If you're thinking about moving to a 55+ community in Viera, Florida, you've probably hit the same wall most buyers do. There are several great options here, each with its own personality, price point, and lifestyle feel, and it's hard to tell them apart from a search engine. This guide breaks down every active 55+ community in Viera so you can figure out which one actually fits how you want to live.

Why Viera Is Such a Strong Spot for 55+ Buyers

Viera is the largest master planned community in Brevard County, also known as Florida's Space Coast. It sits centrally located on the east coast of Florida, right in the middle of Brevard County, close to the space program and all the shopping, dining, and healthcare that come with a mature master plan.

Both Viera West and Viera East have strong access to healthcare, with a hospital, clinics, and plenty of doctors nearby. There's golf, parks, walking and biking trails, pickleball, and outdoor recreation built right in. You're about 15 minutes from the beaches, 30 minutes from Port Canaveral, 20 minutes from Melbourne Airport, and roughly 45 minutes from Orlando and Orlando International Airport.

What makes Viera really appealing for 55+ buyers is the active lifestyle without giving up convenience. You've got new construction options, established resale communities, smaller quieter neighborhoods, and full golf and country club living, all inside the same master plan. Each 55+ community in Viera has its own personality and its own price point, which is a huge advantage when you're trying to match a community to how you actually plan to spend your retirement.

Del Webb at Viera

Del Webb at Viera is the newest and most glamorous 55+ community in Viera right now. It's built by Pulte Homes and is still actively under construction on the west side of Viera.

What Del Webb Offers

Del Webb is the newest 55+ in Viera and is planning for a large build out. The amenity center is one of the biggest draws here. You'll find an on-site tavern and grill, a resort style pool and spa, 12 pickleball courts, tennis courts, a fitness center, dog parks, walking trails, and a community garden. It's known for being very active, social, and resort style, and the community has really come alive over the past couple of years.

Who Del Webb Is Best For

Del Webb is best for buyers who want new construction and a huge amenity center. The main thing to understand is that it's the most expensive 55+ neighborhood in Viera West right now, but you're paying for brand new homes, the biggest and newest amenities, and a guard gated entrance. The guards are easy to work with, and the HOA office is on site, which keeps things organized.

Bridgewater at Viera

Bridgewater at Viera is the second newest 55+ community in Viera West. It's a resale community now with lots of waterfront homes and water views, and it has a different feel than Del Webb even though they're neighbors.

The Amenities at Bridgewater

Bridgewater's amenity center is a little different. There's no on-site restaurant, which some residents actually like. There is a kitchen, so the residents could technically vote to add food service, but historically they vote to keep it BYO so they can bring whatever they want to events and save money. There's also an outdoor bar area.

Inside, you'll find a resort style pool, fitness center, pickleball, tennis, a bocce court, a theater, craft rooms, and card rooms. The on-site HOA office is a nice touch, though every community in Viera has one of those.

Something to Know About the Homes

Bridgewater has a lot of waterfront homes and water views. One thing specific to the community: fencing is not allowed on waterfront lots. If you have pets, you'll need to use an invisible fence or plan to walk them. For comparison, Del Webb allows fencing on both waterfront and non-waterfront lots, so if a physical fence is a must have, that's a meaningful difference.

Who Bridgewater Is Best For

Bridgewater is best for buyers who want a newer home with lots of amenities without paying active new construction prices. HOA fees are on the higher end here, but they include a substantial amenity and maintenance package.

Heritage Isle

Heritage Isle is an established community in Viera West, and it has one of the most unique amenity setups in Viera. The homes range from about 1,200 square feet up to 3,200 square feet, so there's a wide spread of styles and sizes.

The 21,000 Square Foot Clubhouse

Heritage Isle has a 21,000 square foot clubhouse. It's older and you can feel it when you walk through, but it's packed with people and feels alive. The layout is more spread out than Del Webb, so you walk from room to room between buildings. On hot days, that can be a factor, so it's worth touring in person if you want to understand the flow.

Inside, you'll find a resort style pool, fitness center, lots of clubs, organized social events, and an on-site restaurant that stays busy. The community sits right next to Duran Golf Club, which is a big draw if golf is part of your weekly routine.

