How much are condo fees in Cape Canaveral, FL?
Cape Canaveral condominium fees run from $695 a month at Solana Lake to $1,252 at Royal Mansion. Most communities land between $750 and $1,035, and across thirteen condominium addresses the fee moves your monthly more than the price does.
Here is the comparison that gets missed. Solana Lake and Royal Mansion carry almost the same median sale price, $436,250 and $435,000. Solana Lake units are 1,698 to 1,956 square feet with a fee of $695 to $750. Royal Mansion units are 1,058 square feet with a fee of $960 to $1,252. Same money, roughly half the space, and up to $557 more leaving your account every month.
That gap is $6,684 a year. Over a ten year hold it is more than sixty six thousand dollars, which is larger than any price difference you will negotiate on a $435,000 purchase in Cape Canaveral.
So this page puts all thirteen fees in one place, then does two things a fee list normally does not: divides each fee by the square footage it maintains, and adds the property tax bill on top. Both of those reorder the list.

Solana Shores has the second highest fee in the city and one of the better figures per square foot, because you are paying $1,030 to maintain a 2,241 square foot three bedroom. Canaveral Sands has the fourth lowest fee on the list and one of the worst per foot, because $730 maintains 1,222 square feet. Neither number is right or wrong. They just answer different questions.
What drives the spread
Unit size is the first driver, and the table above shows exactly how much of the spread it explains. The three communities at the bottom are the three smallest floor plans in the city.
The second is what the structure has to stand up to. Buildings directly on the Atlantic take salt air and wind on every exterior surface, and the buildings sitting west of A1A do not, at least not to the same degree. Canaveral Towers from 1975 and Royal Mansion from 1988 are both ocean side, both older, and both at the top of this list.
The third is age, which does not work the way people assume. Puerto Del Rio, finished between 2003 and 2007, charges $860 to $945, more than 1981 Canaveral Sands at $730. A newer community is often funding a schedule from the start. An older one may be catching up, or it may have been funding properly all along. The fee alone will not tell you which.
The fourth is what the money actually pays for, and that is the only one you cannot infer from outside. It is written into each association's budget and declaration, it differs from one community to the next, and no comparison table can substitute for reading it.
When one community quotes two different numbers
Four communities here carry ranges wide enough to change what you can afford to offer. Royal Mansion runs $960 to $1,252 on a single 1,058 square foot floor plan, a $292 monthly swing on identical units. The Villages of Seaport runs $784 to $1,111, the widest range in the city. Puerto Del Rio runs $860 to $945, and Bayport runs $700 to $775.
Two units listed at the same price in any of those four are not the same purchase. Get the exact figure for the exact unit in writing, and get it before you make an offer rather than during the inspection period.
Add the tax bill and the order changes again
Property tax lands in the same account the fee comes out of, and in Cape Canaveral it swings from $2,773 a year at Royal Mansion to $6,342 at Canaveral Towers. Add the two together and you get the number that actually leaves your bank each month.

Watch Solana Lake and Royal Mansion again. The fee gap between them is roughly $384 a month. The tax gap runs the other way by about $212. The true monthly gap is therefore about $172, not $384, which is a very different conversation than the one the fee column started.
Bayside ends up cheapest to hold in the entire city on a $3,120 tax bill, despite a fee that sits in the middle of the pack. Canaveral Towers ends up most expensive on both lines at once.
One caution about those tax figures. They reflect assessments as they currently stand, and a long held unit often sits well below what a sale resets it to. The paperwork to ask for
Whatever the number is, the same five documents answer the questions a fee cannot: the reserve study, the most recent milestone inspection report, the last twelve months of board minutes, the current annual budget and the declaration governing your unit. Request them early enough that you can actually read them.
The Florida Division of Condominiums, Timeshares and Mobile Homes is the state agency that oversees condominium and cooperative housing, and it is a reasonable place to start if you want to understand the structure before you shop.
