Cocoa Isles Is The Volume Play

Cocoa Isles is the largest canal neighborhood in the city and it produced 12 of the 56 canal closings by itself. It is also the widest price band on the list, from $626,000 up to $1,575,000, because the plat runs across eleven separate additions built over roughly fifteen years. What that means practically is that Cocoa Isles is the one canal neighborhood where you can still find an entry point under $700,000, and it is also where the most inventory sits at any given moment.

Snug Harbor Is The Top Of The Market

Snug Harbor Estates and the West Point addition next to it closed canal-front at a $1,285,000 median, the highest of any canal neighborhood in the city. Wider lots, deeper water, and a location at the south end that keeps it quieter than the streets closer to downtown. Sellers here held 93.9 percent of original list, which tells you there is not much room to work.

Yacht Haven Is Where Sellers Gave The Most Ground

Yacht Haven closed at 87.4 percent of original list, the softest ratio of any canal neighborhood with real volume. That is roughly $150,000 of movement on a million-dollar house. Cocoa Isles was close behind at 88.2 percent. If you are buying canal-front and you want negotiating room, those two are where the last year says it existed.

What To Check Before You Fall In Love With The Water View

Three things decide whether a canal house works for your boat, and none of them show up in the listing photos. First, the fixed bridge clearance between that canal and open water, which sets your maximum air draft. Second, the actual depth at the dock at low tide, not what the seller remembers it being. Third, the condition and ownership of the seawall, because on a no-association street that repair is entirely on you and it is not a small number. I check all three before you go under contract, and I have walked buyers off canal houses over the second one.

Canal Versus Oceanfront At The Same Price

Around $900,000 you are choosing between a canal house with a dock and a large oceanfront condo. The canal house gets you land, a yard, no monthly association fee, and the boat. The oceanfront unit gets you the view and the beach without maintaining anything yourself, at roughly $950 a month in fees plus whatever the building assesses for its structural reserve requirements. Different lives, same money.