Pricing in Heritage Isle

Heritage Isle offers one of the widest price ranges in Viera West. Villa style homes have sold around $320,000, which is one of the most affordable entry points into Viera West. On the higher end, single family homes have sold around $650,000. That spread makes Heritage Isle a flexible option for buyers who want Viera West amenities without committing to Del Webb or Bridgewater pricing.

Grand Isle in Viera East

Grand Isle is a smaller, quieter 55+ community on the east side of Viera. It has around 336 homes, which gives it a very different feel than the big communities in Viera West.

Viera East vs Viera West

One thing to understand about Viera East is that you don't have the same golf cart ability you do in Viera West. You can still own one, and you can stroll around the neighborhood and get to the amenity center, but you can't cross over into Viera West or take a cart out to places like Nubbies or around the master plan the same way. Viera East is quieter overall, with less traffic on the road, even though Viera West isn't exactly chaotic.

Homes and Amenities at Grand Isle

Grand Isle is primarily single family homes, roughly 1,650 to 2,200 square feet. It's an established resale community with a 6,200 square foot clubhouse and a resort style pool. Most of the Viera clubhouses carry the same core mix, pool, spa, fitness center, pickleball, tennis, bocce, and shuffleboard, so what tends to make the difference is size, age, and feel.

Grand Isle is best for buyers who want amenities and an active 55+ community but don't want a massive resort style neighborhood. The main selling points are a smaller, quieter atmosphere and often a good value compared to the newer Viera West communities.

Indian River Colony Club (IRCC)

Last but definitely not least is the oldest 55+ community in Viera, Indian River Colony Club, also known as IRCC. It was established in 1986 and is one of the original 55+ communities in the Viera area.

Scale and History

IRCC has nearly 800 single family homes spread across 453 acres, which makes it big. It's a strong country club and golf community with a lifestyle to match. The community was originally created for retired military officers, so it has a very strong military presence, though today it includes military veterans and a limited number of non-military buyers. If you're not military and you want to buy here, you still can.

The Amenity Package

IRCC has a private 18 hole par 72 golf course, clubhouse dining, a heated pool, a fitness center, tennis, bocce, croquet, and shuffleboard. There are 60+ clubs and activities, and 24 hour staffed gated security.

The Big Differentiator (and the Trade Off)

IRCC is unique in Viera for its extensive interior and exterior home maintenance package. That gives buyers more of a condo style feeling where you really don't have to maintain much on your own, which can be a huge quality of life factor as you age. The flip side is the HOA. IRCC's HOA is significantly higher than the other Viera 55+ communities, typically running around $1,200 a month, which can be a real pain point for some buyers.

A few other things to know: IRCC is resident owned and non-profit, and rentals are not allowed. The other 55+ communities in Viera do allow rentals. IRCC is best for buyers who love golf, want a very social country club atmosphere, and want most of their home maintenance handled by someone else.

What About the New Restore Community?

There's one more coming. A new 55+ community called Restore is being developed near Costco in Viera West. There's nothing actively being sold there yet, and detailed information is still limited, but it's on the way. As that community opens up, we'll be reporting on it and putting out a dedicated video.

How to Choose the Right 55+ Community in Viera

Here's a quick way to think about it:

  • Want brand new construction with the biggest amenity center and the most activity? Look at Del Webb at Viera.
  • Want a newer home with lots of amenities but without active new construction pricing? Look at Bridgewater at Viera.
  • Want a wide range of price points, a huge clubhouse, and a location next to a golf course? Look at Heritage Isle.
  • Want something smaller and quieter on the east side of Viera? Look at Grand Isle.
  • Love golf, want a social country club lifestyle, and want someone else handling your home maintenance? Look at Indian River Colony Club.

One Important Tip Before You Tour a Builder Community

If you're planning to visit Del Webb or any new construction community in Viera, bring your Realtor with you on the very first visit, or put your Realtor's name down when you register. All the builders in Viera budget for buyer representation inside their pricing, so having a Realtor on your side is essentially zero cost to you, and it means you have someone representing your interests through the entire process. We work with these builders and with the resale communities every day, so we know the ins and outs of each one.
