Everything You Need to Know Before You Walk Into a Model Home

So you're thinking about buying new construction in Florida’s Space Coast.

Today, my partner Nichole and I are breaking down everything you need to know — from why you should absolutely use an agent, to new construction 101, to where you can actually find new builds across the Space Coast.

If you're considering Viera, Merritt Island, Palm Bay, Titusville, Melbourne, or beachside communities, this is for you.

Let’s start with the biggest misconception.


Why You Should Use an Agent for New Construction

One of the most common things we hear is:

“I didn’t know I could use a real estate agent when buying new construction.”

Many buyers assume they just go straight to the builder. And while you can, that doesn’t mean you should.

Here’s why.

The Builder Rep Represents the Builder — Not You

The sales representative sitting in the model home works for the builder. Their job is to protect the builder’s best interests.

They are not your fiduciary.

Most builders in the Space Coast will compensate a buyer’s agent. So if the builder is already paying for representation, why wouldn’t you want someone advocating for you?


Critical Rule: Register Your Agent on Your First Visit

This is huge.

If you walk into a model home without identifying your Realtor on the first visit and you give the builder your information, most builders will not allow you to add one later.

You are essentially waiving your right to outside representation.

Even if you’re “just looking.”

Always reach out before you visit a builder site.


“If I Don’t Use an Agent, Can I Get a better price?”

Short answer: almost never.

Builders typically do not discount more just because you’re unrepresented.

In fact, we often negotiate additional perks or credits for our clients — depending on the builder.

Examples we’ve negotiated:

  • Closing cost credits

  • Design credits

  • Price reductions on inventory homes

  • Rate buy-downs

  • Builder-paid items

It helps that we have established relationships with trusted sales managers across communities like Viera, Palm Bay, and Titusville.

Not all sales reps are created equal. Having someone who knows who to call matters.


Inspections: Yes, Even on New Construction

Another misconception: “It’s new, so I don’t need an inspection.”

Wrong.

You absolutely should get:

  • Pre-drywall inspection

  • Final inspection before closing

Most builders allow third-party inspections (with very few exceptions locally).

Here’s the big difference from resale:
You cannot back out because of inspection findings.

Instead, the builder is expected to repair the issues found.

We’ve had:

  • Shower tile redone

  • Structural corrections made

  • Drainage issues fixed

  • Electrical items repaired

Sometimes buyers feel uncomfortable pushing back.

That’s where we step in.


New Construction vs Resale: What’s the Difference?

Let’s simplify this.

New Construction

You’re buying:

  • A brand new home

  • Built to current hurricane code

  • With builder warranties

  • Often lower insurance premiums

But you may not be getting:

  • Refrigerator

  • Washer & dryer

  • Fence

  • Pool

  • Window treatments

You also need to understand timeline flexibility.

If you’re building from scratch (to-be-built), your timeline could be:

  • 6 months

  • 8 months

  • 12 months

  • Sometimes longer depending on phase delays

Inventory homes (spec homes) are typically ready within 30–60 days.


Resale Homes

Resale typically means:

  • 30–45 day close

  • FAR/BAR Florida contract

  • Inspection period where you can cancel

  • Established landscaping and fencing

  • Possibly lower upfront upgrade costs

Resale contracts are generally more balanced.

Builder contracts are custom-written and favor the builder.


Important Contract Differences

Builder contracts are very different from Florida’s standard resale contracts.

Key things to understand:

Deposits

Once you place your deposit, you typically only get it back if you cannot qualify for financing within the contingency window.

If you lose your job right before closing?
The builder may keep your deposit.

No Inspection Cancellation Period

You can inspect — but you cannot walk away because of findings unless a contingency applies.

This is why understanding the contract before signing is critical.


Custom vs Inventory vs To-Be-Built

There are 3 main types of new construction in the Space Coast:

1. Inventory (Spec) Homes

  • Builder already chose finishes

  • Faster closing

  • More incentives available

2. To-Be-Built

  • Pick your lot

  • Choose floor plan

  • Design appointments

  • Structural options

  • Longer timeline

3. Custom Homes

  • Architect involved

  • Larger lots

  • 1.5–2 year timeline possible

  • Higher price point

Custom-style communities locally include areas like Adelaide and Aripeka at Viera.


Where to Find New Construction on the Space Coast

Let’s do a quick geographic overview.


Titusville

Strong for space industry buyers near:

  • NASA

  • Blue Origin

  • Kennedy Space Center

Primarily subdivision-style communities with a few luxury exceptions like Tranquility Shores.


Merritt Island

Mostly north Merritt Island development.

Island Forest Preserve is nearly built out.

Very limited new construction compared to Viera or Palm Bay.


Rockledge

Catamaran Cove is the primary new construction subdivision.


Viera

This is where the majority of new construction is happening.

Master-planned.
HOA communities.
Amenities.
Projected build-out through 2050.

Communities continue expanding westward.


Melbourne & West Melbourne

Enclave at Lake Washington offers larger lots and customizable options.

Otherwise, mostly subdivision builds and townhomes.


Palm Bay

New construction galore.

You’ll find:

  • HOA communities with amenities

  • Large master-planned communities

  • Scattered lot builds (no HOA)

  • Homes starting in high $200s to $300s

Palm Bay offers the most affordable new construction on the Space Coast.


Beachside (Satellite Beach, Melbourne Beach, Cocoa Beach)

New construction is limited.

Primarily condos due to limited land.

We are currently working with new condo developments like Trident Residences in Satellite Beach.

If you want a single-family beachside new build, you’ll likely need:

  • A vacant lot

  • Custom builder

  • Higher budget

Land is limited on the barrier island.


Is New Construction Right for You?

New construction is great if you:

  • Want hurricane code standards

  • Like modern layouts

  • Prefer warranties

  • Are flexible on timeline

  • Understand contract differences

Resale may be better if you:

  • Need fast closing

  • Want established landscaping

  • Need inspection exit protections

  • Prefer mature neighborhoods

Neither is “better.”

It depends on your goals.


Final Thoughts

Buying new construction in the Space Coast can be an incredible opportunity — but it’s not something you want to walk into blind.

The contracts are different.
The timelines are different.
The negotiation strategy is different.
