurricane planning, so the letters mean the same kind of thing whether you are looking at Brevard County or another coastal Florida county.

Mandatory evacuation orders in Brevard are called by zone. When a hurricane is approaching, the county does not say "everyone leave." It calls Zone A first. If conditions get worse, it adds Zone B. And so on. That is why the zone of your specific Space Coast address matters more than the city it is in.

A Cocoa Beach address and a Cape Canaveral address can both be Zone A, but two homes a mile apart in Merritt Island can be in different zones depending on elevation and proximity to the Banana River. Why the Evacuation Zone Matters for Brevard County Homebuyers

Your evacuation zone affects three things every Space Coast buyer should care about. It affects when and how often you may have to leave your home during hurricane season. It affects what your daily life looks like once a storm is in the cone, because Zone A residents face longer lead times and more disruption. And it can affect insurance pricing and underwriting decisions, since storm-surge exposure is part of how insurers price wind coverage on the Space Coast.

Buying in Zone A is not bad. The Space Coast barrier islands include some of the most desirable real estate in Brevard County, from Cocoa Beach to Indialantic to Melbourne Beach. But it is a tradeoff. You are buying ocean access and that beachside lifestyle, and you are also accepting that you will be the first zone called when a hurricane is approaching the Space Coast.

How to Look Up the Evacuation Zone for a Specific Brevard County Address

Brevard County publishes an official zone lookup tool through Emergency Management. You can type any Space Coast address into the search and it will return the zone letter. The county also points residents to the statewide "Know Your Zone" map maintained by the Florida Division of Emergency Management.

Bookmark both. If you are seriously considering a Space Coast home, check the zone before you write the offer. Not after.

What Mobile Home and Manufactured Home Buyers Need to Know

Brevard County's emergency management guidance is consistent on this point. Residents in mobile or manufactured homes are advised to evacuate during a hurricane regardless of zone, because the structures themselves are vulnerable to wind even outside of Zone A. If you are considering a manufactured home anywhere on the Space Coast, plan to evacuate for any named storm and price the cost of that disruption into your decision.

How Zones Shape Buyer Decisions on the Space Coast

Some of our Brevard County clients want the beachside lifestyle and accept the Zone A reality. Others are coming from out of state and want to stay completely inland, which often points them toward Viera, West Melbourne, parts of Rockledge, and parts of Suntree. The "right" zone is personal. What is not personal is the math. The further inland you are in Brevard County, the less often you will be called to evacuate and the lower your storm-surge exposure.
