Space Coast Location: How Far From Everything?

  • Orlando: 45 min–1 hour via SR-528 (Beachline)
  • Orlando International Airport: 45 min–1 hour
  • Disney World: ~1 hour 10 min via I-4
  • Tampa: 2 hours (3 with traffic)
  • Miami: 3 hours (4 with traffic)
  • St. Augustine: ~2 hours
  • Jacksonville: ~3–3.5 hours

Brevard County gets 250 sunny days per year — and you're always within a reasonable drive of everything Florida has to offer.

Mims — Rural Living, Close to Kennedy Space Center

The northernmost part of Brevard County is Mims — very rural, lots of nature preserve and trails, and with easy access to Playalinda Beach via bridge. If you're working at NASA, SpaceX, or any aerospace contractor on the north end of the Space Coast, this puts you close. Want a farm, chickens, and land? Mims delivers. Don't expect much in the way of shopping — it's a few gas stations and residential peace.

Titusville — Space Center Access & New Construction

Titusville borders Mims to the south and covers a wide range of neighborhoods and lifestyles. Historically conservative about development, it's now actively growing. Strong access to Kennedy Space Center via the NASA Causeway, and also accessible to SpaceX/Blue Origin on Merritt Island via the bridge to the north.

Golf options: Lucita Golf & Country Club, Royal Oak, and Great Outdoors Golf Club (which also has camping). Rachel highlights Windover Farms as one of her favorite communities — acreage lots, custom-built homes, maintained HOA feel. KB Homes Village is popular for newer construction with aerospace workers.

Port St. John — Affordable, No HOA, ATV Trails

Unincorporated Brevard (lower taxes), quarter-acre lots mostly, no HOA in many neighborhoods. Dense but very popular — Rachel notes her Port St. John listings tend to sell quickly because of affordability. Big ATV and motocross culture in the area. Popular with aerospace workers who want more affordable living without giving up proximity to the space industry corridor.

Cocoa & Canaveral Groves — Acreage + Cocoa Village

Canaveral Groves offers larger lots and some undeveloped land — great if you want acreage without going all the way to Mims or Titusville. City of Cocoa has a mix of older and newer homes plus new construction. And Cocoa Village — the historic downtown waterfront district — is one of Rachel's personal favorite spots in all of Brevard County. Restaurants, events, waterfront, and genuine old-Florida charm.

Merritt Island — Boater's Paradise (Census Designated, Unincorporated)

Merritt Island is NOT a city — it's a census-designated place with county jurisdiction and lower taxes. Sandwiched between the Indian River and Banana River, it's truly the boating capital of the Space Coast. Covered extensively in other posts, but in brief: North Merritt is more rural and aerospace-adjacent, Central is more populated with abundant canal-front access, and South Tropical Trail is multi-million dollar waterfront estate territory. Rachel lived in Newfound Harbor (marina with bar/restaurant, easy SR-520 access) when she first arrived.

Cape Canaveral & Cocoa Beach — Beach, Surf, Cruise Port

Cape Canaveral has free parking beaches, canal-front properties, and the world's busiest cruise port. Cocoa Beach is home of Kelly Slater — world-class surf, Cocoa Beach Pier, and Patrick Space Force Base access. Both areas offer condos, canal homes, and some houses. The southern end of Cocoa Beach borders Patrick SFB, a major employer. Rachel recommends Cape Canaveral for beach visits when you want less crowds.

Rockledge — Oldest City in Brevard

Rockledge is the oldest incorporated city in Brevard County. Mostly residential, with both 1960s homes and newer neighborhoods. Close to both Cocoa Village and Viera. Catamaran Cove is the major new construction story here right now (covered in dedicated posts). A quieter suburban choice that benefits from its central location in the county.

Viera & Suntree — Master-Planned, Golf Cart Community

About 60% of Rachel's relocating clients end up in Viera — and it's easy to see why. Top-10 master-planned community in the US, golf cart accessible throughout West Viera, A-rated schools, Whole Foods coming, Trader Joe's possibly coming, Costco, and a growing retail/restaurant scene. New construction available from 55+ (Del Webb, Bridgewater) to all-ages (Farallon Fields, Crossmolina, Reeling Park). Price range: $450K to $1M+. Suntree is the older master-planned neighbor (1990s), more mature landscaping, still walkable/golf-cart friendly.

Melbourne — Defense Contractors, Mixed Housing

Melbourne is the primary commercial and employment hub of South Brevard. L3 Harris and Northrop Grumman are major employers. Lake Washington area: bigger lots, woodframe homes, farms, horses — a different feel from suburban Melbourne. Wickham Park offers trails, tennis, sports fields, and events. Melbourne Airport (MLB) has some direct flights. Wide range from affordable older homes to new construction in West Melbourne.

Satellite Beach & Indian Harbour Beach — A-Rated Schools, Surf

Tight-knit beach community, strong sense of neighborhood, A-rated schools, active surf culture. Condos line the oceanfront, residential neighborhoods fill the interior, and the western side has canal and riverfront options. Close to Patrick SFB and Melbourne Beach. Sebastian Inlet (no locks required) is accessible from the southern end of Melbourne Beach — great for fishing and boating without the Merritt Island lock wait.

Palm Bay — Affordable New Construction & Space to Grow

Largest city in Brevard by population. The most affordable new construction market on the Space Coast. Lots of residential density but also non-HOA options with quarter-acre or larger lots. Bayside Lakes is a popular established HOA community. Infrastructure is still developing but improving fast — the Ashton Park $2.5B development could transform this area significantly. Great entry point for buyers who prioritize value and are willing to be a bit further south.

Malabar & Micco — Rural South

Super rural, large lots, genuinely good prices, and a different pace from anywhere else in Brevard. You're practically at the Indian River County border. If you want land, space, and quiet at an affordable price and don't need urban amenities nearby, this is where to look.
