In this tour, I walked through the Granada II with Lisa from Viera Builders inside the courtyards section of Reeling Park. Here is everything you need to know about the floor plan, the community, and who this home tends to work best for.

The Granada II Floor Plan at a Glance

The Granada II is a courtyard-style two-story home by Viera Builders. The base version comes in at approximately 2,800 square feet under air, with an optional upstairs bonus room and additional bathroom that expand the footprint even further.

Depending on the elevation you choose, the exterior can be built with either a tile roof or a shingle roof. The BNC elevation is one of the tile-roof options, and the shingle option gives a different look on the same footprint.

What Makes This a "Courtyard Home"

The thing that makes the Granada II different from most other Viera floor plans is the entry. Instead of walking up to a traditional front door, you enter the home through a private courtyard. The courtyard is enclosed, which makes it feel like your own little outdoor room the moment you step through the gate.

Buyers who tour this floor plan tend to fall into two camps. The first group hears "courtyard home" and assumes it is not for them. The second group walks the courtyard, sees the possibilities, and starts planning what they would do with the space. More often than not, the first group turns into the second group by the time they finish the tour.

The laundry room is also on the second floor. On nearly every Viera Builders plan, the laundry is placed on the same floor as the primary bedroom, which is a small quality-of-life detail that pays off every single day.

The Optional Upstairs Bonus Room

If the base 2,800 square feet is not enough, the Granada II offers an optional bonus room and additional bathroom upstairs. That option is popular for families who want a dedicated media room, a teen hangout space, or extra guest quarters that are separated from the main bedrooms.

About Reeling Park in Viera

Reeling Park is one of the newer sections of Viera. The courtyards section, where the Granada II sits, is a walkable pocket of the community with parks, water views, and quick access to everyday amenities.

  • Publix
  • A hairdresser and nail salon
  • Pisano, a local pizza spot
  • Restaurants and casual dining within walking distance
  • Water views throughout the neighborhood

Reeling Park is also part of Addison Village Club, which is the community amenity center that serves multiple Viera neighborhoods. Addison Village Club includes multiple pools, a clubhouse, fitness facilities, and event space, and it is one of the biggest reasons buyers choose Viera in the first place.

Who the Granada II Works Best For

Based on this walkthrough, the Granada II tends to be the right fit for buyers who:

  • Want new construction in Viera without a giant, cookie-cutter footprint
  • Have children young enough that "primary bedroom upstairs" is a feature, not a dealbreaker
  • Want private outdoor space they can actually build out, not just a screened lanai
  • Would use a summer kitchen, plunge pool, or courtyard garden
  • Want walkability to shops, restaurants, and community amenities
  • Like the idea of Addison Village Club being part of daily life

Important Tip Before You Visit the Model Home

Builders in Reeling Park will honor buyer representation, but you have to identify your agent on your very first visit to the community. If you walk into the model on your own first, you generally cannot add an agent later. This is one of the most common mistakes I see relocating buyers make in Viera, and it is entirely avoidable with a quick text or call before you head over.
