About 85% of Rachel's clients are relocating to the Space Coast from another state — which means most of them are navigating a Florida real estate purchase without being able to be there every step of the way. This is a full walkthrough of what the process actually looks like, from first contact to keys in hand, based on how Rachel works with buyers every day.
Step 1: The Discovery Call
It usually starts with someone watching a YouTube video and reaching out. From there, Rachel sets up a call to cover three things: why you're moving, when you're moving, and what you're looking for. From that conversation, she can start building a plan around your timeline — whether you're 6 months out, a year out, or ready to go next month.
Step 2: Scouting Trip vs. Buying Trip
There's a meaningful difference between a trip to explore the area and a trip where you're ready to write offers. If you're still in exploration mode, Rachel won't schedule home showings on occupied properties — those sellers are leaving their homes for a real buyer, not a browser. Instead, she'll send you to open houses, new construction model homes, and neighborhoods to drive through on your own. She'll also meet you for coffee, go over the area, and make sure you leave with a clear picture of where you'd want to live.
If you're ready to buy and coming specifically for showings, those are scheduled in advance and Rachel manages the whole itinerary.
Step 3: Get Pre-Approved Before You Tour
Before Rachel takes you out for showings, you need a pre-approval letter — unless you're a cash buyer. And importantly: know what your monthly payment looks like at your approval amount. Rachel has seen many buyers pre-approved for $850,000 who, when they see the payment at current interest rates, realize they want to look at $600,000 homes instead. Your payment is more relevant than your approval ceiling.
Step 4: Finding the Home and Running Comps
Once you find a home you love, Rachel pulls comparable sales (comps) to make sure you're not overpaying. She's direct: if a home is well-priced, she'll say so. If it's wildly overpriced, she'll tell you exactly that and advise on what offer makes sense. Market conditions vary by area — Palm Bay is a buyer's market; Viera and Merritt Island tend to be more competitive. Price and location determine everything.
Step 5: How Rachel Gets Paid — No Surprises
For new construction, 99% of builders will pay Rachel to represent you out of their marketing budget — at no cost to you. For resale, most sellers are already offering buyer agent compensation. If not, it can be negotiated into the offer. Rachel is fully transparent about this from the first call and sends a video explaining buyer agreements before any paperwork is signed.
Step 6: The Offer — Florida AS-IS Contracts
Florida uses an AS-IS contract, which confuses buyers coming from other states. It does not mean you can't request repairs. It means the seller has the right to refuse — but repairs are absolutely still negotiated during the inspection period. Your offer will include: purchase price, down payment ($5,000–$30,000 typical for most price ranges), desired closing date, inspection period (7–10 days), and all cost breakdowns.
Step 7: The Inspection Period — Your Most Important Week
Within your 7–10 day inspection window, you'll schedule all your inspections and — critically — get your insurance quotes. Rachel sends clients her recommended inspection companies; you choose who you want. She can be there in person or handle it remotely on your behalf.
During this period, you'll learn the real insurance picture for the home. What to look for:
- Concrete block over wood frame — always preferred for insurance rates
- Roof age — under 10–15 years is best; anything older drives premiums up significantly
- Roof reinforcement (the "third nail") — Rachel's own home is missing this; getting it done costs ~$2,000 and can meaningfully lower premiums
- Window/door protection — impact windows/doors are gold, but hurricane panels, accordion shutters, or roll-down shutters also qualify for discounts
Real examples from Rachel's recent closings: $550K wood-frame pool home in Melbourne = $3,300/year. Her 1978 concrete block investment property with all credits = $1,700/year. Her pool home without full roof reinforcement = $2,800/year.
If the home doesn't have protection, you can add it after closing and get your policy readjusted. Rachel flags this proactively so buyers aren't blindsided.
Step 8: After Inspection — Appraisal, Survey, Loan Approval
Once you're past the inspection period and in agreement with the seller, the deposit becomes non-refundable (except for failure to meet the mortgage contingency). Your lender orders the appraisal — about 80% of homes appraise at or above the purchase price in Rachel's experience. A survey is required by your lender unless you're paying cash. Typical closing timeline: 30–45 days from accepted offer.
Step 9: Remote Closing
Can't be there in person? No problem. Rachel does the final walkthrough on your behalf to confirm the home is in the same condition as when you visited and that all personal property has been removed. You sign closing documents the day before with a mobile notary and ship them back. The next day, you own a home on the Space Coast.
